Madison Heights is currently labeled as blighted and known as, “the hole in the doughnut;” the area consists of demolished and underutilized buildings, vacant lots, the lack of grocery and retail shops, and failing businesses; roads are typically not friendly to pedestrians, lack streetscape, and most green spaces are unappealing. Despite the flaws of the neighborhood, the area is accessible to public transportation, remains home to several historic architectural works, and it is anchored by a few major businesses. A trolley line runs down Madison Avenue and is supported by various MATA bus routes; Catholic Charities, Young Life, and Boulevard Baptist Church have stakes in the community and Methodist Hospital, Minglewood Hall and Stewart Brothers Hardware anchor the neighborhood economically. Overall, the area has character and potential, but lacks an identity.

DesignConceptThe goal of the vision master plan was to create an identity and sense of place for the neighborhood. By enhancing walkability, connectivity, and sustainability, the goal of “filling the hole in the doughnut” can be achieved. A transit hub was designed in the center of the district at Madison and Cleveland to boost connectivity. Four anchors were subsequently designed to surround the transit hub within a walkable radius of a half mile. Public green spaces, a regular street grid, and enhanced streetscapes were designed to bolster connectivity. Finally, to increase neighborhood sustainability, Madison Heights was designed to qualify for a silver LEED ND rating. In conclusion, Madison Heights was designed to be a destination; A place where people want to live and work in.
