Buying a home? These seven tips can make your house-hunting experience positive & rewarding.

1. Location counts - you’ve probably heard the

old real estate joke about “location, location,

location”, but the point still bears repeating.

Location is critical. How far are you really

willing to drive to your place of employment?

How good are the local schools and public

transportation? Even a picture-perfect dream

home can be a mistake if it’s in an undesirable

location, and a poor-location home can be

a particularly bad choice if you anticipate

reselling the home in a few years.

2. Make a list - Do you (and your spouse, if

you’re married) really know what you need

and want in your home? You’ll save many

hours of shopping (and potential arguing) if

you make a list ahead of time. Zero in on the

features you must have, would like to have,

defi nitely don’t want and would prefer not to

have. Your goal is to fi nd the right home for

your family without falling in love with one

that doesn’t suit your needs. Start compiling

your wish list by thinking about what you

like & dislike about your current home.

3. Do your homework - not too long ago,

consumers had very little access to information

about recent home sale prices, market trends,

homes on the market, neighbourhood statistics

and the home-buying process. Today, all this

information and more is available. Go surfi ng

on the web or ask a realtor to provide you

with this information. Get educated. Become

empowered.

4. Get pre-approved for a mortgage - Your

top-dollar home price is a function of your

household income, your credit worthiness,

interest rates, the type of loan you select

and how much cash you have or are willing

to offer for the down payment. Rather than

guessing or estimating how much you are

going to be able to afford to spend, ask a

lender or a mortgage broker to give you a full

assessment and ask for a letter stating how

much you’re qualifi ed to borrow. The true

amount may be much more or less than you

think.

5. Use a checklist - touring multiple homes can

be a confusing experience for most people.

Rather than relying on memory, make

notes about the homes you visit. Create a

personalized home-shopping checklist and

use it to track the features of each home that

you’re interested in.

6. Be prepared to make an offer - house

hunting can be frustrating, especially if you

know you’re not ready to buy a home. If

you’re not ready, don’t put yourself through

the exercise. If you are ready, ask your realtor

to go over a blank purchase agreement ahead

of time so you’ll know what decisions you’ll

face when you make the offer.

7. Relax - granted, buying a home is a major

life-altering event. But it’s not worth making

yourself crazy or super over-stressed about.

Save time at the end of your house-hunting

expedition to unwind, calm your thoughts

and emotions and keep the whole experience

in perspective.

Buying a Home:What Can You Afford?

Few people can buy a home for cash. Most of us have a diffi cult enough time saving the If you’re thinking about buying a home, a question that will undoubtedly weigh heavily on your mind is: “How much can I afford?”

Obviously, affordability will play a major part in your decision making process. You want to be able to buy something you like, but you don’t want to feel stretched to the limit when it comes to meeting your fi nancial obligations. Once you discover exactly what you can afford, you can be more realistic in your expectations.

If you’re like most people, you lack the funds to make a purchase without seeking substantial help from a lending institution. In addition to coming up with a down payment, you’ll have to arrange a mortgage.

Basically, there are two types of costs involved in buying a home:

The amount of money you’ll need for the initial purchase -- consisting of the down payment plus additional costs such as legal fees, inspection fees and taxes; and

The ongoing costs of paying back your mortgage, along with monthly operating costs for utilities, maintenance, insurance and annual property taxes.

Lenders use several factors in judging your ability to handle a mortgage, including your income, employment record and credit worthiness. However, one way you can estimate the price range you can afford is to look at the amount of money you have available for a down payment.

The most common type of mortgage is a “conventional mortgage.” Under this type of mortgage, lenders will loan up to 75 percent of the appraised value of the property or purchase price, whichever is lower.

The remaining 25 percent or more is the amount you will contribute as a down payment. So, if you plan to buy a home that has an appraised value of $100,000, a lender may loan you 75 per cent or $75,000 on a conventional mortgage when you contribute a down payment of $25,000.

MULTIPLY BY FOUR

If you plan to borrow funds through a conventional mortgage, simply multiply your down payment funds by four, to get an idea of the highest priced home you could buy. Then you will have to determine whether you have suffi cient income to make the payments on your mortgage. Most lenders won’t let you take on debt that you can’t service. That’s why they’ll “qualify” you fi rst, before agreeing to give you a mortgage.

HIGH-RATIO MORTGAGE

If you don’t have a 25 per cent down payment, you may want to investigate a high-ratio mortgage.

This type of mortgage is available for up to 95 per cent of a home’s appraised value or purchase price, whichever is lower, up to a maximum amount set by the government.

Since you are borrowing more than 75 per cent, the government insists that the mortgage be insured against default and that you pay the cost of the insurance. That cost can range from one to three per cent of the mortgage amount, and is added to the mortgage principal.

LENDERS’ CONSIDERATIONS

To determine your eligibility, lenders will look at your monthly housing expenses. These include such items as mortgage payments, property taxes, and utility costs. These shouldn’t exceed approximately 30 percent of your monthly gross family income. This is called your “Gross Debt Service” ratio or GDS. (Some lenders will, in fact, go as high as 35 per cent, depending on a number of variables.)

Lenders also use a second calculation in qualifying you for a mortgage. It’s called the “Total Debt Service” ratio or TDS. Generally speaking, no more than 40 percent of your gross family income may be used to cover mortgage payments, property taxes, utility costs, plus other fi xed monthly payments. These other fi xed costs are your ongoing commitments and can include auto, student or personal loans as well as charge accounts.

Lenders will look at both your GDS and TDS amounts in calculating the size of the loan they will grant you for the home you wish to purchase.

Once they’ve determined the amount of your monthly income available for mortgage payments, they’ll calculate the mortgage amount you can have. This is based on current interest rates charged by lenders.

TRY LIVING ON YOUR NEW BUDGET FIRST

Once you’ve calculated these factors, it’s a good idea to try living for a couple of months as if you were paying a mortgage, along with your other living expenses, to see just how well you manage. After all, it may be feasible on paper, but you may not be comfortable with this amount of your income being allocated towards a mortgage. Better to fi nd out now, before you actually make a purchase.

You may readjust your spending habits in other areas for a while. However, if you’re comfortable with this test run, then it’s time to start looking for your new home.

Get Organized with this Handy Moving Checklist!Organization is the key to a successful move! Use this helpful checklist to get things done at the right time. Start early and refer to this list often!

6 - 8 Weeks Before Move

■ If you’re using a moving company, check to make sure your move is scheduled.

■ Make a list of items you want to take with you and what you want to toss. Consider donating unwanted items to charity or hold a garage sales.

■ If you’re doing your own packing, gather supplies you need (boxes, tape, markers).

■ Develop a fl oor plan of your new home’s layout, noting where each item will go. This will help reduce the stress of making decisions later.

■ Get to know your new community. The local Chamber of Commerce can provide information on schools, community programs, parks & recreation facilities.

■ Finalize all real estate or rental needs.

■ Contact your insurance agent to transfer medical, property, fi re & auto insurance.

■ Put all medical / dental records in a safe and accessible place. Be sure to include prescription and vaccination records.

■ Notify schools in the old and new locations and arrange to transfer school records. Start the process of registering in new schools.

4-5 Weeks Before Move

■ Contact or visit your local Post Offi ce to obtain a Change of Address form.

■ Notify family, friends, banks, insurance & credit card companies, doctors, dentists, clubs, associations and magazine / newspaper subscriptions about your move.

■ Contact utility providers (telephone, gas, electric, TV and trash collection) at new and old locations to make arrangements for connections and disconnections.

■ Complete banking arrangements in old & new locations and transfer funds to your new bank.

■ Check requirements for new driver’s licence and auto registration in your destination province.

3 Weeks Before Move

■ Make transportation arrangements for pets. Take them to your veterinarian for a complete check-up. Ask for a certifi cate stating their clean bill of health.

■ Gather all important documents, such as wills, stock certifi cates, and other unique items (jewelry, coin collection, photos). Place them in one easily identifi able and easy to locate folder or box, so you can take them with you on moving day.

■ Collect items that are being repaired, stored, or cleaned (clothing, shoes, etc.)

2 Weeks Before Move

■ Transfer all prescriptions to a pharmacy in your new neighbourhood. Clear out safety deposit boxes.

■ Back up all your computer fi les. Disconnect and pack your computer system.

■ Make fi nal packing decisions. Clean and clear your home including closets, basement and attic.

■ Drain your lawn mower and power tools of all fl uids for safe transportation.

■ If you need extra storage, contact a storage provider.

■ Have your vehicle serviced if you plan to travel by car.

■ Cancel newspaper subscription and other regular activities.

■ Arrange for a baby sitter fi r your kids during the loading and unloading process.

1 Week Before Move

■ Make sure you haven’t overlooked anything in the house. Check, double-check, and re-check!

■ Empty, defrost, and clean your refrigerator, freezer, and your stove at least 24 hours before moving to let them air out.

■ Pick up any dry cleaning or laundry and pay any outstanding bills you may have with local businesses.

■ Return videos, library books and anything you borrowed from the neighbors.

■ Gather keys, alarm codes, and garage door openers to hand them over to the new owners or realtor.

Moving Day!

■ Hand over keys, alarm codes, and garage door remote controls to the new owner or realtor.

■ Clean your house as much as you can before your moving crew arrives. Search every room and closet before the movers arrive to be sure you haven’t forgotten anything.

■ Keep your fl oor plan on hand as a reference, for both you and the movers.

■ Find a safe, quiet place for pets so they aren’t in the way of the moving crew.

■ Verify that all utilities have been disconnected in your old home and connected in your new home. Have your phone connected a day before move-in day.

Lower interest rates have helped make buying a home less expen-sive in the past. Here’s a few tips on how you can make sure that you can actually afford to jump on in to the housing pool:

• Think beyond the mortgage payment. You’ll need to afford real estate property taxes, home insurance, home repairs and main- tenance.

• “Loan Approved” doesn’t necessarily mean “Loan Affordable”. Start documenting your monthly expenses, such as utility bills, car repairs and payments, current property taxes or rent pay ments, clothing, haircuts and entertainment expenses.

• Unfurnished is okay. Don’t feel like you have to charge items just to furnish your new home. High credit payments may actually compromise your ability to make your mortgage payments.

• Shop around for mortgages. If you don’t understand all the

costs, ask questions. If a lender is vague, ask them to be more specifi c. How is your credit? Is this the right time for you to buy, or should you wait until your credit history looks better?

• Will you still be employed? Ask lenders about unemployment insurance, which can typically offer up to 12 months (or more) of mortgage payments if you’re laid off.

• Know your mortgage. Your loan type may determine if the loan has payment fl exibility or other alternatives.

Buying a Home:What Can You Afford?

Few people can buy a home for cash. Most of us have a diffi cult enough time saving the If you’re thinking about buying a home, a question that will undoubtedly weigh heavily on your mind is: “How much can I afford?”

Obviously, affordability will play a major part in your decision making process. You want to be able to buy something you like, but you don’t want to feel stretched to the limit when it comes to meeting your fi nancial obligations. Once you discover exactly what you can afford, you can be more realistic in your expectations.

If you’re like most people, you lack the funds to make a purchase without seeking substantial help from a lending institution. In addition to coming up with a down payment, you’ll have to arrange a mortgage.

Basically, there are two types of costs involved in buying a home:

The amount of money you’ll need for the initial purchase -- consisting of the down payment plus additional costs such as legal fees, inspection fees and taxes; and

The ongoing costs of paying back your mortgage, along with monthly operating costs for utilities, maintenance, insurance and annual property taxes.

Lenders use several factors in judging your ability to handle a mortgage, including your income, employment record and credit worthiness. However, one way you can estimate the price range you can afford is to look at the amount of money you have available for a down payment.

The most common type of mortgage is a “conventional mortgage.” Under this type of mortgage, lenders will loan up to 75 percent of the appraised value of the property or purchase price, whichever is lower.

The remaining 25 percent or more is the amount you will contribute as a down payment. So, if you plan to buy a home that has an appraised value of $100,000, a lender may loan you 75 per cent or $75,000 on a conventional mortgage when you contribute a down payment of $25,000.

MULTIPLY BY FOUR

If you plan to borrow funds through a conventional mortgage, simply multiply your down payment funds by four, to get an idea of the highest priced home you could buy. Then you will have to determine whether you have suffi cient income to make the payments on your mortgage. Most lenders won’t let you take on debt that you can’t service. That’s why they’ll “qualify” you fi rst, before agreeing to give you a mortgage.

HIGH-RATIO MORTGAGE

If you don’t have a 25 per cent down payment, you may want to investigate a high-ratio mortgage.

This type of mortgage is available for up to 95 per cent of a home’s appraised value or purchase price, whichever is lower, up to a maximum amount set by the government.

Since you are borrowing more than 75 per cent, the government insists that the mortgage be insured against default and that you pay the cost of the insurance. That cost can range from one to three per cent of the mortgage amount, and is added to the mortgage principal.

LENDERS’ CONSIDERATIONS

To determine your eligibility, lenders will look at your monthly housing expenses. These include such items as mortgage payments, property taxes, and utility costs. These shouldn’t exceed approximately 30 percent of your monthly gross family income. This is called your “Gross Debt Service” ratio or GDS. (Some lenders will, in fact, go as high as 35 per cent, depending on a number of variables.)

Lenders also use a second calculation in qualifying you for a mortgage. It’s called the “Total Debt Service” ratio or TDS. Generally speaking, no more than 40 percent of your gross family income may be used to cover mortgage payments, property taxes, utility costs, plus other fi xed monthly payments. These other fi xed costs are your ongoing commitments and can include auto, student or personal loans as well as charge accounts.

Lenders will look at both your GDS and TDS amounts in calculating the size of the loan they will grant you for the home you wish to purchase.

Once they’ve determined the amount of your monthly income available for mortgage payments, they’ll calculate the mortgage amount you can have. This is based on current interest rates charged by lenders.

TRY LIVING ON YOUR NEW BUDGET FIRST

Once you’ve calculated these factors, it’s a good idea to try living for a couple of months as if you were paying a mortgage, along with your other living expenses, to see just how well you manage. After all, it may be feasible on paper, but you may not be comfortable with this amount of your income being allocated towards a mortgage. Better to fi nd out now, before you actually make a purchase.

You may readjust your spending habits in other areas for a while. However, if you’re comfortable with this test run, then it’s time to start looking for your new home.
