Navistar International Corp. is a holding company provid-ing integrated and best-in-class transportation solutions. The company produces International® brand commercial trucks, mid-range diesel engines, IC brand school buses, and Workhorse brand chassis for motor homes, step vans and military vehicles. Navistar consolidated a portion of its corporate operations on an 88-acre, centralized business campus in Lisle, Illinois. Navistar engaged Partners by De-sign to design a World Headquarters with office facilities, development labs, vehicle review center, Design Center, and vehicle exhibition spaces.

Partners by Design is the master planner of the campus and the architect of record for the 1.2-million-square-foot cam-pus redevelopment. Navistar International engaged Partners by Design as the master plan architect for its 1,685,000-square-foot Melrose Park Technical Center campus. Our role: master planning, exterior building design, interior design, and FF&E services. Full project delivery requires strict coordination including creation and management of the overall project schedule and synchronizing the schedule with the project budget throughout all phases of the project.

The components under design management by Partners include tractor/trailer bays, R&D bays, prototype support areas, simulators, engine test cells, chassis test cells, design review areas, parts storage, shipping and receiv-ing areas, museum, office space, full-service kitchen, and exercise facility with locker rooms. A new 50,000-square-foot, eight-vehicle, high-bay tractor trailer building was added, with environmental dyno chamber for wind and weather simulations.

Site improvements and modifications include redevelopment of the existing 80-acre site for new or reworked detention ponds, parking lots and decks, new screen walls, decorative fences, guard houses, new staff entry locations, vehicle unloading areas, and new building entry canopies. Partners by Design oversaw the complete sub-consultant process, from RFP to final award, and subsequently coordinated the work of the following disciplines: civil engineering, MEP, fire protection, structural, landscape, lighting, acoustics, IT/security/AV, and building façade assessment work.

Universal Technical Institute (UTI) is the leading provider of post-secondary education for students seeking careers as professional automotive, diesel, collision repair, motorcycle and marine technicians. With more than 160,000 graduates in its 47-year history, UTI offers undergraduate degree, diploma and certificate programs at 11 campuses across the United States, as well as manufacturer-specific training

programs at dedicated training centers.

UTI came to Partners to help them meet their architectural goals for their new campus project. They were relocating their existing five building campus in Glendale Heights to a new, consolidated campus in Lisle. The new campus project consisted of the redevelopment of an existing twenty-acre site along with three new inter-connected buildings for ap-proximately 1,500 students and 200 staff. The three new buildings, totaling approximately 200,000 SF were efficiently designed to locate lab spaces and Custom Training Group areas along a path that allows both current and potential students exposure to the various education components. In addition all labs and classrooms are thoughtfully located to

maximize the amount of natural light into these spaces.

A critical portion of the design was the central lab space, “the high bay area” that anchors the three buildings and serves as a focal point for the campus, both internally and

externally.

Partners by Design was hired by Follett Higher Education Group to master plan and design their new distribution center in an existing 549,588 SF warehouse structure in Aurora, Illinois.

The scope includes the master plan for the distribution warehouse and support areas which involves partially a ro-botic distribution system. PBD designed in the space a cen-tral warehouse office housing workstations and conference rooms for about 50 people and a break room facility for 120 people. The second phase of the design and construction includes a 2-story approximately 29,970 SF general office area with workstations, private offices and meeting rooms for 60 associates, a lunchroom with prep.-kitchen seating 120 people, a grand lobby and receptionist area. Further a new employee entrance was designed with a new land-scaped approach, large canopy, revolving doors, security station and associated locker rooms.

Approximately 1.5 years ago, the YMCA of Metro Chicago selected PBD to provide architectural design services to guide them through the relocation from their current home at The Lawson House, which has served as their headquarters since 1931. The future YMCA HQ renovation and expansion project will be at the newly purchased, 7-story loft building in the West Loop area. This 60,000 sf, heavy timber loft structure had fallen into neglect and disrepair after years of limited, partial occupancy and minimal operational maintenance. Thus began a long journey of collaboration between the YMCA and PBD to create a new facility that, for future decades, will serve as the flagship location whereby building would become laboratory, a living organism that promotes all of the YMCA’s brand, it’s mission and values, all while having the flexibility and adaptability to educate and foster collaboration within the community. Not an easy task or one to be taken lightly considering their mission: developing strong children, families and communities across Metropolitan Chicago through academic readiness, character development, violence prevention, fitness and healthy living. That’s a lot of mission to intuitively, architecturally infuse into an environment and culture for the new headquarters project.

How we do it: by simply listening. CEO Richard Malone wanted this project, this building to be a “living organism”, a place that would truly represent the great things, the great impacts that the Y makes every day in people’s lives in the Chicagoland area. This “living organism” would promote the YMCA’s mission, become a place for community gathering, education, training and healing.

Partners by Design designed an addition to the existing Foglia YMCA facility in Lake Zurich, IL for the YMCA of Met-ropolitan Chicago. The gymnasium expansion included one new recreational court and two multipurpose rooms to be used for classes, studios, and meetings. The 9,000 sf ad-dition removes existing metal panels from the facade, and replaces them with masonry and detailing which is more in-tegrated into the design of the facility as a whole..

My Playground is a privately developed recreation facility that will cater to recreational leagues and camps for local basketball and volleyball organizations. Located in South Barrington, the facility is planned to have four full-size bas-ketball courts, two indoor sand volleyball courts, an elevated running track and indoor golf simulators. A 5,000 SF restau-rant will be a sports themed establishment with views into the courts to allow patrons to enjoy the action or relax after a game.

The proposed design unifies the technical center campus in the following important ways; first, the quad-building will contain programmatic elements that will become destina-tions for all users on the campus; be it for the customer ex-perience center, work café and dining areas, conferencing facilities, collaboration areas, event space(s) (interior and exterior) and/or the fitness center facilities. The second uni-fying principal occurs through the building design itself; the proposed quad building will “reach” for the existing buildings on the campus, stretching to connect with those buildings physically with links and/or canopies. As a “pass-through” or “short cut,” within the quad, the building fosters impromptu meetings between the various divisions, generating a zone for multi-disciplinary team discussion.

In addition, the quad building creates new exterior experi-ence zones and circulation paths on the campus that will create new public gathering and display spaces with the building as a dynamic backdrop. Finally, this building will engage the earth by being sunk into the ground and also bermed to the earth. This will allow the quad building to maintain a similar scale in height to the existing campus buildings while bringing a new sense of connectivity to the existing quad, imbedded versus applied.

Partners by Design worked with Catepillar to design a new headquarters for a specific product division. The 282,000 sf, 5 story office building took advantage of the natural sur-roundings to offer maximum daylight, views, and outdoor amenities for the office workers. The office layouts were de-signed to maximize open work zones, group huddle areas and chance encounters to help the company develop a new collaborative culture.

Partners by Design worked with Siren Partners to develop a new Camping World store in Saukville, WI. The store will feature 13,500 SF of retail space, and 17,000 SF of service bays for R/V repair and service. With prime exposure to an adjacent expressway, the 9.25 acre site will be dedicated to R/V sales for up to 250 full size recreational vehicles. This pre-engineered metal building will serve as a prototype store at future locations around the country.

Ranked 4th on the 2013 Forbes Most Promising Companies in America list, Rocket Fuel is one of the fastest growing advertising-technology companies in Silicon Valley.

With offices across the globe, Rocket Fuel engaged Partners by Design to provide architecture, planning, and design services for their relocation to a former apparel warehouse building in the heart of Chicago’s expanding technology sector. Partners by Design worked directly with the Rocket Fuel team to infuse their standards with a Chicago touch. The design inspiration was a blend of mod and new wave. As you enter the space, you are greeted with a natural walnut faceted desk, backed by brushed steel panels. Throughout the space, cozy walnut clad rooms are great escapes for causal meetings. The open office offers clear views to the exterior while the office background is neutral with refreshing pops of color. The “all hands” meeting space includes customized Allsteel Rise seating, booths for conversations and a custom kitchen island crafted from a reclaimed Chicago loft for catered lunches and informal meetings. Additional employee ame-nities include a mother’s room, a spa-like relaxation room, quite room and game room.

Equally as impressive, Rocket Fuel engaged Partners to complete this project with a tight timeline of only six months from project award to occupancy.

Braintree Inc. powers online and mobile payments for many of the world’s fastest-growing merchants. Founded in 2007 and named to the Inc. 500 in both 2011 and 2012, Braintree has worked to transform online and mobile commerce. The company provides frictionless purchasing for more than 30 million consumers shopping at 3,000 online merchants. Braintree now processes $5 billion-plus purchases annually. The company wanted its space at 111 North Canal in downtown Chicago’s West Loop technology epicenter to be an environment where capable “doers” could engage energetically and unwind easily. Partners by Design was asked to support the ongoing success of an exceptional company through exceptional design.

Three things: Design quickly. Reuse existing. Control costs. With a $19-per-square-foot build-out budget, Partners by Design was challenged to create a layout allowing for high productivity in a dense space averaging just 150 square feet per employee. The solution is an open, primarily benching approach that supports sustainability and promotes idea, information and knowledge sharing among employees. A very low furnishings cost of $3.25 per square foot was a noteworthy achievement of the design team. Partners by Design drove the entire process—from programming through occupancy—in just five months. Soon after its completion, Braintree’s new space was named to the Crain’s Chicago Business Coolest Offices 2012 list.

By developing a fundamentally new way for people to create, distribute and discover content, they have democratized content creation and distribution, enabling any voice to echo around the world instantly and unfiltered. Twitter has more than 230 million monthly active users with 500 million tweets per day. Incorporated April 19, 2007, Twitter is one of the fastest growing technology companies in America with over 3,000 employees around the world in 25 offices.

With offices in Chicago, Twitter engaged Partners by Design to provide architecture, planning, and design services for their relocation to 111 N. Canal. Drawing on standards in place and influences from their San Francisco HQ, Partners by Design is working directly with representatives to create a warm and cozy space that maintains existing standards. Given Twitter’s rapid growth, the space is being designed with a phased occupancy with an initial move in at 16,000 SF growing into 32,000 SF over time. More importantly, Twitter engaged Partners to complete this project with a very tight timeline with only six months from programming to occupancy.

Unique Design Solutions:• Varied meeting spaces from traditional table top conference

to home-like furnishings and cozy booths, providing staff and customers the opportunity to meet in a setting that best facilitates their connection style for the day.

• Chicago-centric design elements including a charred wood wall which was inspired by the 1871 Chicago fire and steel screens and shrouds inspired by the bridges over the Chicago river.

A 2006 start-up, Coyote continues on a path of tremendous growth and innovation. The “Den” project follows an earlier engagement of Partners by Design involving interior design services for Coyote’s expansion from 20,000 to 110,000 square feet in the Green Exchange Building. The bustling Den, located on the building’s fifth floor penthouse, is sure to build the buzz that escalated when Coyote was named #1 in the Midsize Category on the Chicago Tribune’s 2011 and 2012 Best Workplaces list. Coyote was also named by Inc. Magazine in 2012 as one of America’s 100 top job creators.

Of the Den’s 12,000-square-foot floor area, one third is “party” space, while two-thirds is reconfigurable, collaborative work space. Exuding the creativity of the youthful company and its employees, the Den is bright and “F-ing cool”—per specific direction from Coyote’s CEO.

From the outset, Partners by Design grasped the design goal of this client, whose five-year growth rate is reported by the company to be 41,438%. Partners sought to accommodate changing team sizes and growth spurts within a bright environment that would encourage communication and blend the Den with work spaces.
