While Miami has long been known as the Gateway to Latin America, the city continues to increase its reach and position as a global hub through its strong ties to Europe, Asia and the Middle East. That trend is reflected in our trade numbers, which today exceeds $108 billion. China, Brazil and Switzerland are Miami’s largest trade partners, and Miami International Airport (MIA) is the No. 1 U.S. airport in terms of international cargo handled.

For international businesses, Miami is the location of choice to serve their Latin American, North American, and European clients and customers. In fact, nearly 200 multinational headquarters and U.S. branches are located in Downtown Miami. Convenience of access is one of the key reasons companies choose Downtown Miami. MIA is just 20 minutes away by car or the Airport Transit Link. As the second most active U.S. airport for international passengers, MIA provides non-stop service to 166 destinations and more than 200 daily direct flights to major international cities.

Combine international amenities with a talented, diverse and globally oriented workforce, and it becomes clear that Miami delivers everything businesses need to succeed on the global stage.

The rapidly expanding population base in the Downtown area has precipitated a growing demand for retail, entertainment, and dining offerings, as evidenced by the over 400 restaurants currently serving Downtown patrons. New major retail centers, such as the $1.7 billion Miami Worldcenter and the 2 million square-feet of Brickell City Centre, join such established, shopping destinations as Bayside Marketplace, The Shops at Mary Brickell Village, and Historic Flagler Street. Connecting Downtown, its retail offerings, and the greater South Florida region is the transformative Brightline MiamiCentral Station. This transformative project connects the Brightline inter-city express train transit hub with innovative retail shops, including the Central Fare food hall experience. These new developments are laying out the welcome mat to major brand-name domestic and international retailers to enter the rapidly growing Miami market, often as their first foothold into the U.S.

Business ready and merchant friendly, Downtown Miami’s urban business environment doubles as both a high-rise residential neighborhood and an international commercial center. This has fueled the arrival of innovative executive office and co-working space providers. Executive offices target individuals and companies with turnkey leasing opportunities. They provide such essential business services as internet, telephones, kitchen, and receptionists. This concept has done well among Miami’s thriving small business, international sales, and satellite offices.

Downtown’s many co-working spaces provide a shared, highly collaborative work environment to independent contractors, small companies and startups. Providers often connect tenants to the broader community through shared advocacy, hosted events, and professional networking. The first co-working location opened in Downtown Miami in 2010, and today there are more than 30 locations from which to choose.

EXECUTIVE OFFICES& CO-WORKING

STARTUPS &SMALL BUSINESS

Downtown Miami is a veritable hotbed of entrepreneurial activity, with small businesses representing more than 80% of the total businesses in the district. In recent years, new business incubators, accelerators, and the rise of co-working spaces have accelerated the growth of small businesses and facilitated the launch of startup companies. These entrepreneurial enterprises also have benefitted from the support of private, public and non-profit institutions.

With lower fixed costs than many other U.S. markets, a strong gumptious community, and a global orientation, Downtown Miami provides a wealth of opportunities for business development and growth for companies of all sizes.

TECHNOLOGYMiami is emerging as new center for technology. Multiple co-working spaces, incubators and educational institutions are providing technology companies with workspace, courses and seminars, and a highly educated and talented workforce. Large IT departments of Miami’s major business sectors, including finance, cruising, legal, architecture and design, are energizing the region’s technology sophistication.

Nowhere is that more apparent than our burgeoning tech ecosystem. Angel List reports that over the last three years, Miami startups have grown over 100% year over year, highlighting Downtown Miami’s presence as the ideal

environment to launch, grow and scale your business.

Where there’s growth and opportunity, there is venture capital. VCs are lured by Miami’s access to South Florida and Latin American startups, connections to potential local and Latin American investors, and a convenient world-class location for investor meetings, portfolio updates, and fundraising.

Whether a startup looking for a good run rate on its capital or large multinationals seeking connections and skilled employees, Miami offers an attractive environment for growth.

Network Access Point (NAP) of the Americas®

The Equinix NAP of the Americas® is a Tier IV data center designed to interconnect the U.S. and the Americas with the rest of the world. The fourth-largest Internet exchange point in the U.S., it is the terminus of sub-sea cable systems and global networks and provides data and colocation services to multinational corporations and government agencies alike. The NAP of the Americas makes Downtown Miami one of the world’s top-five best interconnected cities in the world - ahead of San Francisco, Chicago, and Washington, D.C. – and is the only facility in the U.S. where optical, Ethernet, voice and Internet traffic are exchanged at one location.

INTERNATIONAL BANKING AND

FINANCE

WEALTH AND ALTERNATIVE INVESTMENTS

Banking and finance are among Florida’s most-important economic drivers, and Downtown Miami leads that charge. Downtown Miami is the second-largest international banking center in the U.S., second only to New York. Out of 70 banks located in South Florida, more than 60 can be found in the Brickell Financial District. These financial institutions are both international divisions of U.S. domestic banks as well as foreign bank branches and agencies hailing from four continents. Such scope and critical mass make Miami one of the most significant international banking centers in the world.

Downtown Miami is rapidly gaining momentum as a destination for hedge funds, wealth management firms, private equity groups, and other wealth and alternative investment companies. Over 100 such firms now operate in Downtown Miami. An expansive and supportive ecosystem provides essential services to the investment sector in areas such as fund administration, prime brokerage and trading services, technology, capital raising, legal specialists, and other key advisors. Elevating Downtown

Miami’s relevance are the increasing number of investment and wealth management conferences that expand access to capital and deal flow.

With many high net worth individuals now calling Miami home - in part because of the state’s favorable tax status and Miami’s access to local, hemispheric, and global capital and opportunities for those pursuing new investments - it’s little wonder Downtown Miami is among the U.S. cities considered critical to this population.

Modern cruising was invented at PortMiami. Today, more than five million passengers each year depart from what is known around the globe as the “Cruise Capital of the World.” Eleven cruise lines call Downtown Miami their home port, including Carnival Cruise Lines, Royal Caribbean and Norwegian Cruise Lines, solidifying PortMiami as the cruise departure destination of choice.

The world’s leading cargo lines also call on PortMiami. Cargo destined for more than 100 countries and 250 ports around the world flow through this seaport. Due to its strategic location, PortMiami lists among its Top 10 trading partners countries from the Asia, Europe, South and Central America, and the Caribbean.

Always looking toward the future, the City of Miami, Miami-Dade County, and the State of Florida invested heavily to prepare PortMiami for the opening of the expanded Panama Canal. Today, the PortMiami Tunnel links port facilities with the Interstate highway system, and the new freight rail link allows direct connection to the Florida East Coast Railway. Additionally, PortMiami was dredged to accommodate the larger Panamax ships coming through the Canal, making it the only major logistics hub south of Virginia with this capacity.

Miami International Airport (MIA) is among the busiest airports in the world, serving more than 44 million passengers each year. More than 100 airlines provide access to\ 167 destinations worldwide. Most major cities around the country and the world are serviced by direct flights.

In addition to being the nation’s second largest airport for international passenger travel, MIA is the number one airport in the U.S. for international freight - and the only U.S. airport in the top 10 globally. Centrally located within Miami, MIA is 20 minutes from Downtown by car or Metrorail. PORTMIAMI

TRANSPORTATION

Downtown Miami ranks amongst the Top 5 places in the U.S. for walkability, and is the hub for rapid transportation. Thousands of people beat daily traffic by utilizing the Metrorail and Metromover elevated transit systems. Downtown enjoys direct, quick access to the Interstate I-95 and I-395 highways. PortMiami is directly adjacent to Downtown Miami and Miami International Airport is just 20 minutes away by car or rail.

Capital improvement projects, including streetscape redesign, wayfinding signage, and bicycle and pedestrian enhancements, continue to make Downtown even easier and safer to navigate. The addition of the Miami Trolley - a free and frequent local circulator - provides convenient stops on every block. Ride and bike sharing systems, like Uber and CitiBike, are favored by young Downtown Miami residents and professionals who enjoy the freedom of being car-less and embrace these new means of mobility.

The Brightline premium express passenger train is changing the way people live, work, and commute. For the first time ever, people can consider living as far away as downtown Fort Lauderdale or West Palm and easily commute via higher-speed rail to Downtown Miami for work. Launched in early 2018, Brightline currently connects downtown Miami, Fort Lauderdale and West Palm, and is looking to expand service to Orlando and Tampa within the next five years. Brightline’s new MiamiCentral mixed-use railroad station features food and beverage options, cafes, retail, office space, and residential towers. MiamiCentral will also welcome the Tri-Rail regional commuter train in 2019.
