9. Unsafe or Overused Electrical Circuits A fire hazard is created when more amperage is drawn on the circuit than was intended. 15 amp circuits are the most common in a typical home, with larger service for large appliances such as stoves and dryers. It can cost hundreds of dollars to replace your fuse panel with a circuit panel.
10. Adequate Security Features An inspector will look beyond a purchased security system and look for the basic safety features that will protect your home such as proper locks on windows and patio doors, dead bolts on doors and smoke detectors in every bedroom and on every level.
11. Structural & Foundation Problems An inspector will certainly investigate the underlying footing of your home as structural integrity is fundamental to a good home.

The season is officially here on the island … the azaleas, red buds and dogwoods have
blossomed in vibrant colors. Even though consistently warmer temperatures have yet to remain
steady throughout the country, visitors are enjoying the beach, riding bikes and soaking up
the sunshine!
On my way in to the office each day I drive
by Broad Creek and the marsh. It is so beauti-
ful early in the morning and in the evening
with the sun setting brilliantly. Throughout the
day people are “seizing the moment” by
simply being outside surrounded by nature.
This is one amazing place to call home … or
your home away from home!
This year our office has started out with a
bang! As of April 11, Dunes Real Estate has
closed over $59,000,000 in sales and has an
additional $36,000,000 scheduled to close...
totaling $95,000,000 and it’s only spring!!
As you know, I am a student of this industry
… everything I’ve read in Barons, The Kiplinger
Report, The National Association of Realtors
newsletter and the St. Louis Federal Reserve
confirm a promising real estate market.
If you have been considering selling, now is an opportune time with low inventory levels creat-
ing more demand for your property. Please keep in mind that today’s purchasers are very savvy
…. they have plenty of knowledge at their fingertips and are looking for updated properties and
good values.
From a buyer’s perspective time can be working against you. Interest rates are increasing
and inventories will become depleted. There has never been a better time to secure your
precious piece of Hilton Head Island.
Please call me so that I can assist you with either the listing or purchasing process. I welcome
the opportunity to channel 39 years of knowledge, expertise, integrity and passion towards
meeting your specific needs.
Thank you for your continued confidence in me. Thank you for the generous referrals you’ve
sent my way. It’s a pleasure to work with and for you!

She plans to do plenty of hiking, canoeing and climbing on her days off.
