Urban SymbiosisSanta Monica [Cool]ture Hub | Los Angeles

The ambition of an urban concept such as this is not solely on the development of underused site but also provision of urban elements and improvements that will widely benefit the whole area. A development that is not self-serving and self-centered but morphed into serving the larger urban ecosystem- an urban symbiosis. Santa Monica’s Pacific beach and its famed pier has been the city’s prime representation since it was developed during the 1875. As its success nurtures its own unique Ecological environment (of culture, people, time and activities), there remains an arbitrary disconnection between the beach populace and the rest of the city.

Ten years ago, the redesign of the Third Street Promenade, improvements of the Santa Monica Pier, the Beach, Palisades Park further demonstrated efforts to develop adjacent underutilized lands within the area. This led for the city government to make use of one of its prime lots, converting it to a public spaceThe site is a goverment-acquired lot located right in the middle of the said landmarks and was primarily intended to be developed as a park. We ought to assimilate critical thinking, reinvestigate the disconnectivities in the urban fabric and arrive with the most viable solution concurrent to the urban issues that surrounds the site.

The given circumstances and program allow greater flexibility in design and opportunities. As the imperatives seem to be limitless, the concept has resorted to an organic approach/ natural selection of the better combination of solutions.

The current state of the site shows urban voids that causes a certain level of visual and functional disconnect between usable spaces within and outside the area. We ought to rethink, optimize and reactivate the site.Several constraints brought by the site and circumstances presented an opportunity to develop a rather new approach in urban development: URBAN SYMBIOSIS. This allows the 11.3 acre site to be broken down further to smaller zones and subsumed by the character of the adjacent areas. This allows a well needed diversity of activities and redistribution of the currently overwhelming tourist attendance in the city. The site in itself is divided to four [4] main zones: Dynamic Zone, Quiet Zone, Communal Zone and Neutral Zone. The Dynamic Zone, is a zone adapting the Colorado and Ocean Avenues’ commercial character. It has a shopping mall, an elevated walkway, 2 high rise hotels and pocket stages for the artists and performers.

The QUIET ZONE provides the lush green space that the whole area lacks. Several themed gardens, artist centers, ponds, and jogging paths are found in this area.

The COMMUNITY ZONE’S character is defined by the residential zone adjacent to it. Its main role is to innovate sustainability and advocate a healthy and green lifestyle for the whole area. Facilities such as Condominiums facing Urban Gardens, Green house, Teen Center and Community Center are located in this zone.

The NEUTRAL ZONE , located at the heart of the development, is the most dynamic, temporary and ‘unstable’ zone of the site. It is subdivided into 72’ x 72’ grid that changes its functions and character depending on the current requirements of the site. This could cater seasonal activities and events such as concerts, festivals, art galleries, stalls, etc.

Project InspirationMasterplan | Celebration, Florida

OverviewA non-disclosed clientel, which builds and manages world-renowed themeparks, holiday resorts and family-oriented leisure attractions, have decided to utilize their property in Celebration, Florida to fulfill an ambitious vision that would represent the culmination and the direction of their company- a Micro-city.This vision includes high-end hotels, boutiques, shops, residential area, an art school, and nature parks; all to exemplify a new kind of lifestyle and urbanism that represents the near future, and addressing issues concerning sustainability. With 50% of the global population living in cities and wasting an average of 3 hours of travel time to and from work, the fabric of the cities worldwide has increasingly been tedious and congested. Project Inspiration is a model city that recognizes the requirements of this dynamism and change, and has acknowledged current urban issues of this sort.

As much as this project has implied a standard that applies everywhere, certain circumstances that surround the site have affected its imperatives and form:1. Celebration, a census designated town- its success and failures2. Disney Themeparks3. the now-defunct $2.4 billion high-speed rail project that connects major cities of Florida

Our current dispositions of cities and social sustainability enables the concept to form a new and more interesting blueprint of how we should live our lives in the future, eliminating urban voids and be less and less dependent on goods and fuel.

MONORAIL

Learning from Lerner: Curitiba, BrazilSustainability does not imply compromise in style and comfort but rather, its is about responsibility to its basic essence. The project has looked into model cities around the globe.Curitiba is arguably the most succesful city in the world in terms of self-sufficiency. Its path to success was implemented by its then mayor for 20 years, Jaime Lerner, a visionary urban designer and architect.Curitiba has the highest recycling rate in the world with 70% recycables, it also has plent of parks which doubles as flood control system, using sheep to cut its own grass- far cheaper than lawnmowers. Curitiba has pioneered the BRT (Bus Rapid Transit) which is 10x cheaper than the light rail transit; it so effective that car traffic decreased by 30% as the population trebled for a 20 year period. Most importantly, It’s average income is 66% greater than the Brazilian average. As a result, it is a city with 99% happiness rate, of which 70% of Sao Paolo’s residents want to live in Curitiba.

The client’s goal is for the development to exemplify innovation and build a town that is “ not seen nor experienced on their current themeparks”. An environment that is sustainable and will eventually be a haven for residents, shoppers, artists, joggers and ‘actors’. - Art School- Commercial Area- Residential Area- Industrial Area- High Speed train station

The design evolves on imperatives that helps attain its outcome based on natural selection and filtering of factors that more or less have lesser impact on its growth.

Organic Urbanism. We answer bigger questions that needed to be dealt with: how do we optimize space? how do we lessen building footprint? which urban layout do we use? how about circulation and transportation?

Such questions collectively form a myriad of solutions in the form of a new conceptual framework.

Modern[ist] SouthernUrban Design | Beufort, SC

Beaufort is a historical Lowcountry city located approximately 50 miles from Savannah Georgia. The city is renowned for its scenic location and maintains a historical antebellum character and architecture. The downtown area is the historical center of commerce and is now focused towards visitors and tourists. As the city gained prominence and increased its tourism attendance, the need for urban revitalization in the surrounding areas adjacent the downtown has become inevitable.

Bladen Street is a street corridor adjacent to Bay street, where the downtown is located. The city has explored the possibility of taking advantage of the situation by means of redeveloping the street to its full potential and eventually expanding the tourism area. A full analysis of the area and design solutions have been requested. At present, the area is occupied by single- family houses, law offices, voids, cemeteries and torn-out buildings; all of which present urban elements that are needed to be dealt with.

The project focused on building a new environment that promotes a distinct character of its own, deviating but complementing the predominant antebellum architecture of the area. The only viable way of uplifting the economic profit on the location is through optimizing commerce and residents and to entice in wide variation of activities and participants. The program includes: array of modernist and multicolored buildings, retention of selected residential buildings, restaurants, roof gardens, pocket parks, mini stages, outdoor benches and a midrise apartment building.

BackgroundThe Northwest Quadrant is a neighborhood in the city of Beaufort located in the northwestern portion of city’s original street grid, loosely defined as the area between Charles Street on the east, Prince Street to the south, Ribaut Road on the west, and Boundary Street to the north. This area has for generations been the center of Beaufort’s African-American community, though it has been racially mixed, and is composed of turn-of-the-century homes, many in a shotgun house architectural style. Bladen Street serves as the principal street through the community and is undergoing a streetscape renovation to improve utilities, sidewalk access, landscaping and lighting.

HistoryThe Quadrant started as a predominantly black neighborhood, but it was -- and remains today -- racially mixed. Research shows that some houses were probably built in the area before the Civil War, most likely by white people. When Union troops arrived and occupied Beaufort in 1861, area slaves were freed, and some formed their own communities. The Northwest Quadrant, then called “freedman’s village,” was settled primarily by black tradespeople, laborers and small business owners, according to the 2006 Beaufort Northwest Quadrant Strategic Plan.

AnalysisBladen Street serves as an arterial link between the downtown’s main roads: Boundary Street on the north and Bay Street on the south; It is currently categorized as a General Commercial zone ( stretch from Washington and Bay Streets). What interests us most about the site is how contrasting zones are located adjacent with each other on both ends of the street:- heading north from Washington , a series of cemetery zones and support services (funeral homes) had occupied most of the area; the street ends abutting the rather larger-scaled Bethesda National Cemetery- from Washington Street heading south is presently made up of small- scaled law offices, apartment buildings, abandoned structures, and a blank lot.

The potential of the site is geared towards provision of mixed-use commercial spaces and control (or rather, blockage) of the cemetery zone and services’ possible expansion to south, which will in effect, pull down real-estate values located on its vicinity.

PROPOSED PARK

SolutionAs we have assessed Bladen Street based on its current configuration and future potential, we did a three (3) step process on concept building in arriving with an optimized proposal:\1. Identify current structures and assesment of desirability levels: most desirable area being the southmost part facing the Bay and the less desirable located on the other side.2. Zone. We separated the 2 contrasting areas by introducing a 3 zone sequence: PUBLIC (Commercial, mixed use), TRANSITION ZONE (residential and funeral homes), and CEMETERY ZONE3. Opportunities. More dense commercial shops, public spaces and a mixed- use building exhibits the potentials being brought by current circumstances and the site. We have also taken the opportunity to elevate the southern vibe on a more contemporary and near-futuristic setting.

Overviewde Grisogono SA is a company based in Plan-les- Oates, Switzerland, that engages in the retail of jewelry, watches and gemstones. Its products include ear rings, bracelets, chains, necklaces, and accessories. It sells its products through stores located in Switzerland.

ConceptThe program calls for an architecture that speaks of de Grisogono’s legacy and foundation. We have pushed the black diamond, one of the rarest gem in the world, as the core idea behind the conceptual development of this project. Such gem implies strong characteristics related to elegance, longevity and strength; all reflecting de Grisogono’s image as a strong force in the industry.

SpaceTwo main spatial volumes define the proposal: the main building and the ‘shaded’ exterior Gallery. As the climate of Geneva could oftentimes be cold and rainy, protecting the outdoor gallery from these elements would bring a feeling of outside without the compromise brought by the weather. The protective membrane will define its final form, which is the black diamond.

The Sentosa Boardwalk will create a new exciting gateway to Sentosa Island’s many attractions. With the opening of Resortsworld Sentosa, the number of visitors will increase dramatically, necessitating additional means of access beyond the existing monorail and vehicular routes.

The boardwalk will be concieved as a pedestrian promenade between the iconic Vivo City (Toyo Ito) and public transportation hubs to the north and the South of Sentosa Island.

The masterplanning conforms with the requirements set by the URA in terms of accessibility, circulation, GFA and occupancy while the architecture has remained consistent with the adjacent Resort destination which is Gravesian.

SMOE OfficeOffice Building | Singapore City 2007

The client assigned an existing warehouse lot located on an industrial zone to be demolished and redeveloped to cater an office building and parking lot. The original scheme was set to cater approx 150 workers within the given sufficient space. However, latest requirements called for more occupancy load up to approx. 300 people on the same space. The challenge was an obvious one. In this case, I have reapproached the form concept by stripping off angles and curves that eats up floor area

until what was left off was the essentials .The resulting concept was reduced to the simple Workspace-Spine- Public Areas” approach. This is of which all of the alotted zones are strictly organized and arranged formally to complement a rather Purist approach of an exterior architecture. The level of demand in

STRUCTURE“The level of demand in productivity and activity , along with possible future morphosis on the inside, calls for an architecture that frees up spaces by eliminating the interior columns and placing them on the outside..”. The exterior exoskeleton assures an optimized flexibility interior spaces in times of renovation and disassembly...

PROGRAMThe program is geared towards categorizing all activities of similar nature and arranging them in a logical manner. The philosophy behind the design is for the program to eliminate cluttering and free up more valuable space for flexibility. We also acknowledge the fact that we can only contain a certain number of predicted activities in the future, therefore, it is imperative that the compartmentalization of spaces remain minimum to make way for other spaces.

The narrative is straightfoward: Build a Japanese Contemporary interior space inside a Mediterranean-Italian designed shell. The strategy is to reduce the space to its essentials, strip off all ornamentation and project elegance out of simplicity. Variation is limited; but details are meticulously designed. The ‘ Wall less’ House It is generally thought that the plan is a means for describing lifestyle. The fundamental principle of this descriptive technique is division. It is thought that the lifestyle inside a house is divided with the device of WALLS. Therefore, if only the elements called ‘walls’ are picked out, and given an expression in which they are emphasized, people may understand the lines on a drawing that indicate the ‘walls’ as describing the essence of a house. Yet, should a house be ‘walls’? Why can we not describe a house just by furniture, a tableware and so forth. Or what about a descriptive method using only floor textures? As the floor is the only component that the human body only touches (actually there are doorknobs and toilet seats), if we are to describe a house by a technique of scanning with the body, the house would be described as a collection of textured floors. Or it would also be possible to describe a house in terms of air temperature, or in terms of malodorous places due to wind flows
