The Board of Directors of Pineda Crossing Homeowners’ Association,
Inc., (HOA) recently reviewed the Association’s governing documents,
particularly the Amended and Restated By-Laws. To encourage and
activate the members of the HOA to come together and work as a
community, the Board of Directors, determined certain provisions
needed to be addressed.
The Board, with assistance from counsel, prepared proposed
amendments, primarily to address the use of proxies, the procedure
to become candidates for election of directors, the size of the Board
of Directors, the procedures for the election of Directors and for the
possible recall of Directors. We believe the adoption of the proposed
amendments is essential to streamlining the procedure for the
election of Directors.
We realize that it is normally difficult to get enough members to
attend a meeting in person or by proxy because of normal apathy, the
geographic diversity of our members and everyone's too busy
schedule. Therefore, the Board has decided to seek your consent for
these amendments by Written Consent without a meeting.
A copy of all the proposed changes has been mailed to you for your
review. You may keep this copy for your records. But it is
important for you to sign properly and return the Written
Consent form, indicating your position on the proposed changes.
For your signature to be valid, please follow these three simple
instructions:
1. Fill in your Lot number at the top, if you know it. If you are
unsure of the correct number, leave it blank. Please write in
your property address.
2. If possible, every person who is a co-owner should sign if on
title/deed to the property is in both names, and if both are
readily available.
3. The completed Written Consent form should be sent back
to the Association in the self-addressed stamped enclosed
envelope provided. Please be sure to send it as soon as
possible, as the law imposes a time deadline when we
take this action without a meeting.

Just in case you haven't noticed there are several residents
whom have started preparing for a “Winter Wonderland”
display and one homeowner claims to have a Santa’s Work
Shop up and running, behind closed doors, of course.
For those of you new to our neighborhood, now is the
time to get do it as the days are still long enough to have
some daylight left after work to get a little done each day,
if you work or have school-age grandkids around after
school to help.
Hopefully your creative ideas have been stirred, now let’s
have some fun and join your neighbors and decorate your
home for the holiday season.

At the Annual HOA meeting on January 19, 1999, Ernie
Sheagren and his wife Jean signed in at the HOA meeting
and checked the volunteer column of the sign-n sheet
indicating the would like to volunteer in any capacity they
would be needed in. This was almost nineteen years ago.
Jean served many years on the Architectural Review Board
and Ernie peddled his bicycle from Longleaf up to the front
entrance several times a month to update the information
bulletin board.
In recent years Ernie parked his bike but faithfully made
the changes to the sign board several times a month or

more, until recently. Sadly Ernie has had to retire after
almost 19 years of serving our HOA. But now, we have an
opportunity to give back to them both.

license handyman, and are willing to donate just a little
time. Jean will be so very grateful.

There are not enough squirrels in Brevard County to rid the
sidewalks of Pineda of the acorns. So, to protect the paw pads
of our dogs on their morning and afternoon walks and to
prevent the reddish brown staining on the concrete, we need to
spend a little time each day on keeping the side walks and
driveway cleared. Either sweep or use the yard blower to keep
them clear. If we stay ahead of the job you will not need to haul
out the power washer or pay a company to do it for you as
power washing is the best way to remove the tannin stains from
the concrete.
You could also be avoiding a costly vet bill from taking care of
Fido's injured paw after he stepped on a broken acorn.
