NPX Appraisal Criteria

• Appraisals must be completed in accordance with established standards and

practices of the Appraisal Institute of Canada (AIC) or the Canadian National

Association of Real Estate Appraisers (CNAREA) by an approved appraiser

• The selected appraiser must not have any direct or indirect conflict of interest

regarding the property being mortgaged (e.g. he/she must not be affiliated with the

listing or selling real estate company).

• 3 Color Photographs of the exterior subject property (front, rear and street scene).

• Interior photos of all rooms **appraiser must view every room in the home**

• A full description of any deficiencies and or repairs required (additional photos

should be included). Negative comments by the appraiser regarding the property

are acknowledged and explained in the loan note rationale by the underwriter.

• 12 months listing history of the property showing all listings, sales, and expired

listings.

• Location Map indicating the location of the subject property and the location of

the comparable properties.

• At least 3 comparables must be used. Comparables must have a sale date within

90 days of the date of appraisal otherwise a detailed explanation must be provided

as to why the comparable was selected.

• Days on market must be listed for each comparable For any comparable with an

exposure time greater than 90 days, a reasonable explanation will need to be given

for the length of time required to sell. An additional comparable may be requested or

a downward adjustment made to compensate for increased exposure.

• A copy of the MLS listing of the comparable sales along with photographs of

comparable sales must be provided (MLS listing photographs are sufficient).

• Current Potential Economic rents must be indicated if any rental.

• Acreage properties must be appraised based on the house and hypothetical ‘5’

acres only. Land and building must always be given separate values on the

appraisal report.

• All appraisals are sent to Paradigm Quest via e-mail directly from the appraiser and

addressed to Paradigm Quest.

• The appraisal must be completed by an accredited CRA or AACI and the

designated appraiser must be the inspecting appraiser.

NPX Appraisal Criteria

• Appraisals must be completed in accordance with established standards and

practices of the Appraisal Institute of Canada (AIC) or the Canadian National

Association of Real Estate Appraisers (CNAREA) by an approved appraiser

• The selected appraiser must not have any direct or indirect conflict of interest

regarding the property being mortgaged (e.g. he/she must not be affiliated with

the listing or selling real estate company).

• 3 Color Photographs of the exterior subject property (front, rear and street scene).

• Interior photos of all rooms **appraiser must view every room in the home**

• A full description of any deficiencies and or repairs required (additional photos

should be included). Negative comments by the appraiser regarding the property

are acknowledged and explained in the loan note rationale by the underwriter.

• 12 months listing history of the property showing all listings, sales, and expired

listings.

• Location Map indicating the location of the subject property and the location of

the comparable properties.

• At least 3 comparables must be used. Comparables must have a sale date within

90 days of the date of appraisal otherwise a detailed explanation must be provided

as to why the comparable was selected.

• Days on market must be listed for each comparable For any comparable with an

exposure time greater than 90 days, a reasonable explanation will need to be given

for the length of time required to sell. An additional comparable may be requested

or a downward adjustment made to compensate for increased exposure.

• A copy of the MLS listing of the comparable sales along with photographs of

comparable sales must be provided (MLS listing photographs are sufficient).

• Current Potential Economic rents must be indicated if any rental.

• Acreage properties must be appraised based on the house and hypothetical ‘5’

acres only. Land and building must always be given separate values on the

appraisal report.

• All appraisals are sent to Paradigm Quest via e-mail directly from the appraiser

and addressed to Paradigm Quest.

• The appraisal must be completed by an accredited CRA or AACI and the

designated appraiser must be the inspecting appraiser.
