Project ASAP Contractor for ultra-luxe tower needs field office FAST Challenge: Major NYC construction company needs to build a 65 story tower in Flatiron district. Immediately they require a tactical field office from which to direct operations and respond to emergencies. Leasing terms had to match schedule Office has to be close to the project and within budget Flatiron area is on fire right now so procuring a space with all these requirements is a challenge. Action: Brian executed an “old school” building by building, space by space search of the immediate vicinity, speaking directly with building owners about as yet unannounced availabilities, lease terms and engaging ownersʼ disinclination to a short term lease in a rising market. Results: Plaza secured a full floor at 110 East 23rd Street, located less than one block from the condo tower development site. The size & dimensions of the space were well suited to Plazaʼs use. Lease duration was aggressively negotiated to match Plazaʼs estimated needs, while also providing flexibility for time over- runs Financial terms of the lease were substantially lower than average office rents in the Flatiron submarket Testimonial “We were under a severe time crunch due to construction scheduling and had doubts we’d be able find good space located close to the project.
