Housebuilder pledges £24,000for community projects fundALEADING housebuilder in

Wales has today announcedthe launch of a £24,000

community fund to support localgroups and charities.Persimmon Homes West

Wales, which has developmentsacross Bridgend, Swansea,Carmarthenshire andPembrokeshire, is todaylaunching PersimmonCommunity Champions.Persimmon Community

Champions is a nationalprogramme where charities andgroups can apply for funding upto the value of £1,000 to matchmoney they have already raisedthemselves. Nationwide willdonate a total of £750,000.Huw Llewellyn, managing

director of Persimmon HomesWest Wales, said the communityinitiative was a way of supportingpeople across every city, townand village where the companyworks.“This is an extremely proud

day for the whole business.

We have always supportedcharities but we have nevercome together with such a largepot of money. We hope that ourfunding of £24,000 can makea huge difference across everycommunity.“We’ve made it really simple

to apply for funding, withgroups and charities completingan online form at www.persimmonhomes.com/charity.”Persimmon is set for further

growth this year on the backof an excellent 2014. The groupcompleted 13,509 homes last year.The company is calling on

groups and charities to applyfor funding, with the first grantsbeing issued in March 2015.“We want to hear from all

1 Before painting newly plastered walls and ceilings,you first need to seal the plaster. New plaster is veryabsorbent and although there are paints and sealers

designed for it, a common way to seal it is with watered-down emulsion, as the plaster sucks up the water.Painting plaster before it’s fully dry can cause the paint topeel, giving you endless problems, so don’t start too soon.

2 Watered-down emulsion is messy to work withbecause it drips much more than standard emulsion.Be careful to wipe, roller or brush out drips

immediately to avoid a bad finish – the drips dry quicklybecause the plaster’s so absorbent. If your topcoat iswhite, use watered-down white emulsion for sealing, oryou’ll end up doing more coats of topcoat than you needto.

3 Another problem with using a white topcoat on newplaster is that you can get patches where the topcoatneeds several coats to cover. To save time and paint,

use a basecoat emulsion on these patches, which shouldcover them in one or two coats. Basecoats are designedto cover problems like dark colours, stains and hairlinecracks, depending on the product.

4 A really good paint for covering these patchesis Crown Solo One Coat Matt Emulsion in PureBrilliant White (£17.99 for 2.5ltr, Homebase), which

you can use instead of a basecoat or as the topcoat,missing out the basecoat stage. One-coat emulsions canbe good time-savers, but some give a patchy finish, whichcan look terrible, especially in the light from a window ordoor, so choose carefully.

5 If patches of new plaster don’t dry out, they’reprobably damp. Often the best solution is to removethe plaster back to the brickwork and get a plasterer

to do a waterproof render before replastering. Thisshould stop any moisture in the brickwork coming back

through the plaster. The cause of the damp should alsobe addressed. Alternatively, there are quick fixes, such asapplying damp paint/seal to the damp patches and thenpainting, tiling or cladding the wall (with tongue-and-groove panelling, for example). However, you’re coveringthe damp rather than dealing with it.

and blocked drains don’t mendthemselves – the longer youignore them, the more expensiveand difficult they often become toput right.Check for leaks and blockages,

anything from last autmn’sleaves to bird nests. If anythingobstructs the easy flow of wateraway from a building, damp canoccur.If you notice that water’s

falling sharply from a certainpoint on a gutter, there’sprobably a blockage there, soscoop it out with a trowel, takingfull safety precautions if you’reusing a ladder.

To stop gutters getting blocked,fit gutter guards, grates thatblock debris but still allowrainwater to get through.While the ladder is out, inspect

your home’s roof for damaged orslipped tilesCheck your roof from the

inside by looking for chinks ofdaylight in the loft. Outside, youusually find that using a pair ofbinoculars helps you get a clearview of the roof.Even a relatively small gap in

the tiles can let in enough waterto cause damage, so address theproblem before damage occurs,or spreads, by calling in a roofer.Repair wooden windows.

Chipped, cracked and flakingpaint can let in water, whicheventually rots wood.If the wood’s already suffering

from wet rot, scrape out theworst of it, treat the rest with awood-hardening liquid designedfor wet rot, and fill with anexterior wood filler - PolycellPolyfilla for Wood Large Repairs(from £9.99, Homebase) is aprofessional-style two-part fillerthat’s much easier to use thanmost.

Sand and clean off the repair,and apply exterior wood paint.Look over your home’s exterior

walls. Missing pointing anddamage to render and paintwork

can cause damp inside.If there’s moss or algae on an

exterior wall, water is gettingto it, perhaps from a drippingdownpipe or gutter. Solve

the problem and scrub off thegrowth.A good masonry paint

provides all sorts of long-lastingprotection for exterior walls.

It’s not a pretty sight, and it could turn into an expensive one
