SENSESWhen staging your home, think of all the senses; sight, sound, smell, taste and touch.

Starting with sight, open all the curtains, let in as much natural light as you can. Ask the agent to put the lights on in all the rooms.

Give the buyer something nice to look at. After you have de-cluttered leave a few choice items that would be considered to be above what would normally be expected in the price range of your home. Allow the prospective buyer to be aspirational. Set the dining table, show off your finest cutlery. If you in a small flat with a breakfast bar, lay it out with fruit and bowls.

If your house is near a busy road, the perception or reality of sound intrusion could put off buyers. Consider what you can do to mitigate against this negative point. Keep windows roadside closed. Draw the buyer’s eyes away from the noisy part of the house and towards the quieter part.

Look at your house with a critical eye. Are you banisters sticky to the touch? Are your kitchen drawer handles clean? Are there smears on doorplates? Modern stainless steel banisters have the wow

factor but show up sticky fingerprints, unless regularly cleaned.

Consider airing your property before the viewing. Each house has its own particular smell, which we will not be aware of. Shy away from strong air fresheners though, as if a viewer spots an air freshener they may wonder what smell the owner is trying to hide.

It may be a cliché but something baking in the oven, a pot of coffee or even a lavander scented candle can be beneficial.

I am a firm believer in removing all evidence of pet ownership. This was a pet bugbear (if you will excuse the pun) of Ann Maurice, “The House Doctor”. Not all people are animal lovers. I am a dog lover and yet if I see evidence of dogs or cats I mentally lower my offer to include the cost of replacing carpets. I stop looking at the positive aspects of the property and start looking for signs of pets such as smells or stains. I would go so far as to remove pet-flaps in doors. I would remove food bowls and ensure pets are not at home for viewings.

On one viewing, I was initially unable to get into the kitchen as a yapping dog was rather upset that people had invaded his house and did his best to defend his home. I did go into the kitchen but my

first thought was to get out and away from the dog. My lasting memory of that property was the dog!

However, in America, there is currently a craze for staging homes with dogs and cats. So, a labrador might feature in a country house brochure whilst a cat might feature in an advertisement for an ultra-modern apartment. The theory is to make the properties look more “natural” and also give visual clues as to the lifestyle on offer.

I remain unconvinced.

ACCESSSelling a home does involve a degree of inconvenience to yourself. You must have your home available for viewings at the prospective purchaser’s convenience, not your own. I have often thought to myself, “Do you really want to sell your house?

Make sure the buyers can park easily. An experienced agent will park away from the property, so the client can park easily. At one open viewing, the agent parked their car in the already small drive. As soon as people turned up for the open viewing, chaos ensued. Other prospective buyers drove by and gave up.

Where access is limited – consider having someone available to marshal the traffic and direct people to alternative

nearby parking or consider the wisdom of having an open viewing.

If your property has an outhouse or garage, make sure the agent has keys and access. One property I visited had a large block built shed at the end of the garden but it was so overgrown that it was impossible to get to the shed. That could have been a potential selling point to a client with teenagers wanting a den or somewhere for a drum kit.

AGENTSAn experienced agent will get to know your property and its environs. Before choosing your agent, go to viewings of other properties and see how they sell them.On many occasions I’ve asked questions about the status of adjoining fields, type of heating and when the boiler was replaced. I have been met with vague answers which do not inspire confidence.

Your agent will have many properties on their books. When you initially meet your agent do point out positive points that

may not be immediately obvious such as lower heating bills due to upgraded insulation, under floor heating, ample attic space or a new boiler.

I believe if you follow some, or ideally all, of these simple strategies you will achieve a successful outcome. Of course, once you have de-cluttered, de-personalised and deep cleaned your house you might decide you no longer want to move out.

Give the buyer something nice to look at. After you have de-cluttered leave a few choice items that would be considered to be above what would normally be expected in the price range of your home. Allow the prospective buyer to be aspirational.

YOU’D NEED TO REPEAT THE TIME-HONOURED MANTRA ‘LOCATION-LOCATION-LOCATION’ A COUPLE OF TIMES TO DO JUSTICE TO THE STUNNING SETTING OF FISHERS GATE.

The spacious seven-bedroomed property sits at the northern end of St Ouen’s Bay, close to the corner where the Five Mile Road turns inland at Jersey Pearl, and is situated on a large plot of land that extends some 400 metres from the house itself to the seawall above the beach.

THE JECC wINTER SEMINARS 2013 25th April Health and Safety – Asbestos in the workplace, raising the bar. Following on from the success of last year’s health and safety seminar, an expert panel will bediscussing the issues facing the Island with regard to Asbestos and review where we are now, what can be done in the future and the role the JeCC can play in helping raise the bar of awareness. For those who are unaware, Asbestos is a naturally occurring fibrous form of mineral silicates. There are three main types of Asbestos commonly used in the construction industry: crocidolite, amosite and chrysotile, often described as blue, brown and white asbestos respectively. Because of its excellent fire and insulation properties, Asbestos was widely used in many different forms in the construction of commercial and domestic properties. It is now no longer used, but “Asbestos containing” materials may still be found in buildings constructed prior to 2000. If the “Asbestos containing” materials are not damaged, it will not present a risk. However, if it is disturbed it can release Asbestos fibres which can give rise to a number of serious illnesses including lung diseases and cancers. Persons may not develop symptoms until 15 – 60 years after the time they breathed in Asbestos fibres; the legacy of past exposure currently results in around 4500 deaths a year in the UK. Anyone working on or in a building built prior to 2000, either through trade or DIY, could be at risk. It is therefore essential that the dangers of this deadly material are known, and that suitable precautions are taken to limit its harmful effects. THE TENANCY AGREEMENT

THE CONTROL OF HOUSING AND WORK

(JERSEY) LAW 2012 (the “Law”)

The Jersey Estate Agents’ Association is committed to raising the standards in estate agency. For reliable information,

The proposed new Law will change the existing rules on residency in the hope of making them simpler and fairer for all and will consist of 4 new categories:

ENTITLED – will incorporate the previous (a) – (h) and (k) category status and will mean that anyone who was born in Jersey or has been resident in Jersey for at least 10 years, will fall into this category and be able to own, buy or rent a property without any restrictions.

A registration card is all that will be required with the responsibility on the Entitled person to obtain.

LICENSED – will replace the previous ( j) category status and will mean that anyone who has a licence from their employer will be able to own, buy or rent a property in their own name depending on the conditions that have been set on the property, for as long as they are employed by that employer.

ENTITLED FOR WORK – will incorporate persons who have acquired 5 years continuous residence in Jersey prior to applying for their registration card and they will be able to rent a property as long as it is for less than 9 years. They will not be able to purchase a property until they have obtained their Entitled status.

REGISTERED – will replace the previous non-qualified status and will incorporate all those who do not fall into any of the above mentioned categories.

PROPERTY CATEGORIES Under the new Law all property will fall into one of two categories – Qualified and Registered and will be recorded on a public register maintained by the Minister.

Qualified properties will comprise all properties previously (a) – (h) category and Registered properties will comprise all other properties

The Housing Minister will have the discretion to change the categorisation of a particular property at any time.
