(ARA) - Selling, buying or just putting a house on the market may raise many questions. Can I get a good price? Are there any problems I should fix prior to listing my house? If I buy this house, will I encounter problems that may make me regret my decision?

The sale price of a house depends on many factors, including the market, location, size of the property, age of the house, condition of the structure, what appliances might be included in the sale and even how nicely the property and building were landscaped and decorated - just to name a few.

Having a qualified professional inspect your house prior to putting it on the mar-ket - or for prospective buyers, before closing on a sale - can help guide your decision. But many homeowners and prospective buyers are unsure what’s included in a standard home inspec-tion, according to the American Society of Home Inspectors (ASHI). A qualified home inspector will review these aspects of a property:

* Roof, attic and visible insulation

• Foundation, basement and structural components

• Walls, ceilings and floors• Heating and central air conditioning

systems• Windows and doors• Water fixtures and faucets• DecksNearly two out of three homeowners

recently surveyed by ASHI reported they saved a lot of money as a result of having a home inspection during the selling/buying of a house. Sellers use inspections to help determine potential problems that can be repaired or replaced prior to listing - potentially getting them a higher sale price. And buyers use the inspec-tions to determine if they want to invest in the property, or help negotiate for a better price that would include the repair and replacement of potential problems.

Not all home inspectors are certified and licensed. ASHI’s “Find an Inspector” tool allows homeowners to locate an inspector in their area. Always check with your local inspector for a complete list of services provided.

“It’s important for homeowners to do their homework before hiring an inspec-tor,” says Kurt Salomon, ASHI president. “Look for a home inspector certified through the ASHI Certified Inspector Program, which is the only home inspec-tion association program approved by the National Commission for Certifying Agencies.”

The following elements are not includ-ed in a standard home inspection:

• Septic system• Electrical wiring and plumbing that

is not readily accessible (for example, behind drywall or plaster)

• Water conditioning or softening sys-tem

• Swimming pool• Backyard fences• Lawn irrigation system• Household appliances• Compliance with local codes• Appraisal to determine market

NEW YORK (AP) – The kitchen in Abe Abuchowski’s Califon, N.J., home needed updating, but he didn’t want the expense of replacing the cabinets. So he chose a less costly option.

“The old cabinets were in really good shape,” he said. “They were high-quality cabinets, solid wood. It was the doors that really needed to be replaced.”

Replacing the doors and covering the cabi-nets’ remaining exposed parts with a match-ing veneer can be done for about half the cost of buying new, said Kit Selzer, senior remod-eling and projects editor at Better Homes and Gardens. The process is called refacing.

Abuchowski said there’s another advan-tage to refacing. “There’s a minimum amount of disruption,” he said.

“It’s a simpler and quicker installation,” agreed Brett Bacho, president of Kitchen Magic, the company that did Abuchowski’s kitchen. Bacho said that refacing cabinets typically can be completed in three to five days.

For refacing to be a viable option, however, the cabinets must be in good shape.

“If we had bad cabinets, just putting the new fronts on them wasn’t actually where we wanted to go,” said Claudia Phelps, who had the cabinets in her Washington, D.C.,

home refaced about 10 years ago. She said her cabinets were “very well built” and worth saving.

Refacing also might not be a good choice if you want to do major changes to your kitchen’s layout.

“You do nothing to improve the func-tion or the convenience of the kitchen,” said David Alderman, owner of Dave’s Cabinets in Chesapeake, Va. Nor, he noted, does refac-ing increase storage.

It is possible, however, to add cabi-nets that match the refaced ones. Both Abuchowski and Phelps did that.

Many people also choose to replace their countertops at the same time the cabinets are refaced. That, obviously, adds to the cost.

Cabinet companies say it’s impossible to estimate the cost of refacing cabinets without seeing the kitchen and talking to the homeowner about the job.

“We’ve refaced kitchens for as little as $4,000 to $5,000, and for as much as $80,000,” Bacho said.

Doors can be made of a variety of woods, for example, such as cherry, oak or maple, or of an engineered material like lami-nate, including some that look like wood.

Abuchowski chose a laminate. “It’s very easily cleaned and it will stay looking newer longer,” he said.

In refacing, the cabinet doors are removed, and the sides and exterior face of the cabinet are prepared for the veneer covering. After that covering is measured and applied, the new doors — made to fit the existing cabinets — are installed. Some companies replace the full drawers, others just the front. But the inside of the cabinet usually is not changed during the refacing process. “You could definitely paint the inside to go along with the outside,” Selzer said.

She advises going with a professional unless you’re a very

skilled do-it-yourselfer.For those who want to try it themselves, there are how-to

videos on YouTube or step-by-step instructions on the Web. Otherwise, many companies do refacing, from big ones like Sears to smaller ones like the one Alderman owns.

Of course, there is an even cheaper way to give the cabinets a fresh look.

“Virtually any cabinet can be painted,” Selzer said. “It just takes the right product to do it.”

She said there are kits on the market that provide the mate-rials you need, from preparation to stain to glaze, along with step-by-step instructions.

“Really what you want to do is be patient with it and give yourself time,” she said. That means giving each coat enough time to dry.

When people paint cabinets, Selzer said, they are likely to choose white. “For new cabinetry,” she said, “people are look-ing for the wood look.”

A good reason to paint, she said, is for the enjoyment of a fresh-looking kitchen.

Upgrading cabinets, either by replacing or refacing them, can make your house more marketable if you’re considering selling it.

“Just a few years ago,” Selzer said, “people were buying houses with rundown kitchens knowing they were going to replace them. Now there’s a little more conservative attitude about it. People look for a kitchen and a house that has move-in qualities.”

The smart move from renting to owning(ARA) - If you’ve paid attention to

• Check up on your credit. Having good credit is another essential element in smart home buying - it can affect how lenders view you, and the terms of your mortgage. The better shape your credit is in, the better your potential to get the mortgage of your dreams. Every year, you’re entitled to a free credit report from one of the three major reporting agencies, like Equifax. Use it as a starting point that will give you an idea of your overall credit picture. Look for areas that can be improved upon and track your progress by check-ing your credit again after you’ve put in some work to bring it up.

• Make the biggest down payment possible. The era of zero-down is over, and for good reason. A down payment

- and a sizeable one - can help ease the strain of a mortgage in coming years. A minimum of 20 percent down is a good idea, and if you can do more than that, so much the better. If you don’t think you can afford a down payment of 20 percent or more on a house you’re considering, it might be time to shop around for a less expensive home that is more budget friendly.

• Be an informed buyer. There is a seemingly endless list of things to know about buying a home, and the faster you want to buy, the faster you’ll need to learn it all. One of the best things you can do is take a first-time homebuyer class offered by a reputable organization - some cit-ies even offer them for free. Be sure you know the ins and outs of items like closing costs, adjustable rate versus fixed rate mortgages, how your credit report affects mortgage rates and the documentation you’ll need to get a mortgage. The more you know, the better equipped you’ll be to make smart decisions that will make you a happy homeowner for years to come.

NEW YORK (AP) – It’s a reality of our fragile economy: Many homeown-ers who dream of the perfect kitchen or master bath are putting full-scale reno-vation on hold in favor of more limited changes.

“What’s on everyone’s minds is mak-ing the space feel a little better and func-tion a little better until you can reach the ultimate kitchen or bath that you want,” says Danny Lipford, host of the nation-ally syndicated home-improvement radio show “Homefront with Danny Lipford.” He says he often hears from listeners planning smaller redecorating projects to tide them over until real renovation fits in

their budgets. But which small projects are worth it if

you’re going to remodel the space within just a few years?

Choose projects that offer big change at little cost, or that serve as first steps toward eventual full-scale renovation, says Sabrina Soto, designer and host of HGTV’s new series “The High Low Project.”

LOOK TO THE LARGEST SURFACES

Lipford suggests making changes to the biggest surfaces in a room, such as countertops or floors. Old laminate coun-tertops can now be painted for less than

$50, he says, and the results look surpris-ingly good. Using a type of paint sold in a kit (Lipford recommends one found at Gianigranite.com), homeowners can paint over the old countertop and then seal it with a coating that mimics the look and solid feel of laminate.

Tanya Memme, host of A&E’s “Sell This House,” agrees that big surfaces are a good place to start. “Any room will look bad if the floors aren’t in decent shape,” she says.

Cover a soon-to-be-replaced wood or tile floor with a colorful new rug, or put down peel-and-stick vinyl tiles.

Good quality vinyl tiles resembling granite can cost several hundred dollars if you’re covering a full kitchen floor. But the change is dramatic, so it may be worthwhile even for just a few years of use.

Old ceramic tile floors and tile walls can get a facelift for just a few dollars if you use grout stain, Lipford says. You can make dingy grout a pristine white again or change it to a new color that contrasts with your old tile.

Memme suggests adding a tile back-splash to a kitchen wall for a burst of new style. Do it yourself to save money. “It might seem difficult to put up tile,” she says, “but actually it’s very easy to do.” Small tiles come on a mesh sheet, so you’re not placing each one.

Another way to bring big change to walls: Michael Hydeck, president of the National Association of the Remodeling Industry, suggests painting with differ-ent textures. Try a faux finish like gran-ite or marble, or buy the same shade of

paint in two different finishes — one shiny and one matte — and paint alter-nating stripes in each.

SHED SOME LIGHTInstalling under-cabinet or over-cabi-

net lighting probably isn’t wise if you’ll be removing the cabinets in a year or two, Hydeck notes. But a new ceiling light can be installed now and still be used when kitchens or bathrooms are renovated.

Changing window treatments also can change a room’s lighting and bring in fresh color. “Everybody gets used to what’s up on their windows,” Memme says, “because they’ve been living with it. They don’t see the wear and tear.” Remove old blinds or shades and replace them with inexpensive cur-tains.

UPGRADE APPLIANCESSoto suggests phasing in new major

appliances ahead of a full kitchen reno-vation. If need be, they can be relocated elsewhere in the room once the remod-eling is done. She also suggests buy-ing new countertop appliances, such as microwaves or toaster ovens, now, with the anticipated redesign of the kitchen in mind.

If you can’t replace appliances now but

are craving change, Lipford says appli-ance paint is available from Rustoleum and other companies. It can give new life to an old refrigerator or dishwasher, and is easy to apply yourself.

THINK HARD ABOUT HARDWARE

Small items such as drawer pulls, elec-trical switch plates and doorknobs can easily be changed. Swap out old knobs for new door handles, switch from brass to nickel, or bring in jeweled or glass or ceramic pieces for added style.

Faucets also can be changed now and then re-used when you eventually replace the entire sink.

OUT WITH THE OLDOld glass shower doors can be

removed relatively easily and replaced by a stylish fabric shower curtain. Swap out old kitchen chairs with cool, flea-market finds, or recover chair cush-ions yourself with a few yards of new fabric.

Replace a dated bathroom mirror with an inexpensive framed one, or build your own frame with strips of molding.

These projects can give an outdated kitchen or bath enough new life to keep a homeowner happy until true renova-tion is possible.

“The last five years have seen a massive shift in consum-er behavior, which has driven Realtors and other real estate professionals to embrace websites, social media and online videos,” says Mark Flavin, director of information tech-nology at Bay East Association of Realtors in Pleasanton, Calif., and winner of a 2010 Realtor Technology Spotlight Award.

While online listings serve as the starting point for many house hunters, a recent survey from financial services provider USAA reports that about one in five respondents would use smartphones to take photos while looking for a home. About the same number say they’ve already used mobile Internet service to search for a home or mortgage information. Flavin expects searches to begin with mobile devices more often in coming years.

• Automated paperwork and cloud storageE-signing, or electronic signature, on an iPad or smart-

phone, will soon become commonplace for mortgage and closing documents, predicts Brad Nix, a real estate broker in the Atlanta area and another 2010 Realtor Technology Spotlight Award winner. The U.S. lags behind other coun-tries in e-signature use, but it will greatly improve com-merce, says Stephen Ezell of the Information Technology & Innovation Foundation in Washington, D.C.

The rise in cloud computing - housing data off-site instead of in on-site hard drives - also will play a major role in real estate. “Tech-savvy real estate brokers and pros can help you create a virtual folder that gives all parties access to the sales contract, inspection report, appraisal, insurance documents and closing documents,” says Nix.

• Mobile apps“Buyers want real-time access to what’s on the mar-

ket based on where they’ve parked their car,” says Nix. Smartphone apps do that now, but what’s new is their growing use. And sellers benefit, too, attracting traffic not just with a “For Sale” sign, but with a mobile, media-rich listing that just might lure people down the street and across the threshold.

NEW YORK (AP) – Betsy McCann and her husband, Jim Forbes, often worried that his mother was growing isolated in her Los Angeles-area home. At 90, Lois Brokus had stopped driving and was sometimes afraid to be alone in her house.

Jane and William Merrill also decided that they didn’t want his mother living on her own any more. Then 81, Jane Merrill, who shares her daughter-in-law’s name, was still active but in need of companionship.

Both families considered nursing homes, assisted living and retirement communities. In the end, they came to the same conclusion: Their homes were the best place for their mothers. But they needed more home.

So McCann and Forbes added a 400-square-foot bedroom and bathroom to their Escondido, Calif., home; the Merrills converted a two-car garage at their 8-acre spread in Carmel, a suburb

of Indianapolis.Now, both older women live with their

adult children, with a large degree of independence and privacy.

Although it isn’t for everyone, it is a choice many families are making. Home builders across the country say they are getting an increasing number of requests for such additions, known as mother-in-law suites, granny flats or accessory dwellings.

According to the National Association of Home Builders, 62 percent of builders surveyed were working on a home modi-fication related to aging in 2010. About one in five builders added an entry-level bedroom.

About 3.5 million American house-holds last year included adult children and their parents — a number expected to rise as the country ages and baby boom-ers move into retirement, said Nancy Thompson, an AARP spokesperson.

To accommodate the growing demand,

AARP teamed up with the home build-ers’ association to create a designation for Certified Aging in Place Specialists, who are trained in designing and modi-fying buildings for the elderly. About 3,000 builders, contractors, remodelers and architects have been certified.

One is Todd Jackson, CEO of San Diego’s Jackson Design and Remodeling, which handled the room addition at McCann’s home.

“There’s both a physical component and a sensitivity side to these proj-ects. The family needs to take that into account,” said Jackson, who noted that aging parents may be reluctant to move into their children’s homes, and may worry about losing their indepen-dence.

“The transition will go over a lot better if you bring the parent into the conversa-tion,” said Jackson. “Ask them: ‘What do you need?’ ‘What color do you want?”’

That’s what McCann and her husband did when they decided to build an addi-tion in 2008. Brocas, now 93, was part of the planning.

“We didn’t want her to feel like a guest intruding on our house,” said McCann. “She kept telling all her friends about how she was involved in the design process, and that the paint colors were her choice.”

Brokus now proudly calls the addi-tion, which includes a bedroom, wet bar and wheelchair-accessible doorways and bathroom, “her apartment,” said McCann. Every month, she writes a rent check covering the cost of utilities — an act that adds to her sense of indepen-dence.

The arrangement has given the family more time together and greater peace of mind, and may have averted a tragedy in July when Brokus suffered a heart attack. Had she been alone, McCann said, she might not have called 911. As it was, she just had to walk a few feet for help.

The addition, which was part of a major renovation to other parts of the house, cost the McCanns $250,000. The average price for a bedroom addition can run from $100,000 to $400,000, depend-ing on size and amenities, according to builders.

For the Merrills, who used a company called Next Door Garage Apartments to do their garage conversion, the cost was much lower.

The Indianapolis-based company remodels two-car garages into complete apartments within 10 days for $35,000. (The Merrills, who converted their garage 11 years ago, paid $25,000).

The company’s owner, Susan Jennings, came up with the idea when she was managing a trust department at a bank and often worked with widows yearning to live with their adult children.

Jennings worked with a designer to come up with a dwelling attractive to both the adult children and the older parent. For privacy and independence, the apartment has a separate entrance, full kitchen and wheelchair-accessible features.

“The biggest advantage is that my hus-band can sit down with her every eve-ning. Because of that constant contact, he

has learned much more about his parents and their lives,” said the younger Jane Merrill. “He would not have had that if she was in assisted living.”

However, both Betsy McCann and Jane Merrill caution that this may not work for every family. For one thing, their mothers-in-law are self-sufficient and do not need daily medical care. In both families, they got along well before moving in together.

Nancy Thompson, of AARP, offered other tips for families considering build-ing a mother-in-law suite for an aging parent:

• Decide what your expectations are well in advance and make sure everyone agrees. Involve the elderly parent in the process.

• Make sure the addition is built fol-lowing universal design guidelines. Are counters, bathrooms and doorways wheelchair accessible? Is there a walk-in shower with grab bars? Opt for entry-level additions to eliminate stairs. Look for a contractor or builder with experi-ence in universal design or aging in place.

• Check municipal building codes to make sure that accessory dwellings are allowed.

While you likely know how important credit is to your home-buying plans, you may not be aware of the truth behind some common credit myths.

Myth: If your bills are paid and you’ve never defaulted on a loan, mortgage or credit card bill, you don’t need to worry about your credit report or credit score.

Truth: Many factors influence your credit score, and payment history is just one of them. When calculating your score, credit bureaus also consider length of credit history, types of credit used and ratio of credit available to credit used.
