• IN THE EVENT A ROOFTOP AIR HANDLING UNIT IS SHUTDOWN (BY EITHER THE FIRE ALARM CONTROL PANEL ORTHE FMCS) THE FOLLOWING SHALL OCCUR:
- COMPRESSORS AND FULLY MODULATING GAS-FIRED HEAT EXCHANGER SHALL BE DE-ENERGIZED.- SUPPLY FAN VFD AND RELIEF FAN VFD SHALL BE DE-ENERGIZED.- OUTSIDE AIR AND RELIEF AIR DAMPERS SHALL FULLY CLOSE.- ALL FAN POWERED TERMINAL AIR BOX FANS SHALL BE DE-ENERGIZED.

• IN THE EVENT THE SUPPLY DUCT STATIC PRESSURE EXCEEDS 4.0" W.C. (ADJ.) AT THE DISCHARGE OF THEROOFTOP AIR HANDLING UNIT, THE UNIT MOUNTED CONTROLS SHALL AUTOMATICALLY DE-ENERGIZE THE SUPPLYFAN VFD. UNIT MOUNTED CONTROLS SHALL ALLOW THE UNIT TO AUTOMATICALLY RESTART THREE TIMES. IF THEOVER-PRESSURIZATION OCCURS THE THIRD TIME, THE UNIT SHALL SHUT DOWN AND A MANUAL RESET DIAGNOSTICSHALL BE SET AND DISPLAYED AT THE FMCS LCD TOUCHSCREEN IN THE BOILER ROOM.
RELIEF FAN CONTROL (BUILDING PRESSURIZATION):
• PRESSURE SENSOR SHALL BE MOUNTED WITHIN THE BUILDING FOR THE ROOFTOP AIR HANDLING UNIT TOMONITOR THE INTERIOR BUILDING PRESSURE.
• PRESSURE SENSOR SHALL BE MOUNTED AT ROOFTOP AIR HANDLING UNIT TO MONITOR THE OUTSIDE AIRPRESSURE.
• THE SIGNAL FROM EACH BUILDING MOUNTED AND UNIT MOUNTED PRESSURE SENSOR SHALL BE WIRED TO THEUNIT CONTROL PANEL AND SHALL BE USED TO MODULATE THE RELIEF AIR FAN VFD TO MAINTAIN A POSITIVEBUILDING STATIC PRESSURE OF 0.01" W.C. (ADJ.)
SUPPLY AIR SETPOINT:SUPPLY AIR TEMPERATURE SHALL RESET AS FOLLOWS:• WHEN O.A. TEMP IS LESS THAN 40°F (ADJ.) , SUPPLY AIR TEMP SETPOINT SHALL BE 60°F (ADJ.).• WHEN O.A. TEMP IS HIGHER THAN 60°F (ADJ.) , SUPPLY AIR TEMP SETPOINT SHALL BE 53°F (ADJ.)• WHEN O.A. TEMP IS BETWEEN 40°F (ADJ.) AND 60°F (ADJ.) , SUPPLY AIR TEMP SETPOINT SHALL BE CALCULATED
BASED ON A LINEAR EQUATION BETWEEN THE SUPPLY AIR TEMP SETPOINTS LISTED ABOVE.
COOLING OPERATION:WHENEVER THE SUPPLY AIR TEMPERATURE IS ABOVE SETPOINT, THE FOLLOWING SHALL OCCUR IN SEQUENCE:• MODULATE GAS BURNER OFF.• IF THE OUTSIDE AIR ENTHALPY IS BELOW THE RETURN AIR ENTHALPY THE OUTSIDE AIR DAMPER SHALL MODULATE
OPEN. THIS SHALL CONTINUE UNTIL SETPOINT IS ACHIEVED OR THE DAMPER IS FULLY OPEN.• IF THE OUTSIDE AIR ENTHALPY IS ABOVE THE RETURN AIR ENTHALPY THE OUTSIDE AIR DAMPER SHALL CLOSE TO
ITS MINIMUM POSITION. IF SETPOINT IS NOT ACHIEVED BY MODULATION OF THE OUTSIDE AIR DAMPER, THECOMPRESSORS SHALL BE ENABLED AND IF THE DISCHARGE AIR TEMPERATURE IS MORE THAN 4°F (ADJ.) ABOVESETPOINT, ONE STAGE OF REFRIGERATION SHALL BE ADDED.
HEATING OPERATION:WHENEVER THE DISCHARGE AIR TEMPERATURE IS BELOW SETPOINT, THE FOLLOWING SHALL OCCUR IN SEQUENCE:• IF THE DISCHARGE AIR TEMPERATURE IS MORE THAN 4°F (ADJ) BELOW SETPOINT, ONE STAGE OF COOLING SHALL
BE DISABLED.• IF THE OUTSIDE AIR ENTHALPY IS BELOW THE RETURN AIR ENTHALPY THE OUTSIDE AIR DAMPER SHALL MODULATE
CLOSED. THIS SHALL CONTINUE UNTIL THE SETPOINT IS ACHIEVED OR THE DAMPER IS IN THE MINIMUM POSITION.• IF THE SETPOINT IS NOT ACHIEVED BY DAMPER MODULATION AND ALL COMPRESSORS ARE OFF, MODULATE GAS
BURNER ON TO MAINTAIN SETPOINT.
PACKAGE ROOFTOP UNIT SYSTEM DESCRIPTION: (CONTROLS PROVIDED WITH UNIT)
GENERAL:REFER TO SECTION 23 74 11 FOR A DESCRIPTION OF THE RTU AND THE CONTROLS PROVIDED BY THE RTUMANUFACTURER PER THE PROTOCOL SPECIFIED IN SECTION 23 09 00. THE TCC SHALL PROVIDE ALL ADDITIONALCONTROL COMPONENTS REQUIRED TO ACCOMPLISH THE SEQUENCE OF OPERATION LISTED BELOW.
BUILDING OCCUPANCY SCHEDULING:FMCS SHALL BE PROGRAMMED WITH THE FOLLOWING TENTATIVE OCCUPANCY SCHEDULE. PROVIDE WITHSEPARATE SCHEDULE FOR EACH DAY OF THE WEEK.
• OCCUPIED MODE: MONDAY THROUGH FRIDAY 5:00AM-7:00PM (ADJ.) SATURDAY 7:00AM-2:00PM (ADJ.)
• UNOCCUPIED MODE: ALL HOURS NOT INDICATED ABOVE AS OCCUPIED.
MORNING START-UP OPERATION:• TWO HOURS PRIOR TO OCCUPIED OPERATION, THE FMCS SHALL MEASURE EACH OF THE SPACE
TEMPERATURES AND OUTSIDE AIR TEMPERATURE TO DETERMINE THE MINIMUM RUNTIME TO WARM OR COOLTHE SPACES TO THEIR SETPOINT.
• WHEN THE COMPUTED START TIME IS REACHED THE FMCS SHALL RESET ALL SPACE TEMPERATURE SETPOINTSTO OCCUPIED SPACE TEMPERATURE SETPOINTS.
• THE RETURN AIR, OUTSIDE AIR AND RELIEF AIR DAMPERS SHALL BE OPEN TO ALLOW MINIMUM SCHEDULEDOUTSIDE AIR INTO BUILDING UNLESS OVERRIDDEN BY ECONOMIZER OPERATION.
OCCUPIED OPERATION:SUPPLY AND RELIEF FAN SHALL RUN CONTINUOUSLY, OUTDOOR AIR AND RELIEF AIR DAMPERS SHALL NOT CLOSEBELOW THEIR MINIMUM SETPOINTS. IN ADDITION, THE FOLLOWING SHALL OCCUR:

OUTDOOR AIRFLOW RATE SET-BACK:• DURING OCCUPIED MODE AND WHEN ECONOMIZER MODE IS NOT ENABLED, THE FMCS SHALL MAINTAIN THE
SCHEDULED MINIMUM OUTDOOR AIRFLOW RATE.• DURING OCCUPIED MODE AND WHEN ECONOMIZER MODE IS ENABLED, THE OUTDOOR AIR DAMPER SHALL BE

THE HEATING SYSTEM IS CONTROLLED BY THE BOILER MANAGEMENT SYSTEM CONTROL PANEL (BMCP). THE HEATINGSYSTEM SHALL BE ENABLED AND DISABLED VIA THE FMCS.
HEATING WATER PLANT CONSISTS OF TWO BOILERS. BLR-1 AND BLR-2 ARE EACH SIZED AT 50% OF FULL LOAD HEATINGDEMAND.
BOILER SYSTEM IS ARRANGED AS A CONSTANT VOLUME PUMP OPERATION. REDUNDANT PUMPS (HWP-1 AND HWP-2) SERVETHE PIPING LOOP.
A FACTORY MOUNTED BOILER CONTROL PANEL SHALL BE PROVIDED FOR EACH BOILER BY THE BOILER MANUFACTURER.EACH OF THE FACTORY BOILER CONTROL PANELS SHALL COMMUNICATE VIA THE BMCP.
HEATING WATER SUPPLY SETPOINT RESET SCHEDULE:
WHEN THE OUTSIDE AIR DRY BULB TEMPERATURE IS 40°F (ADJ.) AND BELOW, THE HEATING WATER SUPPLY TEMPERATURESETPOINT SHALL BE 140°F (ADJ.) AND SHALL RESET TO 120°F (ADJ.) AT 60°F (ADJ.) AND ABOVE OUTSIDE AIR DRY BULBTEMPERATURE. THE HEATING WATER SUPPLY TEMPERATURE SETPOINT SHALL BE RESET LINEARLY BETWEEN THESE TWOSETPOINTS.
BOILER CONTROL: HOT WATER CONDENSING BOILERS (BLR-1 AND BLR-2)
START/STOP : THE FMCS SHALL START THE LEAD BOILER WHENEVER THE OUTSIDE AIR DRY BULB REFERENCETEMPERATURE IS BELOW 65°F (ADJ.) OR ON A CALL FOR HEAT. THE LAG BOILER SHALL REMAIN OFF.
THE BMCP SHALL ROTATE THE LEAD BOILER ON A WEEKLY BASIS.
THE BMCP SHALL ENABLE AND DISABLE BOILERS AS NEEDED TO MAINTAIN THE HEATING WATER SUPPLY TEMPERATURE.WHEN THE BOILER MANAGEMENT SYSTEM CONTROL PANEL ENABLES A BOILER TO OPERATE, A CONSTANT VOLUMECIRCULATION PUMP SHALL TURN ON. INSTALL A CURRENT STATUS SWITCH TO PROVE CIRCULATION PUMP OPERATION FOREACH PUMP.
THE BMCP SHALL CONTROL BOILER START-UP AND OPERATION. FLOW SHALL BE PROVEN FOR THE BOILER TO START-UPBY A MANUFACTURER PROVIDED FLOW SWITCH.
IF LEAD BOILER FAILS TO START, FMCS SHALL ATTEMPT TO RESTART LEAD BOILER. IF LEAD BOILER DOES NOT STARTAFTER TWO ATTEMPTS, AN ALARM SHALL BE SENT TO THE OPERATOR INTERFACE AND FMCS SHALL START THE LAGBOILER.

THE FMCS SHALL ROTATE THE LEAD PUMP ON A WEEKLY BASIS.
IF LEAD PUMP FAILS TO START, FMCS SHALL ATTEMPT TO RESTART LEAD PUMP. IF LEAD PUMP DOES NOT START AFTERTWO ATTEMPTS, AN ALARM SHALL BE SENT TO THE OPERATOR INTERFACE AND FMCS SHALL START THE STAND BY PUMP.
ALARMS, INTERLOCK, AND SAFETIES
SEND AN ALARM TO THE OPERATOR INTERFACE UPON THE OCCURRENCE OF ANY OF THE FOLLOWING CONDITIONS:
• IF A PUMP CURRENT STATUS SWITCH DOES NOT PROVE PUMP OPERATION.
• AN ALARM AT ANY BOILER CONTROL PANEL.
• IF HEATING WATER SUPPLY TEMPERATURE IS MORE THAN 5°F (ADJ.) ABOVE OR BELOW SETPOINT FOR MORE THAN 10MINUTES (ADJ.)
REPORT GENERATION
FMCS SHALL MONITOR THE FOLLOWING POINTS ON 5 MINUTE (ADJ.) INTERVALS WITHIN A SINGLE TREND. THE TREND SHALLRUN FOR A 14 DAY (ADJ.) DURATION AT WHICH POINT THE NEWEST VALUES SHALL OVERWRITE THE OLDEST VALUES:
