Welcome to Pebble Shores
Dear Pebble Shores Resident,
Welcome to Pebble Shores! We hope you will enjoy your stay here, whether you’re here as a Seasonal or Year Round resident. There are Bingo Nights, Coffees, and a Book Club to enjoy during Season. The pool, of course, is available for your enjoyment year round.
Since 2011, when I purchased my condo and became a Seasonal Resident, I have been impressed
with what a lovely community this is. In the fall of 2014 I became a Year Round Resident, and I’ve
continued to enjoy Pebble Shores and its residents. And what a location! Everything in North Naples
is within a few miles, literally, including the Vanderbilt and Delnor Wiggins State Park beaches.
Situated a good distance away from a main road and its street noise, makes Pebble Shores a
particularly quiet, peaceful place to be.
Our Information Kit, along with our “Rules, Regulations, and Guidelines for Owner, Lessees, and
Guests” Document should provide answers to most of the questions you have. Many of our forms, as well as other documents and information can be found on our website at http://pebbleshores.org. If

Change of Address, Car Registration, Driver License, etc.
If you would like to change your address to your new unit, the easiest way is online at http://usps.com. You can also visit the local post office listed below at Creekside Parkway. If you have not already done so, you can register your car, obtain your driver’s license and register to vote all at the same time at the corner of Airport Pulling and Immokalee Road at the Green Tree Plaza where the Registry of Motor Vehicles resides. County taxes can also be paid there.
If Pebble Shores is your primary residence, you can also file for a Homestead Exemption which will significantly reduce your annual taxes. The deadline for filing is March 31st of each year.
Applications are available by visiting the Tax Collector’s North Naples office at 2335 Orange
Blossom Drive (by the public library) or at the main office at the Government Center located at 3291 Tamiami Trail East. You can reach the North Naples office at (239) 252-8999.
Beach Parking Stickers
Naples is surrounded by fantastic public beaches and you do not have to pay to park! All Collier
County property taxpayers and full-time residents are eligible to receive an annual permit to park at
all City of Naples and Collier County beaches for free. You can obtain your beach parking sticker
at Veteran’s Community Park at 1895 Veterans Park Drive. You will just need a proof of residency
such as a driver’s license or tax receipt. Collier residents pay for beach parking permits in their
property taxes and may pick up a beach sticker at no additional cost.

Pebble Shores Essential Items
The following items should be in your possession as an owner at Pebble Shores. If you are renting, you will not need some of these items (as designated). If you are an owner and do not have these
items, please contact a member of the Board of Directors. If you are renting, please contact your landlord so a request can be submitted.
Parking Permit Cars parked at Pebble Shores (whether owners or guests) need to display a parking permit. More information on parking can be found on page 8.
No Longer Required
Swimming Pool Gate Key These digital keys will get you through the swimming pool gate or
into the clubhouse and you should have just one per household. You should also have a conventional key that will open the pool
restroom doors.
United States Post Office Mailbox Keys Your Pebble Shores mail will be delivered to one of the nearby
community mailboxes. If you do not have a key to your mailbox, you will need to contact a locksmith to have a key made.
Additional copies can be made anywhere that keys are copied (Wal Mart, hardware store, etc.).
Condominium Documents Your real estate agent should have provided you with a copy of the
Condominium Documents in a spiral bound book. However, if you do not have these or would prefer to have them digitally available, a
PDF can be downloaded from http://pebbleshores.org. (Owners Only)
It is very important that a key to your front door is available in case emergency
access is needed into your unit. All owners and residents are requested to keep a
key on file with Waterways Association Management for that purpose. Please be
sure the key that is on file is the one that fits the lock set that’s currently
installed on your door. 6

Pebble Shores Problem Resolution Process
For emergency issues: Contact Waterways Association Management Company at (239) 348-3030 or 911, depending upon the type of the emergency.
Unresolved Issues that are not an emergency: Should you have a concern or problem that has not been resolved in a timely manner, please follow the procedures listed below to attain a resolution.
The first step in this process is to refer to the “Responsibility for Property Maintenance, Replacement & Repairs” Document, within this document. If this is not available to you, please go to our website at http://pebbleshores.org to locate it. If you do not have email or internet access, please contact a member of the Board of Directors for a copy of this document.
If, after reviewing this document, or if you have a different type of issue that has not been resolved, please follow the steps below.
1. Send an email to Waterways Association Management Company using their online form at http://waterwaysmgmt.com/ with the specific problem and include a time frame of when the problem occurred and what steps have been taken to resolve the issue up until this point in time. This email will be forwarded to the entire Board. If you do not have email availability, put the issue in writing and give it to a member of the Board of Directors. It will be the responsibility of the Director to email the contents of the document to Waterways Association Management Company and the full Board within 24 hours.
2. The Board will then have 48 hours to discuss the issue, assign it to an individual Board Member, and
contact the Owner who initiated the discussion. This response will include the name of the Director responsible for following up on the issue, the plan to resolve the issue, as well as the amount of time

it is anticipated it will take to rectify the situation, and a date when it is believed the issue will be resolved.
If the issue is not resolved by the date given in step 2, the Owner should then contact Waterways Association Management (239) 348-3030 or email them and ask for the Representative for Pebble Shores.
3. The contact at Waterways Association Management will have 24 hours to respond to the owner with a plan to resolve the complaint and a date when it will be resolved.
4. Any issue that is not resolved at this point will become an item on the next Board of Directors meeting.
Pebble Shores Committees
Pebble Shores has a number of committees that contribute to our community in various ways and advise
the Board of Directors on important matters. These committees are absolutely invaluable as so much
time and effort is donated by its members for the betterment of our fantastic neighborhood. If you have
expertise and would like to contribute to a committee, please email a member of the Board of Directors
so we can forward on your name and contact information to the correct person.
Buildings & Grounds Committee The Buildings and Grounds Committee assists in observing the properties of the buildings, bridge,
parking areas and physical areas of the community. Routine maintenance, such as lighting, touch-up
painting and small repairs are often made by members of this committee which saves Pebble Shores a great deal of money annually. This committee also makes recommendations to the Board of
Directors as to actions that need to be taken to maintain our buildings and physical property.
Landscaping Committee The purpose of the Landscaping Committee is to beautify our community. It remains a beautiful place to live in large part because of their work. In doing so, these members oversee the work being
done by landscapers, make suggestions on plantings or removal of dead plants, or suggestions on
beautification of our grounds. Some members also attend seminars and meet with county representatives to learn more about the best plants to use for our geographical area.
Finance Committee Pebble Shores is a major operation with a budget of nearly one million dollars. The Treasurer is our chief financial manager with oversight over the condominium’s finances. The Finance Committee works with the Treasurer in developing the annual budget and guiding its management.
Strategic Planning Committee This committee was created in 2016 to assist the directors in developing agenda items for the regular
Board of Directors meetings. The committee is composed of all directors, committee chairs, and three volunteers. It meets a week or so prior to the board meetings to discuss a variety of issues and narrow
the focus of topics to be included on the board meeting agenda.

Communications Committee This is an informal committee that assists the Board of Directors by disseminating information to residents through our website, http://pebbleshores.org/ and via mail. Creating and maintaining this Information Kit is also a service performed by members of the Communications Committee.
Social Committee Pebble Shores truly has a spirit of community where neighbors know each other and greet each other
by name on walks. It is a wonderful place to live in large part by the work done by volunteers on the Social Committee. This committee plans pot luck dinners, coffee hours, weekly bingo (in season), a
book club (in season) and other events that bring people together and turn neighbors into friends.
Parking Passes and Temporary Guests
All cars parked at Pebble Shores must display a proper parking permit at all times. Each unit is
allowed a maximum of two vehicles per unit. Trucks, Commercial vehicles (including many vans) and two-wheeled vehicles (motorcycles, scooters or mopeds) are not allowed at Pebble Shores.
There are two types of parking passes:
1. Permanent Parking Stickers
These stickers are for unit owners and long-term residents. The sticker must be affixed on a visible rear location of the vehicle.
2. Temporary Parking Stickers
These stickers are for guests and temporary residents. The sticker must be affixed on the inside of the rear window of the vehicle.
Unauthorized vehicles or vehicles parked overnight without a parking sticker are subject to being
towed. Also, please note that carports are assigned to individual units and you may only park in your
own carport. If you do not know which carport space is assigned to your unit, please contact a member of the Board of Directors.
Bicycles may only be parked in any of the outdoor bike racks or kept within a condo. Bikes may not be chained to any other fixture such as a carport or stairs.

Clubhouse and Pool
Use of the Clubhouse
Pebble Shores residents may reserve the Clubhouse for their own use. The clubhouse makes a fantastic place for parties, gatherings, etc. and is easy to use and reserve. It includes a sink and microwave as well as fold-out tables for serving food.
To reserve the clubhouse for a private event, please complete the Clubhouse Reservation form on the
Pebble Shores website and email to Waterways Association Management. On the day of your event,
someone from the Board of Directors will go a few hours prior and ensure the air conditioning is set
to a comfortable level.
Clubhouse Rules & Regulations
Owners or lessees who wish to use the Clubhouse for a private function shall obtain prior written approval from the Board of Directors, or its authorized agent, and post a $200.00 security deposit to be deposited in the Pebble Shores Condominium Association Account. (4.3)
The available hours of the Clubhouse shall be 7:00am to 10:00pm seven days per week. Activities in the Clubhouse must be concluded by 10:00pm. (4.6)
The Clubhouse & Restrooms shall be locked when not in use. (4.5)
Parents shall be present and responsible to supervise their children at all times. (4.8)
Pets are prohibited in the Clubhouse. (4.9)
Smoking is prohibited in the Clubhouse. (4.7)
Noise & amplification of music shall be kept at an appropriate level as to not disturb surrounding residents. (3.11)
Persons in bathing suits are prohibited in the clubhouse. (4.10)
The Clubhouse must be left clean and sanitary after use. (4.4)
Clubhouse Library
There is an ad hoc library established in the clubhouse consisting of books donated by past and present residents, renters and visitors. The books are available for all Pebble Shores residents to
use with the proviso that they be returned upon completion in a reasonable timeframe. All donations gratefully accepted.

Swimming Pool and Spa
The swimming pool and spa are centrally located at 114 Pebble Shores Drive and require a key card
to enter. Bathrooms are available and need a key as well. The pool is open from dawn to dusk and
may not be used outside of these times per Collier County ordinance.
Important Swimming Pool Rules
The safety of our guests is of utmost importance when using the pool and we also want to be considerate of our friends and neighbors also present.
Rule 3.16 – Do not interfere with the quiet enjoyment of the pool by others.
Rule 3.19 – Climbing, playing on, or jumping the fence is prohibited.
Rule 4.10 – Persons in uncovered swimming suits are not allowed in the clubhouse.
Rule 4.11 - The pool is unguarded and swimmers use it at their own risk.
Rule 4.12 - Diving or jumping into the pool, by any persons, is strictly prohibited.
Rule 4.13 - The pool shall be used only between dawn and dusk.
Rule 4.14 - All persons must shower before entering the pool
Rule 4.15 - No rafts, toys, scuba fins or other flotation devises, other than flotation aids for children, are permitted in the pool.
Rule 4.16 - Parents shall be present and responsible to supervise their children at all times.
Rule 4.17 - Beverages at the pool must be in non-breakable plastic or metal containers. No picnic coolers
or glass containers of any type are permitted in the Pool, Spa and Deck areas for any purpose.
Rule 4.18 - Food and Alcoholic Beverages are prohibited in the pool, spa and pool deck area; except that the Board may authorize such for a specific program or special event.
Rule 4.19 - Smoking is prohibited in the pool area.
Rule 4.20 - Towels must be placed on chair or lounge if tanning or body oils are being used.
Rule 4.21 - Bicycles, rollerblades and similar equipment are prohibited in the pool and deck area.
Rule 4.22 - Pool furniture cannot be saved or reserved.
Rule 4.23 - Pets are prohibited in the pool, spa and deck area.
Rule 4.24 Unit owners are responsible for all actions of their guests and lessees. Unit owners and lessees are responsible for all actions of their guests.

Pet Ownership & Pet Waste
Pets are a common sight here at Pebble Shores and responsible ownership is very important to the beauty of this neighborhood. Please be sure to register your pet with Collier County by going to the Tax Collector’s office at 2335 Orange Blossom Drive.
Rules Pertaining to Pets
Rule 12.1 - Pets, birds and fish shall neither be kept nor maintained in or about the Condominium Property except with the prior written consent of the Condominium Association and then only in accordance with the provisions of the Declaration and the following:
Rule 12.2 -Each unit owner may maintain two (2) household pets in their residential unit, to be limited to domestic dogs not to exceed thirty-five (35) pounds each, or domestic cats, or caged
birds or one (1) fish tank not to exceed 55 gallons. No more than two (2) small birds may be kept in the Unit. No domestic birds of a variety which will emit sounds that can be heard in contiguous
units may be kept by a Unit Owner or occupant in a Unit.
Rule 12.3 -Pets are not to be maintained for commercial purposes and shall not adversely affect
another’s property. No unit owner or occupant may house a pet which is a nuisance or annoyance to any other unit owner or occupant. Pets are subject to removal from the Condominium at the
discretion of the Board of Directors after a hearing conducted in the same manner as hearings for fines.
Rule 12.4 -Pet owners or any person walking the animal must pick up waste and dispose of such waste appropriately.
Rule 12.5 -All pets, including cats, must be on a leash not more than six (6) feet long at all times when outside the Residential Unit.
Rule 12.6 -Tenants, renters, lessees, and their guests, shall not be permitted to have pets in leased units, or on the grounds of Pebble Shores.
Trash Bins & Recycling
Trash dumpsters and recycling containers are located in several places throughout the community.
Residents should place all trash and recyclables in these containers. Trash bags and boxes should not be left on balconies and by your unit door. Also, trash and miscellaneous junk should not be stored
in your lanai. Since these areas are visible to others, they should be kept neat and presentable.
Large Item Pick-Up
Furniture and large items cannot go into the dumpsters or be left in this area. Placing items in front
of or inside of the dumpster will prevent the collection of garbage from that dumpster. These
items require a special pickup, for which there is a fee that is the responsibility of the homeowner
who is disposing the large item. Call the Waterways office at (239) 348-3030 to schedule the pickup

of these items, so that we can prevent overflowing dumpsters and unnecessary costs to the Association.
Recycling Bins
Pebble Shores has recycling bins near all three dumpster areas for your convenience. However, please be sure to follow Waste Management’s rules of recycling to ensure our items are properly disposed of.

Responsibility for Property Maintenance, Replacement & Repairs
Unit Owners are responsible to maintain and repair any property within the designated boundaries of
their Unit. The related costs fall to the Unit Owners. The boundaries of a Unit are the undecorated
ceiling, perimeter walls, and floor surfaces. Everything internal to these surfaces, including non-
structural interior walls and doors, belongs to the Unit Owner. This includes such items as cabinets,
sinks, toilets, showers/tubs, floor coverings, electrical fixtures and outlets, wall and window
treatments, appliances and furnishings, window glass and screening, and interior doors, including the
lanai sliding door. Wiring and plumbing property that exclusively service a Unit are the sole
responsibility of the applicable Unit Owner even if those services are not included within the
boundaries of the Unit. HVAC equipment, lines, ducts, and pads are also the responsibility of the
Unit Owner. Hurricane shutters and exterior screen entrance doors are options that may be installed
at the Unit Owner’s expense. However, if these become damaged or unsightly, the Unit Owner is
responsible to replace them with an approved model or remove them entirely. Cleaning of HVAC
and dryer ductwork as well as sink and toilet drains serving the Unit are the responsibility of Unit
Owners. Unit lanais, HVAC compressor pads, and carport designated parking spaces are considered
to be Limited Common Elements and as such fall under the oversight and regulation of the
Association. The expense of radon mitigation, if necessary, falls to the Unit Owners. Pre-approval is
required for structural changes to the Unit or Limited Common Elements.

The Association is responsible for all maintenance, repairs, and replacements in or to the Common
Elements and the cost and expense thereof shall be charged as a Common Expense, except to the
extent arising from negligence, misuse or neglect of specific Unit Owners, their lessees, or guests.
Attic, subfloor, and perimeter wall spaces shall be considered as Common Elements in respect to
maintenance, repair, and the costs related thereto. Piping and electrical wiring in these spaces that
service the Common Elements or more than one Unit, as well as the drywall beneath the decorated
surface of perimeter walls shall also be considered as the responsibility of the Association unless
there is negligence or misuse on the part of the Unit occupants. Cable, security, and telephone wiring
also fall to the Unit Owners. All exterior surfaces of buildings (including the exterior surface of Unit
entrance doors), roofs, stairs, balconies and landings, carports, roadways, irrigation systems,
plantings and landscaping, exterior lighting fixtures, and all clubhouse, pool, and lake property are
clearly the responsibility of the Association. Changing light bulbs on balcony lights by Unit entrance
doors is the responsibility of the Unit Owners. These lighting fixtures may not be replaced or
modified without approval of the Board.
Maintenance, repairs, and replacement of property and equipment should be performed by competent persons, preferably licensed and insured professionals.
The Board of Directors may grant exceptions to these stipulations in very unusual circumstances.
These Guidelines were developed by the 2016 Buildings and Grounds Committee to advise the
Board of Directors in interpreting the Documents of the Pebble Shores Condominium Association regarding responsibility for the maintenance, replacement, and repair of property. The Committee’s
interpretation does not carry the opinion of legal counsel. The effective date for implementation is March 1, 2016.

United States Postal Service Mail The default method of communicating with residents is through traditional mailing with the United States Postal Service. Official communication between the Board of Directors and
residents or Property Management and Residents will be through this method without your written consent to receive email.
Email Communication Email is the preferred method of communication as it does not incur the cost of handling nor postage. If you would like to be notified by email, please email one of the Board of Directors (emails on page 5) to give your permission.

NextDoor and Facebook These networks provide a great way for owners to communicate with other owners in more of an
unofficial, social fashion. NextDoor requires an invite so please email one of the members of the Board of Directors for an invite. To join the Facebook group, simply visit

Welcome Pebble Shores Owners to Waterways Association Management! We are excited and look forward to
servicing your community. We will make every attempt to make sure all your requests are answered
promptly.
With that said, we would like to let you know what changes you can expect.
We encourage you to visit our website at www.waterwaysmqmt.com and explore the site. When you visit
our website you can click on the home owners tab for helpful tips, HOA documents and m a k e
maintenance requests. You can find your association by clicking on the Homeowners tab, under
Homeowner documents. Here you will find re v i s e d Rental and Sales applications, Rules and Regulations,
etc. Please allow a few days for processing as your Association will be active as of the 15th of March.
In order to help stream line your association for online management, we have included a form that is
necessary to begin the process.
1. The electronic communication form. This form is required to give us permission to communicate with you
electronically via email. Due to the nature of this form, y ou w i l l o n l y be a b l e t o pr i n t i t of f
o n l i n e . We will need t h i s f o r m to be signed and returned via mail, email or fax. The form is
enclosed in this mail out as well.
2. Online access for maintenance and payments - Once the owner information sheet is completed, you will
be sent a link to set up your online account. The sign in will be unique to you and allows you access to
your account, payments and maintenance. Once completed you will be able to access the following:
Online payments- PLEASE NOTE THERE IS NO COST TO YOU TO USE THIS ONLINE SERVICE IF YOU ARE PAYING WITH A CHECKING OR SAVINGS ACCOUNT. However, if you pay by credit card there will be a convenience fee added to your card based on your payment amount. As this charge is filtered through a third party vendor we have no control over this fee. You will be able to set up reminder emails, recurring payments or one time payments.
Mail Payments- Please note the option to mail in your payment
will still be available. INVOICES WILL ALWAYS BE MAILED
THE FIRST WEEK OF THE MONTH PRIOR TO WHEN THE
PAYMENT IS DUE. Should you wish to mail in the payment,
use the address listed below.
Maintenance Request- Online maintenance request can be submitted for any common
area concerns you may have. When you click on this link you will be directed to an
online form to complete your request.
