    Title to foreclosedproperties threatened

    MERS, Mortgage Electronic Registration

Systems is essentially a holding company

    for entities owning mortgages.

    Rather than recording formal assignments

    of mortgages with regis-

    ter of deeds office, it

    keeps track of the trans-

    fers of mortgages by its

    own internal systems and

listed itself as the mort-gager both on mortgage

    documents and in fore-

    closure procedures.

    A Michigan Court of

    Appeals decision re-

cently found that it did not

qualify for foreclosures by advertisement and

determined that deeds, it gave after taking

    properties back, were invalid.

MERS has taken back and resold many

properties in Oakland County and these trans-

actions are now subject to challenges by the

    displaced homeowners.

If MERS was involved in the foreclosure

of your home you would be well advised to

consult with an attorney as soon as possible.

    Be Tax-smartwith Your Investments.

According to the Tax Foundation, it took the average American until April12 this year to earn enough to pay 2011 income taxes.

This year, aim to be above average. Start by evaluating whether you canbenefit from tax-smart investing strategies, such as:

Tax-advantaged investments and retirement accounts (e.g., IRAs)

529 college savings plans Holding stocks for the long term

Call or visit today to learn more about these investing strategies.

Keep in mind that tax implications should only be one consideration when makinginvestment decisions, not the driving factor.

No matter where you live, the chances are

good that a state or local government near

    you may be having

    some difficulty in bal-

    ancing its budget.

    As a citizen, youre

    probably concerned

    about how this situa-

    tion will affect your life

    and your community.

    But as an investor,

    you may also wonder

    how this might affect

    any municipal bonds you own.

Fortunately, the outlook might be brighter

    than you think.

Of course, taken to the extreme, the finan-

cial challenges of some state and local gov-

ernments could conceivably affect their abil-

ity to fulfill the payment obligations on their

    municipal bonds.

    But investment-grade quality municipal

bond default rates historically have been very

low, especially when compared to those of

    corporate bonds.

    And municipalities are cutting spending,

    eliminating nonessential programs and, in

some cases, raising taxes or fees.In short, they are taking steps that, while

potentially painful to residents, are likely to

help them continue making timely payments

of interest and principal on their municipal

    bond obligations. Furthermore, municipali-

ties must still fund various projects, and even

one bond payment default could impact their

future ability to borrow money in the form of

    new municipal bonds.

So are munis right for you?

The answer depends on your situation

your goals, need for investment income, cur-

rent investment mix, risk tolerance and so on.

But if you want to receive interest pay-

ments that are exempt from federal taxes, you

may well be interested in exploring municipal

bonds. Keep in mind, though, that municipal

bonds may be subject to state and local taxes

and the alternative minimum tax (AMT).

In addition, youll want to be familiar with

    taxable-equivalent yield.

Typically, municipal bonds pay an inter-

est rate thats lower than those paid by tax-

    able bonds.

Since this interest is free from federal

taxes, however, the rate may not be as low as

    it appears.

    The taxable-equivalent yield measures the

rate youd have to earn on a taxable bond tomatch the income from a tax-exempt munici-

    pal bond.

And the higher your tax bracket, the

    higher your taxable-equivalent yield.

Suppose that youre in the 35% marginal

tax bracket, and you are considering a tax-

exempt municipal bond with a 3.33% yield.

You simply divide 3.33% (0.0333 in deci-

mal form) by 1 minus 0.35 (your tax bracket),

which would give you 0.0512, or 5.12%. In

this tax bracket, a muni with a 3.33% yield is

equivalent to a taxable bond with a 5.12%

yield. (This example is for illustration pur-

    poses only.)

Keep in mind that, before investing in

bonds, you should understand the risks in-

volved, including interest rate risk, credit risk

and market risk. Bond investments are sub-

ject to interest rate risk such that when inter-

est rates rise, the prices of bonds can de-

crease, and you can lose principal value if

the investment is sold prior to maturity.

So its best to discuss municipal bonds

with your financial and tax advisors.

By adding quality municipal bonds to

your portfolio, you can show faith in your

municipality, your investment dollars can help

support worthwhile projects in your area, and

you receive a steady source of tax-exemptincome.

    Oxfords MainStreet program

reaccreditedScoring a perfect 10 out of 10 during

its annual evaluation, downtown Oxfordwas reaccredited as a Main Street com-munity by the National Main Street Cen-ter in Washington D.C.

It means we are forging forward in

spite of the economic circumstances, said DDA Chair Kevin Stephison.

Oxford along with the five otherOakland County communities that allscored perfect 10s was honored for itsefforts last week during a press confer-ence held in Ferndale and hosted bycounty Executive L. Brooks Patterson.

I think its actually a very big featherin our cap, Stephison said. When (busi-nesses) are talking to Oakland Countyregarding relocating and possibilities ofexpansion, we are at the top of the mixbecause we are listed as an accreditedMain Street program.

This is the second consecutive yearthat Oxford scored a perfect 10.

Oxfords been an official Main Street

We all have them; from VHS cassettes to

DVDs and every format in between. Shaky

handheld footage of church plays, Christ-

mas parties, and random everyday events

that we want to keep around for our children

to remember what life was when they were

small. Keep the following tips in mind, youll

be that much closer to creating well-crafted

memories that will last through the years.

    1. The Right Equipment

When you buy a camera, do some re-

search. Make sure it has the features you

value most. As a video professional, I would

strongly advise against any camera that

records straight to mini DVDs or requires pro-

prietary software to download the videos

onto the computer and play them. MiniDV

tapes or memory cards (ideally .mp4 format)

    are the way to go.

    2. A Basic Plan

Take a few minutes to think about what

you want to record before you start shoot-

ing. No one wants to watch hours of ram-

bling footage featuring a few familiar faces

with nothing going on. Think in terms of

making a movie; you want to tell the story of

what happened at Aunt Judys Christmas

    Party or Jr.s first birthday.

    3. Postproduction!

This is the most neglected part of home

movie making. What is postproduction?Easy! Its the process of cutting together the

footage you want to keep, adding graphics,

text, (doesnt hurt to remind your children

who the lady singing karaoke Christmas car-

ols during the gift exchange was) music, and

    even a few visual effects.

erations to come, check out the Patriot Cre-

Three tips for making watchable home videos

When spring arrives most people think

about Mothers Day and May flowers, those

thoughts are quickly followed by proms,

    graduations and weddings

    in the month of June.

    We understand that

spring and summer is a busy

time for everyone, and it is

    with the Oxford Chamber of

    Commerce as well.

    We have two big events

    planned in June that we

hope to see you attend. The

    Hats and High Fashion

event is going to take place

    on Sunday, June 12th in

    Centennial Park in downtown Oxford.

This is going to be a terrific event! The very next day, Monday, June 13th is

the Oxford Chamber of Commerce Golf Out-

    ing.

The golf outing will take place at

    Metamora Golf and Country Club.

So pick out your finest hat and get your

golf clubs ready and reserve your spot at

    these choice events.

Our goal at the chamber is to see that the

value you receive exceeds the cost of your

    membership.

We are always looking to create opportu-

nities for our members to generate new and

    increased business.

Having your business represented atthese events is a great way to get more people

to learn about what your business does and

    to build your client list.

If your business is not yet a member of

the Chamber of Commerce, come and check

us out, you will be glad you did.

It is never too late to join the chamber.

Our volunteers work hard to put together

fun events that cater to a wide variety of in-

terests and we are very thankful for their ef-

    forts.

If you live or work in the Oxford/Orion

area, you are invited! Our events are open to

the public, you do not have to be a chamber

member to attend and enjoy.See you there.

Great Hollywood smile secretsIts not your imagination. More and more

    people do have Hollywood smiles.

So white, so straight, so perfect!

Most of us are not born

    with amazing smiles but re-

    cent advances in cosmetic

    dentistry have made movie

    star smiles affordable and at-

    tainable.

    Veneers are used for most

    smile makeovers.

    Thin shells of fired por-

    celain (veneers) are placed

on the front surfaces of teeth

for a natural look and feel.

    Experienced cosmetic

dentists can dramatically change the length,

width, color and shape of teeth with veneers.

Veneers resist staining and can be used

for a complete smile makeover or to repair a

    chipped tooth.

A skilled cosmetic dentist can transform

your smile comfortably and relatively quickly.

After hearing your goals and expectations

your dentist will guide you through deter-

mining the best style of your new smile and

take a mold of your teeth.

A dental lab will use your dentists pre-cise instructions for dimensions and propor-

tions to create a wax mold of how your smile

    will look.

You and your dentist will use the wax mold

to generate a final approval for the lab to

    create porcelain veneers.

After preparing your teeth to make sure

the veneers will fit perfectly, veneers will be

placed and your smile makeover will be com-

plete. Minor adjustments are perfectly nor-

    mal and should be expected.

Eyebrows are the framework of our eyes,

and are a central feature that defines our face.

It is known that eyes are the windows of ex-

pression and it is therefore important to have

eyebrows that compliment and even enhance

    this central feature.

The art and technique of eyebrow design

calls for the use of delicate wax, as opposed

    to tweezers.

With wax, the process is more efficient,

painless, and results in hair that grows slower

    and finer.

Many people believe that the eyes are the

most expressive part of the face.

They may not realize that much of the ac-

tual non-verbal communicating is done with

    Eyebrow design & shapingthe eyebrows.

Your eyebrow shape can create an instant

    impression about you.

Therefore, eyebrow design is an intricate

    job requiring careful planning.

There is not an abundance of hairs to

tweeze or trim, and removing the wrong ones

can create a completely different look than

    planned.

Lets have a plan and execute it properly.

You can always remove more, but you cant

    replace whats been removed.

The summer season is just around the

corner, and your neighborhood GenisysCredit Union would like to provide yousome helpful tips on budgeting for yourvacation. Vacations dont have to be ex-pensive to be memorable and fun. Hereare some suggestions to plan a success-ful vacation.

Create a vacation budgetDecide how much money you can af-

ford for a summer vacation. Start byreviewing your income, expenses anddebt obligations and setting aside moneyfor emergency expenses. Then decidehow much you can direct towards a sum-mer vacation. This becomes the baselineamount for your travel, lodging, meals andamusement. Add up the estimated costsin advance before making final plans. Then, put away money each month intoa savings account.

Involve your familyOnce youve determined how much

money you can afford for a vacation, decide how best to spend it. Include yourfamily members to decide on where togo and what to do. If your budget is lim-ited, consider an at-home vacation like agrand picnic with families, friends andneighbors. You could also host a poolparty at a local pool or visit tourist at-tractions in your local area.

Research your vacation optionsUse the Internet to get information on

sightseeing, tourism attractions and dis-count travel and lodging. Ask travelagents for information on seasonal dis-counts. Read the latest travel guidesavailable online, in newspapers andthrough local visitor and tourism associa-tions. Get advice form friends and rela-tives whove traveled to places you planto visit. They can help direct you toplaces that are fun and affordable.

Plan your itinerary in advanceMap out your daily activities and routes

to ensure that youre staying on-courseand on budget. Unplanned activities canoften amount to unplanned spending. And before you know it youre budgetwill be busted.

    Have a credit plan

Check credit card balances on youraccounts well before you travel. Makesure they are paid off or under half thelimit that you can charge. Credit cardsare helpful on the road. Theyre saferthan cash because they can be replacedif lost or stolen. But they can make iteasy to overspend. Limit credit cardcash advances. This is expensive cashbecause you could be assessed a flat feeand charged interest as of the date theadvance is taken.

If you need cash, use your ATM ordebit card. Limit your charges to one ortwo credit cards and be sure to keep allreceipts and record your charges in a led-ger.

Limit your charges to budgeted ex-penses. Pay off the credit card chargeswhen you return form vacation using theamount that you saved for the vacation.

If you would like to discuss your va-cation budget with someone, you can takeadvantage of theAccelprogram, a freefinancial education and counseling pro-gram sponsored by Genisys CreditUnion, by simply calling 1-877-33ACCEL(332-2235) or visit Genisys CreditUnion at www.Genisyscu.org for moreinformation on the free program.

Planning a vacation?Genisys says to keepyour budget in mind

For many people, painful and stiff jointsand muscles are a part of their daily rou-tine. Often, the solution involves schedul-ing several physical therapy appointments,co-payments and treatment that is difficultto carry over at home. Now, thanks to To-tal Motion Release (TMR), there is a fast-

acting, movement-based system that pa-tients can learn on their own to ease theiraching backs and stiff shoulders.

Dan Garr, MPT and co-owner ofHealthQuest Physical Therapy andWellness Center in Oxford, MI has beenapplying TMR to most of his patients forthe past three years. TMR was foundedby Tom Dalonzo-Baker in Raleigh, NC andis growing in popularity as more physicaltherapists are becoming trained. TotalMotion Release is a simpler and less pain-ful approach to healing, explains Dalonzo-Baker. We use the good areas of the bodyto fix the bad or injured areas of the body. These good areas are typically found onthe opposite side of the injury.

Many of Garrs patients are skeptical at

first, but often times the results speak for

themselves. Many patients see and feelresults the same day and can learn to keepthemselves feeling better with some verysimple movements. Many of Garrs pa-tients have had physical therapy for thesame issue in the past, but have never ex-perienced this new treatment approach.

The odd thing is that the movements aredone on the opposite side of the injuredarea. The most important aspect in theTMR system is that the entire process canbe easily taught to patients, which allowsthem to become their own therapist.

Garr has completed all three levels ofTMR training and is the only TMR Level 1instructor in Michigan. TMR has com-pletely changed my approach to patientcare.

If youre like most people, you dreadshopping for a car. Well youre not alone.

    The high pressure environment and

pushy salespeople that make us all feelapprehensive about the ordeal.

Here are some helpfultips that you a can use tomake the experience apleasant one and be ableto save money in the pro-cess.

The first tip is do yourhomework and come upwith a plan.

This step needs to becompleted even beforeyou step foot into a deal-ership.

You need to figure out what specificmodel you are interested in. Certain mod-

els have attractive incentive programssuch as cash rebates or low interest fi-nancing.

Over the term of the loan taking the

rebate saves you money over time. The trick with zero percent financing

is that the dealer will add hidden fees on

the purchase price and may be less likelyto negotiate the Manufactures SuggestedRetail Price (MSRP).

Also to get that zero percent financ-ing the borrower must have a crystalclear credit history.

Next, youll have to determine ac-ceptable price for the car.

By doing your research, you shouldhave a good idea the cost of the new caryour interested in.

After completing that first step, youshould arrange financing for your futureauto.

This can be advantageous for a coupleof reasons.

First, it keeps the negotiations simplewith the dealership.

Next, it removes the dependency ondealership financing.

Lastly, it encourages you to stick toyour budgeted amount.

Once you complete that step, head tothe dealer and test drive the vehicleyoure interested in.

When driving the car try and get a feelof how the car handles on different roadconditions and your driving comfort level.

Many dealers are now starting to sellcars over the Internet especially on eBay.Purchasing a car over the Internet is a

risky proposition. As the potential buyer you want to

physically see the car and determine ifyou like that exact model.

After testing out the car and you feelconfident that it is right for you its time toclose the deal.

Remember there is plenty of compe-tition among dealers and many of themwill match prices and give you other in-

centives to get the deal done. The bottom line is be prepared and

have clear game play when purchasing

a car. When you are ready to secure yourcars financing come to Lakes Commu-

nity Credit Union. We can place you into an auto loan

    payment that fits your budget.

Auto rates are lowHow do I buy a car?

The trick with zero percent financing isthat the dealer will add hidden fees onthe purchase price and may be less likelyto negotiate the Manufactures Sug-gested Retail Price (MSRP). Also to getthat zero percent financing the borrower

must have a crystal clear credit history.
