THE LAND Comprising of three parcels of agricultural land, this substantial strategic holding is situated to the south of the town of Wadebridge in Cornwall. The first and largest parcel is set to the south of Middlewell Parc and Mowhay Meadow and to the west of Trevanion Road and extends to c. 38 acres. The second parcel of land is set to the opposite (eastern) side of Trevanion Road and extends to c. 10.4 acres. This particular land area formed part of a planning application in 2016 by Redrow Homes (ref. PA16/02955) seeking consent for 190 dwellings (which was refused). The third parcel of land is set further to the south and to the east and west of Trevanion Road. This parcel extends to c. 26.8 acres. WADEBRIDGE

Wadebridge is one of North Cornwall’s main market towns and offers a shoppers a range of both national retailers and an eclectic mix of local independent shops, cafés, pubs and restaurants plus a Tesco at the top of West Hill. There is also a primary and secondary school and modern sports centre. The town is a gateway to the beautiful scenery and stunning beaches of Rock and Polzeath and is home to the famous Camel Trail, a walk and cycle path that runs from Bodmin to Padstow. The Trail is renowned for providing a delightful , traffic free way to walk or cycle to Padstow and the coast, or inland through wooded valleys to Bodmin and the moor.

PLANNING As set out previously, the north eastern (to the east of Trevanion Rd) parcel of land formed part of a previous planning application ref. PA16/02955 for an “Outline planning application for a one form entry primary school, residential development of up to 190 dwellings, with public open space, landscaping, associated infrastructure, demolition of building and vehicular access from the Culvery and Meadowhead, with all matters reserved except access”. This application was refused on 25th August 2016 and a subsequent appeal (ref. APP/D0840/W/16/3161204) was dismissed on 17th July 2017. The site therefore benefits from a full suite of survey data and reports from all disciplines. Copies of these documents are available in electronic format upon request.
