Unravelling property market complexities for aboom Spring seasonFebruary is gaining momentum with numberof listings coming on the market and March isset to be the biggest listing month. Why?Some speculate that the sellers arepredominantly British people and they have itfirmly in their minds that this the best time tolist.Maybe it’s because that’s when they bought orfirst had the idea to build themselves. Perhaps it’s the weather as we head into theglorious island Spring and UK is battling flood waters, snowdrifts plus endless mudand rain.Climate is undoubtedly one of the island’s bestselling attributes. There is also amarked increase in inquiries from buyers who have been following the market veryclosely and now they are committed to go ahead.Pricing is difficult on the island right now and buying property methods havechanged. For instance, in Pissouri 20 kms east of Paphos and always a difficultmarket with title deeds like golddust! We know of a townhouse property thatchanged hands without deeds on a handshake in a private sale in 2003, at aroundCy£80k; the following year it sold for considerably more in another private sale.One further sale down the road, albeit within the family, the property is now backon the market – still without deeds – but the asking price is silly money; its realvalue today may not actually be much more than in 2006.But that said, Fitzgerald’s list several exceptional houses in Pissouri – with titledeeds – and it’s a vibrant, attractive village with a thriving expatriate communityand lots to commend it.The point we are making, though, is that property continues to consolidate at lowopenmarket values. Pricing is more confident though as more keen buyers enterthe market. There are not so many quality properties with deeds at realistic prices;people who bought at the peak of the market (20062008) are reluctant to sell atwhat they see as a loss but, given that most are British having paid for theirproperty in Sterling, most will get back what they spent on buying their propertybut need to reconcile themselves to little profit.But in fact – with the exception of the winter holiday period –www.fitzgeraldcyprus.com achieves sales all year round. Settling in to PaphosPerhaps one of the most challenging things about moving house and, moreparticularly, moving house to a foreign country, is the actual task of making thechanges necessary. Sometimes the large changes are easier; it’s the small ones ofcontinuity that can be taxing and bewildering.
Families with young children will undoubtedlyhave taken advice on education available but,whilst going to the beach is beguiling andexploring the countryside is a joy, there’s only somuch of that you can do each week. Similarlywhen you retire to somewhere like Paphos,where you are suddenly divorced from ties ‘backhome’, the days can sometimes seem longer andemptier than expected. Then there’s the ‘grannyfactor’; possibly more retired couples upsticksand return to UK because they want to be part of
a threetier family again; some young mums miss their own mothers massivelywhen they arrive on island – apart from the babysitting, there’s no shoulder to cryon.Paphos is a great place to relocate to; it’s wonderfully warm and ‘foreign’, but at thesame time it has comfortingly familiar ‘British’ institutions like teashops,quilting/patchwork groups and supermarkets like LIDL to rely on. It also has itsown family of GirlGuiding, under the auspices of British Guiding in ForeignCountries (BGiFC), with four units meeting on Wednesday afternoons to follow theEnglish Guiding programme for girls between the ages of five and 17. If a girl hasbeen part of a unit in UK, she’ll quickly fit in well here and find new friendsimmediately. Even if that’s not the case, the units are always welcoming to youngnewcomers; ‘Being new is a place we’ve all been,’ remarks one Leader. ‘Guidingprovides a wonderful stable environment for the girls to build on their talents,whatever they are, and to feel secure in their new environment.’Paphos Guiding units also welcome adults whatever their skills. There’s a thrivingTrefoil Guild for former Guiders who help out in all sorts of ways, providing a good‘granny factor’ for the youngsters. Paphos girls also get to go to camp – both in UKand across the island in Happy Valley, Episkopi, with their services counterparts –and adult Quartermaster and First Aid skills are always in demand. In nearbyPissouri, there’s an active group of Friends of Guiding (FOG) who are the majorfundraisers for the BGiCYP girls on island – no matter where they live.Membership for FOG is simple: if something will raise funds for the girls, is goodfun and, possibly, involves a glass of wine then FOG will always help out. Paphos offers live entertainment at its very best!Not generally known about the town, but on Valentine’sNight just past Paphosbased entertainer Chris King wasentertaining with his vibrant tribute to Elvis Presley in theWelcome Inn when, who should walk in to try to steal hislimelight but Bobby Ball. Ball, better known as part of the1970’s English comedy double act Cannon and Ball, has hada long and distinguished career on stage and radio, as well asTV commercials. Chris King was tickled pink to meet him:‘I got him up dancing – which was quite amazing’. Life inPaphos is seldom dull!
Chris King is busy this month, touring the island with a new 50s show with TheFirebirds. He explained: “I’ve always loved rock’n’roll, country music and Elvis foras long as I can remember. I’m really looking forward to the exciting, newchallenge of singing with The Firebirds; singing not just Elvis songs but countryand rockabilly in a show where everyone can dance while we sing.
