Straight ducting

The unit of measurement for ducting shall be the

square meters of each type and category

constructed and completed as shown on the

drawings and as specified.

The assignment of categories is per the SMACNA

standard. The quality represents the total duct

area/length for a particular type of ducting and

category. The tendered rate should not allow for

fitting extra-over, these are itemised separately.

The tendered rates shall include full compensation

for the installation of the ducting, including the

supply of all materials, cutting, installing, jointing

and brackets.

Duct fittings

The unit of measurement shall be the number of

each fitting (type and category) constructed and

completed as shown on the Drawings and as

specified.

GENERAL

The Model Preambles for Trades (2008 edition) as published by the Association of South African Quantity Surveyors shall be deemed to be incorporated in these bills of quantities and no claims arising from brevity of description of items fully described in the said Model Preambles will be entertained

Supplementary preambles and/or specifications are incorporated in these bills of quantities to satisfy the requirements of this project. Such supplementary preambles and/or specifications shall take precedence over the provisions of the Model Preambles

The contractor's prices for all items throughout these bills of quantities must take account of and include for all of the obligations, requirements and specifications given in the said Model Preambles and in any supplementary preambles

The contractor is to allow opposite each item for all costs in connection therewith. All prices to include, unless otherwise stated, for all materials, fabrication, conveyance and delivery,unloading, storing, unpacking, hoisting, labour, setting, fittingand fixing in position, cutting and waste (except where to be

measured in accordance with the standard system of

measurement), patterns, models and templates, plant,

temporary works, returning of packaging, duties, taxes (other

than Value Added Tax), imposts, establishment charges,

overheads, profit and all other obligations arising out of this

agreement. Value Added Tax (VAT) is to be separately stated

Before submitting his tender the contractor shall visit the site

and satisfy himself as to the nature and extent of the work to be

done and the value of the materials contained in the buildings

or portions of the buildings to be demolished. No claim for any variations of the contract sum in respect of the nature and

extent of the work or of inferior or damaged materials will be

entertained

Old materials to become the property of the contractor

Old materials from alterations, except where described to be

re-used or handed over, become the property of the contractor

Old materials to be carted away

Old materials from the alterations, except where described to

be re-used or handed over, as well as all rubbish, etc must be

regularly carted from the site and dumped to a dumpsite

located by the contractor at NO EXTRA COSTS to the

employer.

Re-route existing services in ceiling void

The contractors attention is drawn to the fact that, when the ceiling

boards or flush plastered boards are removed and new ducting

installed it would possibly clash into the existing services which

need to be removed and relocated as practical and as pointed

out by the employer

The costs involved with these relocations will be for the

contractors costs and is to be priced under this item.

Demolitions - General

The contractor shall dismantle the buildings and hack up

paving, etc, in such a manner as to prevent any danger of their

collapsing or becoming unsafe at any time. Great care is to be

taken to prevent any damage to the buildings to remain

All materials recovered from the demolitions etc, will become

the property of the contractor who shall accumulate and

remove them, as well as all rubbish and debris, from time to

time before completion of the contract

Carting away of excavated material

Descriptions of carting away of excavated material shall be

deemed to include loading excavated material onto trucks

directly from the excavations or, alternatively, from stock piles

situated on the building site

Alterations

In taking down and removing existing work the utmost careshall be observed to prevent any structural or other damage toremaining portions of the building. The Contractor shall ensurethe stability of all structures during alteration work

Special care shall be exercised during the progress of the workto ensure that any electrical installations, water supply pipes,

telephone and other services which may be encountered arenot interfered with and notice shall be given to the principalagent if any disconnection or alterations become necessary

The Contractor shall take all precautions necessary to prevent

any nuisance from dust whilst carrying out the work

Items described as removed, "removal", "removing", etc shall

include for removal from its original position on the premises

and carting away from the site and disposal at the contractor's

cost

Materials described as set aside for re-use shall be carefully

dismantled where necessary, cleaned, neatly stored under

cover and protected from damage until required for re-use. Any

damage caused to such materials during removal, storage or

refixing shall be made good at the Contractor's expense

Descriptions for removal of brickwork,concrete, partitions, etc

shall include all finishes to such areas

Disposal of debris

The Contractor shall be responsible for the removal from the

site and disposal of all materials, debris and rubbish resulting

from the alterations to a dumpsite located by the contractor at

NO EXTRA COSTS to the employer.

Cleaning and making good existing surfaces

The Contractor shall clean and remove all projections, glue

marks, etc to existing work where walls, ceilings, floor

coverings, doors, frames, etc have been removed

General

The contractor shall carry out the whole of the works with as

little mess and noise as possible and with a minimum of

disturbance to adjoining premises and their tenants. He shall

provide proper protection and provide, erect and remove when

directed, any temporary tarpaulins that may be necessary

during the progress of the works, all to the satisfaction of the

employer

Water supply pipes and other piping that may be encountered

and found necessary to disconnect or cut, shall be effectually

stopped off or grubbed up and removed, and any new

connections that may be necessary shall be made with proper

fittings, to the satisfaction of the employer

Demolitions - General

The contractor shall dismantle the buildings and hack up

paving, etc, in such a manner as to prevent any danger of their

collapsing or becoming unsafe at any time. Great care is to be

taken to prevent any damage to the buildings to remain

All materials recovered from the demolitions etc, will become

the property of the contractor who shall accumulate and

remove them, as well as all rubbish and debris, from time to

The costs of making, storing and testing of concrete test cubes as required under clause 7 "Tests" of SANS 1200 G shall include the cost of providing cube moulds necessary for the purpose, for testing costs and for submitting reports on the tests to the architect. Polycop polypropylene pipes:

Pipes shall be firmly fixed to walls etc with coloured nylon

snap-in pipe clips with provision for accommodating thermal

movement and jointed and fixed strictly in accordance with the

manufacturer's instructions

All pipe diameters are nominal external

uPVC pipes and fittings:

Soil, waste and vent pipes and fittings shall be solvent weld

jointed

Copper pipes:

Pipes shall be hard drawn and half-hard pipes of the class

stated. Class 0 (thin walled hard drawn) pipes shall not be

bent. Class 1 (thin walled half-hard), class 2 (half-hard) and

class 3 (heavy walled half-hard) pipes shall only be bent with

benders with inner and outer formers. Fittings to copper waste,

vent and anti-syphon pipes, capillary solder fittings and

compression fittings shall be "Cobra Watertech" type. Capillary

solder fittings shall comply with ISO 2016. Only compression

fittings shall be used in walls or in ground

Fixing of pipes

Unless specifically otherwise stated, descriptions of pipes

building in or suspending not exceeding 1m below
