ABOUT THE COMPANYPMC BUILDCON PVT. LTD., is a professional contracting, design and build company, having a collective

experience of executing more than 10,000,000 sq. ft., in multiple modules. The team has a collective exposure of

more than 20 years in the industry.

The company is continuously researching the evolving dynamics in terms of price evolution, finance availability,

demand-supply dynamics, to further define more robust structure to support future of the company as well as

the industry.

With the expert input and the dynamics effecting the industry, the advisory board of the company has derived a

special financial structure for the industry enabling land owners to be a genuine, dedicated promoter rather

than taking care of all the verticals like finance, contracting, and marketing. Which in turn divides the promoters

Having all the three ends design, construction and finance, enhances the value

proposition of the project; making it inherently a sold project. With pricing benchmarked

at RoE levels whereas exits depend on the current speculative dynamics existing in today’s

scenario, ensuring capital protection. Since, PMC professionally manages the cash flow

environment of the project it removes the remotest element of manipulation by the

promoters.

Thus, the above model is beneficial to the promoters as they can leverage their capital

over multiple projects, distributing risk.

Concept discussion

Have one-to-one discussion with the company to understand the concept of project Finalize a concept for the project

1. Bank creates a charge on the project and is issuing LC tocontracting company

2. Does not get stuck because of non performance ofpromoter as it is secured by exit clause.

LANDOWNER / DEVELOPER

Note: This model cannot be duplicated as the design, build, interior and furniture capabilities giving the projects an upper hand to exit as a

marketing strategy. Only PMC has that capacity in terms of systems, production facilities, Design Company and a network of associates for

interior design and execution. This model further arrests the unwarranted escalation of property prices by removing the speculation by all

parties involved , liquidating inventory and releasing cash flows.

Girish Lakhe is a very experienced Chartered Accountant and Company Secretary having more than 31

years of working at top management levels in various multinational companies. He has very rich experience

of handling various functions such as finance, accounting, auditing, legal commercial, business development,

HR and administration. He has worked in various industries like food products, auto ancillaries, finance &

leasing, projects, IT, ITES and real estate. Mr. Lakhe has been working in real estate sector since 2005. He

has raised more than US$ 200 million by way of FDI, debt syndication and IPO for a very reputed real estate

developer from Pune. He has also helped a US based real estate fund in raising capital for FDI investments in
