Oakwater Village is a planned 146 +/- acre, gated
luxury recreational vehicle resort condominium
community located at 18365 NW 45th Avenue Road,
Orange Lake, FL 32681. It is 17 miles north of
Ocala off Exit 368 on route I-75, and 18 miles south
of Gainesville. At exit 368, go east on Highway 318
for 3 miles. Take the first left after Jai Alai;
Oakwater Village is on the right hand side of the
road just before Grand Lakes.
This luxurious resort is adjacent to the 9,000 acre
Lake Orange. Driving into Oakwater Village, you
will see our beautiful entry feature including a
brick paver entrance road. Within the community,
we will have 550 home sites that will accommo-
date Class A motor homes, Class C-5th wheels, and
Park Models, each having a designated area.
Oakwater Village will include full amenities,
including a fabulous clubhouse that will have a
state-of-the-art fitness center, large community
room, functional catering kitchen, card room,
library area, and business room. There will be a
resort style heated swimming pool, spa, tiki hut,
fire pits, and pavilions along with two tennis
courts, two bocce ball courts, four pickle ball
courts, miniature golf course, and a walking trail,
plus a special dog park. We will also have a gated
storage area available on site.
The lot sizes are mostly 45’ x 75’. Some larger lots
will be available. Each site will have approximately
880 sq. ft. of brick pavers with lush Florida native
landscaping that will be standard on each lot. The
lawn maintenance of each lot will be done through
the association as part of the maintenance fees.
Improvements on lots are available adhering to the
local building codes and abiding by the community
rules and regulations.
The condo association fees are minimal. They
will include the costs associated with the mainte-
nance of the amenities, security, common areas
and lawns. Also included are the following utilities:
water, sewer, high-speed internet and trash service.
There will be paved streets, street lights, a central
mailbox location, and electric service.
