A little local history …
Mid-1980s – Pt1 Lot7 Con14 was zoned LR3-H with plans to build land lease modular homes
We purchased the land in 1998 along with Lakewood Trailer Estates and some 100 acres to the east
We have used the last 14½ years to re-build Lakewood’s infrastructure and clientele
We now looking to expanding our tourism based business on the adjoining property
We are here for the long haul …
We and our business partners have invested 14½ years in the community as: taxpayers, business owners, Chamber of Commerce members, Council Committee members, Community Service Club members and advocates for West Elgin across the region
Our son (Patrick) is now working as our Junior Business Partner and with his investment in Lakewood, he has become a 2nd generation business owner in Port Glasgow and plans on being part of the community for decades to come

Show me the money …
* Statistics provided by OTMPC : survey mid-April – June 2012
Survey was conducted mid-April – June 2012
Sample size = 50,322 (Age 18+)
Of the visitors arriving in our region from Ontario:
34% Age 55+38% Age 35-54
Average Household Income = $88,000
We need to accommodate these visitors to our communities …
The statistics show we have the visitors coming, but can we accommodate them in West Elgin?
- Existing parks are near (or beyond) site capacity
- Previously priority has been given to full-season campers
- There is now a shortage of overnight sites for the traveling public
- Traveling campers spend more in the community then seasonal campers do
Option 3 – TP (preferred)Expand Existing Seasonal Park
We are looking to Option 3 to expand Lakewood Trailer Estates…

Making it all part of the Port Glasgow Community
Development on the 9.69 acres will be connected to Lakewood Trailer Estates by paths, ownership and facilities
Transportation paths connecting the property to the public picnic area in Memorial Park and the Port Glasgow marina, harbor and beach are essential
Transportation Paths
The Low Speed Vehicle pilot project under way in Ontario does not allow for golf carts to be used on roadways,
However …
There is a high demand for this mode of transportation in Port Glasgow, so we need to look at the available alternatives like Cycle/Cart pathways to allow access to public lands and facilities within the community without using the roadways
Road Allowance Pathways
Road allowance pathways are becoming common place in many communities around Ontario.
These pathways allow for slower moving traffic to have a safe, dedicated and environmentally friendly route to community facilities and activities.
