property valuation
Everyone has an opinion of what his or her house is worth and rightly so. But have you
ever wondered how an experienced agent will value your home?
Continuing in the series this time we take a look at supply and demand in the property
market.
In Jersey, there has always been a good demand for property. With a growing
population and only a finite amount of land the need or ‘demand’ is always there.
When there is a limited supply of property available to purchase, this fuels prices. When there is a good choice of property available,
prices steady.
Currently in Jersey, the demand for property has fallen and the amount of property
which transacts is down. This is due to the difficult economic climate and the difficulty in borrowing money. When valuing a home an agent needs to consider what property is
available and the demand for it.
Developers in Jersey work hard to bring new apartments and homes to the market. In this area the cycle of supply and demand can be
demonstrated below:
• The demand for new houses or apartments rises, supply is almost taken up
• Competition amongst buyers increases, prices rise
• As prices are pushed up, developers see further opportunity to increase profits and
start to build more homes • Prices rise to unsustainable levels
• As a result demand starts to fall off • New homes hit the market too late
• This over supply makes the prices soften • Developers cut back on building until
demand increases again.
