Situation The plot is situated fronting onto Beacon Lane, Woodnesborough, and forms the westernmost tip of the triangular shaped former side garden to the property known as Fairways, Beacon Lane, CT13 0NS. The village of Woodnesborough lies two miles to the west of the town of Sandwich, and this part of the village enjoys an elevated position with views towards Marshborough to the North and Eastry to the South. There is a Grade II listed Anglican Church in the village and it is on a bus route between Canterbury and Sandwich and Deal and Sandwich. An “outstanding” primary school is located in neighboring Eastry Village together with a host of local shops and more extensive amenities are to be found in Sandwich Town. Deal Town is 7 miles distance.

The Property This wedge-shaped Building Plot comprises a level area of former garden that is mainly laid to lawn lying beside the property known as Fairways and the boundary between the house and the plot will be placed 5 meters from the side extension wall of the existing house. From the roadside there is currently a 6 ft high timber fence running along the entire road frontage until the plot tapers out at the extreme western point where it meets its southern boundary. The boundaries are clearly defined but see Notes below. The plot has approximate overall dimensions of 38 meters of road frontage by 16 metres depth measured at its boundary with the existing house. Totaling 312m2 (0.031Ha). Outline Planning Consent was granted in May 2016 under reference DOV/16/00295. Prospective purchasers are advised to make their own enquiries as to what form of development may be permitted however the Design and Access Statement submitted with the application by the architect (available to view online at the DDC website) gives an indication of certain elements that were proposed.

This plot is offered for sale by private treaty and it is not anticipated we go to sealed bids or tenders.

The vendor is not obliged to accept any offer. Satisfactory evidence of funding shall be required within 48 hours of acceptance of any offer.
