Is It The Right Time To Buy?
Deciding when to buy a home is a personal, financial and emotional decision. Exploring the idea, stages and requirements involved in home buying is a good first step to making the right decision.
Renting versus buying: Don’t just focus on the monthly payment. It is important for your mortgage or rent payment to be manageable, but take into consideration the mortgage interest deduction, or the emotional comfort of having your own home.
Future plans: Where will you be in the near and distant future? There are options of what to do with your property in the short or long term, like living in it, renting it or selling it. These options will depend on future market values and if you are planning to expand your family, or eventually move. You should take into account the amount of time you are planning to own the home.
Building wealth and investing in your future: While there are no guarantees or crystal balls on the future values of real estate, you will build equity in your home over the long run by paying down your mortgage or realizing an increase in value when you sell. When you invest in your own property, you benefit from protecting income and are investing back into your own pocket.

Financing Your Home
Obtaining financing to purchase a home includes a number of important factors. Lenders, banks and other sources for loans take into consideration a combination of items when determining whether or not to loan you money. They look at factors in your profile like:
• Current income
• Length of time at your current job
• Debt-to-income ratio
• Past rent or mortgage payment history
• Your credit report
• Tax returns
• Down payment amount
• Months of reserve money
Once you have identified a property for purchase, and have an accepted offer, the lender will begin processing your loan. They will take into account other factors impacting an approval including items such as:
• The preliminary title report
• Any homeowners association dues
• Financial stability of a homeowners association (HOA or planned community)
• An appraisal report
• Homeowner insurance payments
• Property taxes
The combination of your financial profile (income, debt, credit, etc.) and the property (condition, value, etc.) gives the lender a complete picture of the risks and benefits of providing you with the loan. Once all these items are reviewed and approved through the escrow process you will be in the home stretch for closing on your new home.
Your income level, debt and credit information will be used to pre-qualify you for an amount the lender thinks you can afford. However, a pre-qualification is different than a pre-approval. A pre-approval takes into account your credit report, the debt-to-income ratio and a more in-depth analysis of your financial situation. Once pre-approved, you will receive a pre-approval letter that can be provided to a seller with an offer.
Often the pre-approval process comes after homebuyers begin looking at homes, but a pre-approval can provide a more definitive price range for your search and is best completed as a first step, or as early in the home buying process as possible.
There are benefits to obtaining a mortgage on your home. These benefits can help you decide if it is the right time for you to buy, and provide other values such as the mortgage interest deduction to offset income against your taxes or making mortgage payments as an investment into building your wealth.

The Home SearchFinding the Right Home For You
The home search process is one of the many steps involved in purchasing the right home. 90% of homebuyers begin their search online and there are endless resources to help in that process including local homes for sale, neighborhood information, school information, etc.
The search process may seem daunting at times. The wide variety of resources providing different information or listed homes make it challenging to decipher what is current and true. As your agent we will work together to provide clarity and context for all the information you find online. Many sites have many homes for sale and provide an array of photos, descriptions, and more. Unfortunately many of these sites are not current and a listing may be out of date, have incorrect information or mix inaccurate sources. As your
agent we will help provide you with the nuances to look out for on the various home searching sites and research properties you find, as well as properties we suggest for your consideration.

Purchasing a Short Sale
A home is sold as a short sale when the purchase price and selling costs cannot cover the amount of debt or mortgage owed on the home. Essentially the sale is “short” of the money needed.
In a short sale, the owner and seller of the home is still involved. They will be making decisions relative to the contract and sales terms but are not the only decision makers in the process. If the home is selling “short,” the lender or bank that holds the note must agree to take the loss.
Since the lender or bank needs to agree to the sale they often attach their own terms to the purchase, which vary from bank to bank. The involvement of multiple parties approving all steps along the way can cause a short sale to take more time than a regular transaction.
The timing of a short sale can create risks and challenges in the purchase. Some short sales take a month, some take a year. It depends on how many lenders have to agree to the sale, as in the case where the seller has more than one loan on the house, and the timing of responses from the short sale managers. While you can often get a good deal on the home, especially if you can hang in there for a long escrow, you may have to pay for extensions of an interest rate lock, or have flexibility for when you can move.

Purchasing an REO or Bank Owned Property
Buying an REO or bank owned property differs from a short sale because the original homeowner no longer owns the home. The bank has completed all legal collections and processes to foreclose on the previous owner and has acquired ownership. It also means the home was not sold in a public auction and is being sold on the open market.
If you decide to buy a bank owned property be diligent and thorough!
When you are purchasing an REO you will be dealing with the bank or an asset manager facilitating the sale. They do not have the same emotions a homeowner would have about the property and are often focused on the numbers. The purchase steps and action items will primarily be like a regular resale, but there are important factors to keep in mind.
A bank owned property does not provide you with historical information on the home. You won’t get insights or disclosures by a previous homeowner
who has lived in the property. Often the homes have had more damage, or need more tender loving care. While you should be diligent with buyer inspections for any property purchase, you should take extra caution with an REO and consider all repairs or upgrade costs.
Bank owned properties are typically sold “as is.” You won’t have guarantees or warranties above what is required by law. REO sellers are less inclined to fix items or spend any money on the property other than what is absolutely necessary.

Contract and Negotiations
It’s time to make an offer, so what happens next?
First, we will provide you with as much background, details and disclosures on the property as possible. Next, we will discuss a strategy for your offer considering your needs while making it as appealing as possible to the sellers. We will represent your interests when presenting your offer to the seller and their agent. We will highlight and discuss the details of your offer as well as address any questions they may have.
Follow up negotiations may be necessary during your offer consideration period. The seller could take a number of steps in response to your offer such as: accept it as is, reject it as is, counter specific changes to the offer, counter multiple offers with the same or different changes to each offer.
Each contract and offer is different. Deal points will take into consideration both parties financial position, diligence in investigation of the property, timing of the escrow and moving necessities. We will provide you with guidance, options, ideas and information along the way. We will also follow through in presenting and executing on your decisions as we represent your interests.
Once both parties are able to find common ground on deal points and the offer is fully accepted and executed, it will be time to open escrow!

From Escrow to Close
We have found you a home, successfully negotiated a contract and have an accepted offer. It is time to open escrow! An escrow and title account is opened with a third party company who facilitate the neutral management and disbursement of all monies exchanging hands. Typically escrow and title are handled by one company, but it can be handled by two different third party entities. In this process, the company will provide a title report for review, receipt of your initial deposit and assist with the final estimated closing costs, as well as signing of all the final closing paperwork.
Once you have started the escrow process there will be a number of action items with specific deadlines required by the various parties in the transaction. Each of these action items are determined by the specifics of your accepted contract and local regulations or laws. Some examples will be:
• Review of property disclosures
• Buyer inspections
• An appraisal
• City or county required inspections
We will manage the details throughout the escrow process, providing you guidance on what you need to complete and when. We will also coordinate with the multiple involved parties to ensure each are meeting the required actions and deadlines.
When every step is complete, and every condition is met, you will be able to sign your final paperwork, deposit remaining monies and close escrow to receive the keys to your new home!

GET A HOME INSPECTION
A home inspection is designed to give buyers a better understanding of the systems and overall conditionof the home they’re buying. Otherwise, you’d have to rely on your own knowledge and experience.
When you hire a home inspector, there are a few things you need to know.
No house is perfect.
A home inspection should point out questionable conditions and/or potential safety-related concerns inthe home you want to buy. A home inspection should cover:
• Exterior, porch and deck (contiguous)• Foundation and walls• Chimneys and roofs• Windows, doors and attics• Electrical components and plumbing• Central heating and air conditioning• Basement/crawlspaces and garage
You should attend the inspection.
Walk through the home with the inspector so he or she can point out conditions to you that will go intothe written report you will receive. Make your own notes so you can discuss the findings with your realestate agent.
A structural home inspection isn’t enough.
A structural inspection is what most buyers typically order, which may note such things as previoustermite damage, but that’s no guarantee there’s not a new infestation. Depending on your lender’srequirements and your own need to know, you may order several types of inspections – structural,termite, and environmental.
Home inspectors may have differing qualifications.
Make sure your home inspector is an expert, with a background in plumbing, HVAC, electrical work orgeneral contracting, or is a member of a professional organization such as the National Association ofHome Inspectors, Inc. (NAHI). Ask your inspector for credentials and certifications.
Once the inspector gives you the written report, you have the information you and your lender need tomake informed decisions about what needs repair, and whether you or the seller is responsible.
