“House or unit?”

An often asked question is

“should we buy a house or a unit for

investment purposes?”

A diff erent answer is to say

“why not buy both!”

The most economical way to do this

is to consider putting a granny fl at on

your house allotment and letting it

out. The net eff ect on your mortgage

aff ordability index is enormous as

there is no land component in your

cost structure allowing for rental yields

of 15-20%. Applying these yields to

paying off your house mortgage will

signifi cantly be building equity in your

home allowing for further acquisitions in

your quest for wealth creation.

Whilst the home and income concept

is not for everyone, it can turn a

negatively geared property into

being positively geared at small or

minimal cost. Remember though that

the rental income is taxable income

less deductions to the owners of the

property.

Whilst some may fi nd it inconvenient or

indeed uncomfortable to have someone

in their garden, it is an excellent

cost effi cient tool for early mortgage

repayment and post retirement income.

In other words, you don’t need a granny

to enjoy the benefi ts of a granny fl at!

Odd SpotRed Hill residents Brutus and Boris the boxers recently caused quite a commotion at a peninsula shopping centre.Being comfortably accustomed to travelling with their owner John, and waiting patiently in the car for him while he collects some groceries, they decided last week to take matters into their own hands (paws). While Brutus kept watch from the front passengers seat, Boris jumped into the driver’s seat and used his paws to persistently blow the car horn. As their master returned to the car he noticed a crowd of people surrounding his car as well as the continual sound of the car horn. As he approached the car he noticed that Brutus and Boris were responsible for all the noise and creating all the attention surrounding the car.

After relocating to Martha Cove from Mount Martha 15 months ago, every day now feels like a holiday. The traffi c outside our door is no longer cars but the magnifi cent site of spectacular yachts and colourful fi shing boats making their way in and out of the channel. In the evening we sit with a glass of wine and watch the lights of the Spirit of Tasmania as it sails out through Port Phillip heads. The lights in the harbour at night are beautiful with the moon dancing on the water as it gently moves between the yachts. Spring thunder storms are quite spectacular, with the lightning providing a free fi reworks

display fl ashing across the bay. Lying in bed at night we can hear the sound of the waves on the shore and the soothing sound of the wind whistling through the masts.

The neighbours are all super friendly and incredibly welcoming to new arrivals, with constant invitations to parties, bbq’s and evening drinks. The festive season was celebrated with neighbours wishing each other well across the channel. Our home was fi lled with family and friends watching boats cruising past our back yard every few minutes, and spectacular New Years Eve fi reworks. There are plenty of fi shing

stories to share as the neighbours return to the harbour from Port Phillip Bay and even the occasional snapper being handed over the neighbour’s fence!

The dog thinks she is in heaven with the dog friendly beach at the end of the boardwalk and shallow waters for the kids to play. Keeping fi t is an absolute joy, with an abundance of choices of tracks to walk or run. Whether it be the beach, the boardwalk, surrounding parklands, or nearby hills, there is a circuit for all levels of fi tness. If you are feeling a little more adventurous, kayaking within the safe harbour doubles as a picturesque tour.

The shopping centre, bars and restaurants are less than 5 minutes away, but even more inviting is the Yacht Club, with views across the bay from Melbourne to Arthurs Seat, and just a few minutes stroll home along the boardwalk.

As I drive to work each day along the winding Esplanade, which I have renamed my “mini Great Ocean road,” I think to myself that the Martha Cove secret is too good not to share!

After having their yacht moored in the bay for several years they have decided to purchase a berth in the safe harbour and be walking distance from their home. “We love the security aspect for our yacht here, and especially knowing that it will be safe during stormy weather. The 5/6 Steiner class at Mornington Park Primary School has been studying Ancient Greece in Term 2.The students have been journeying with the Greek gods and heroes, and being inspired by stories of struggles, triumphs, responsibilities and seemingly impossible achievements.Last month, all the classes from grades 3 to 6 came together to experience the Olympics as Ancient Athenians, Corinthians, Spartans or citizens of Delphi. Students made colourful sashes, banners, medals, javelins and wreaths made from olive and laurel leaves. They gathered in their city states wearing their relevant coloured sashes for the Opening Ceremony. They marched behind their banners which were painted with the God or Goddess that their city state honoured at their own athletic event every 2 or 4 years:Athens – Athena – Goddess of War and Peace, Wisdom and LearningCorinth – Poseidon – God of the Sea and EarthquakesDelphi – Apollo – God of the Sun, Music and Future TellingSparta – Ares – God of WarParents participated as judges of each event and teachers as the offi cials of each city state. Many participated in costume. Zeus (a dad in costume!) met the

gathering at the Olympic Flame, welcomed everyone to the Ancient Olympic Games and led them through the Opening Verse (on scroll provided).“But there will be no warfare here today. We have come together in peace, having sworn an oath to lay down our weapons for the months leading up to the games. You have come here to today to Olympia, home of the Olympic Games, in honour of Zeus, to celebrate what it is to be human- to use these magnifi cent bodies of ours to run and jump and rejoice and think.....for the Ancient Greeks loved to think and they strived to be the best they could be.”He addressed the assembled athletes asking them to go forth in truth, beauty and sportsmanship. Zeus then lit the Olympic Flame stating “Let the games begin”It was a wonderful day for all involved. The sun was shining; the children were smiling and thoroughly enjoyed themselves. They participated with enthusiasm and developed a deep connection to the importance of the event. As for Zeus and the gods, they were well pleased.
