• Projected to increase to over 72,000 people by 2021 and 100,000 people by 2041

• Site is located at northern edge of the Town Centre

light rail

• Site is located approx 500m from proposed light rail stop and Gungahlin Marketplace

• Walking distance to key services and infrastructure

Transit-oriented development (TOD) usually within 800m of public transport (stations or major stops) and includes high-quality outdoor public areas, higher density development, and mixed uses eg. units, offices and retail

project context

Canberra needs higher density to match Gold Coast light rail success: economistStephen JefferyNovember 5 2016, Canberra Times

“...density would need to improve near light rail stops, as well as proximity to amenities such as shopping centres, hospitals and universities that are included along the Gold Coast route.”

Dr Cameron Murray from The University of Queensland

“Planning Institute of Australia ACT division president Michael Jollon last month said “frequent, rapid services between popular origins and destinations” needed to be combined with high density development in order for such plans to succeed.”

• Iconic ‘landmark’ building at the northern entry to the Town Centre

• Quality urban density at heart of north Canberra

• Close to public transport links including new light rail

• Retail, hospitality and commercial tenancies bringing new business and more jobs to Gungahlin

• Better public amenity and activation at the Town Centre’s northern edge

• Special rooftop amenity including restaurants, function room to create a new tourist destination

massing

artist impression

massing context

solar access • No overshadowing impact on existing residents on Gozzard Street until 1pm with shadow moving quickly past

solar access

• Apartments designed to ensure good solar access into apartments at winter solstice.

• Minimising overshadowing both by the building onto itself and onto neighbours has been integral to the design approach

• Block A tower has only a moving impact on the adjacent buildings.

• Careful orientation and scale of the towers provides maximum penetration of midwinter sun throughout the day with minimal overshadowing

• Apartments generally will have both a lake view and northern orientation

• Compact and easy to furnish apartments with a premium feel

• Corners of the buildings carefully designed to create dual aspect apartments - light-filled with cross ventilation

apartment design

• Proposed parking - more than 600 onsite car parks, including at least one car space for each unit - exceeds requirements of parking Code (car spaces for residents and visitors not required due to proximity to the town centre)

• Anticipate minimal vehicular travel demand during the commuter peak periods within the town centre due to the relatively short walking distances from the commercial hub and public transport facilities - Graeme Shoobridge Advisory Services

• No vehicular access permitted directly to Gundaroo Drive

• Main access to the basement car parking is from Gozzard Street

traffic and parking

• Naming competition:

• open to all Canberrans to name this landmark project with the chance to win the Empire Prize of $25,000

• LJ Hooker will manage the competition to ensure an open and transparent process

• Member of GCC will be invited to be on selection panel

• Community BBQ for adjacent residents - for information and feedback

• Detailed development application, including pre-DA consultation and notification
