PLEA TO BUILD MORE HOMES THE home building industry has urged the Government that more new homes must be built. At present there is an under supply of homes and more needs to be done to address this problem, according to Steve Turner, head of communications at the Home Builders Federation. He warned that the shortfall could result in serious problems to society as well as the economy if steps were not taken now. He warned that there have already been noticeable effects seen in the amount of people in their 30s who are living at home. “We estimate that we have already got a housing shortfall of a million and [for] every year that we are not building 200,000 plus homes that million shortfall is getting bigger,” Mr Turner said. His comments were in response to the new report from the Policy Exchange, which proposed a community-controlled planning system with those who are the most impacted by construction deciding on what should be built. The HBF is the representative body of the home building industry in England and Wales. Last year saw the lowest number of new homes built since 1923. Each new home built creates 1.5 full time jobs plus up to four times that number in

the supply chain. Last month the HSF urged the Government not to abandon fi rst time buyers by axing crucial home-buying assistance in the Comprehensive Spending Review. HomeBuy Direct is a partially Government-backed scheme that has helped 10,000 fi rst time buyers onto the property ladder over the last two years. There is widespread concern

that its funding won’t be renewed after September this year. The Home Builders Federation has today submitted evidence to the Treasury detailing the importance of the scheme and its wider economic value. This comes after the Housing Minister, Grant Shapps, committed the Government to helping young people meet their aspirations to own their own home.

HOMEOWNErs have accelerated the rate at which they are paying down their mortgage, the Bank of England has said. Homeowners reduced their outstanding mortgage debt by £6.2billion during the three months to the end of June, as the amount being repaid continues to outpace new loans in the housing market. Ultra-low interest rates continue to be a driv-ing factor that allows homeowners to pay off their mortgages quickly. It was the largest net injection of equity for over a year, according to Bank of england fi gures. Homeowners have repaid £44.2bn since the second quarter of 2008, in contrast with the persistent housing equity withdrawal that took place between 1997 and the fi rst months of 2008, including a substantial £13.7bn in the fourth quarter of 2006. The current fi gures remains slightly down on the peak seen during the fi nal quarter of 2008, when the economic downturn and fall-ing house prices led to homeowners injecting £6.7bn back into their properties. Last month a Council of mortgage Lenders poll discovered that more people than ever before want to be home-owners in the long term. There are 85% of people cited home-own-ership as how they hoped to be living in a decade from now, suggesting that the home-ownership aspiration remains fi rmly rooted at the heart of the British psyche. The Council of mortgage Lenders has asked

the same questions about home-ownership aspirations periodically since 1975. Last time the survey was undertaken, in 2007, the proportion who expected to be home-owners in ten years’ time was 84%.

HALIFAX, is offering all new mort-gage customers £500 towards gas and electricity bills in the next month. It is designed to help with the costs of running a home by paying £500 towards gas and electric-ity bills, the offer can be claimed

within six months of a new mort-gage completing. Following last year’s coldest win-ter for 30 years Halifax is demon-strating its commitment to helping borrowers by contributing towards the costs of keeping their home warm this autumn. Customers

HOUsE prices barely moved nationally in sep-tember, edging up just 0.1 per cent, according to the latest figures from Nation-wide. The average property value went from £166,507 in Au-gust to £166,757 this month. Martin Gahbauer, Nation-wide’s chief economist, said that although there was little movement in house prices, the three-month rate of change fell from zero per cent in August to -0.9 per cent in september, marking the first negative reading since May 2009. “Where house prices go next will depend on whether the strong flow of new property onto the market continues into the autumn, and on the extent to which existing sellers are willing to compromise on their asking price in order to make a quicker sale,” he commented. The National Association of Estate Agents recently warned that predictions of falling house prices be-tween London and Bir-mingham caused by the High speed 2 rail line could become a “self-fulfilling prophecy”.

Increase in commercial property pricesCommerCIAL property prices have increased by 15.6% in the last 13 months but the different sectors are recovering at different rates, according to a new report. Capital appreciation in UK com-mercial property markets has eased to the shallowest monthly growth, at 0.1%, since the re-bound began last summer, accord-ing to the latest index. The August IPD UK monthly Index indicates that the positive growth, together with a 0.6% income return delivering a monthly total return of 0.7%, is also the

mildest monthly capital appre-ciation recorded in more than six years, reflecting a fractional three basis points rental decline offset by a degree of yield compression. rents and yields have been con-trary influences on capital growth for 17 months. According to the report UK com-mercial property values have risen by 15.6% in the last 13 months, while the 2010 year to date growth now stands at 6.2%. The month is marked by the industrial market delivering the first sector capital depreciation since the recovery,

at a fractionally negative five basis points, while retail and offices rose by 0.1% and 0.2% respectively. The sector recoveries have differ-ing beginnings and now endings. ‘Prior to this month’s capital de-preciation in industrials, the sector completed a 13 month unbroken 10.8% capital growth to July but still reported the shallowest rebound among the sectors. This compares to the 14 month rebound in the retail sector, which has so far amounted to 18.7%, and a 13.9% value rise in the of-fice sector over the 12 months to

August,’ the report says. The rental picture also reflects a deviating pattern. After a 0.1% rental growth in the industrial sec-tor over July, rents have declined again by approximately the same amount, while retail rents have completed a -9.3% unbroken de-cline since September 2008. By contrast, office rents rose for the fourth consecutive month in August, by 0.1%, and by 0.6% since may. “on the eve of the two year anni-versary of the collapse of Lehman Brothers, it is worth remembering

the property market storm which erupted two years ago. Subse-quent to the investment bank’s demise, property values declined at the fastest pace in the history of the IPD UK monthly Index,’ said Phil Tily, managing director of IPD UK. “Two years on and markets have, for now at least, plateaued as rents and yields moved fraction-ally in August following the trend of recent months. However, calm periods are as good a time as any to reinforce the message that investors should remain vigilant.”

quantitative easing (Qe) to support growth. The Bank has not changed rates for 19 months in a row, while it last increased Qe last November, when it upped the programme by

£25 billion to £200 billion. The Institute of Directors (IoD) and British Chambers of Com-merce are calling for a £50 billion extension of Qe before the end of the year.
