Development Opportunity SitesLocated in the middle of the Greater Phoenix metropolitan area, Tempe is just minutes from Sky Harbor International Airport and a quick 15-minute jaunt to downtown Phoenix. Nearly everything in Tempe is easily accessible by bike, bus or car, and Tempe is the only city in Arizona to have light rail operating from border to border. With nine stations across Tempe, light rail is not only environmentally savvy, it is convenient. Development opportunities abound along the light rail corridor in Tempe. Economic development tools, such as New Markets Tax Credits, are available. Contact City of Tempe for information on development opportunities located near the light rail station locations in Tempe.

Transit CenterFeatured Station Station Park-and-Ride

Mill Ave/Third St

About This StationThe Mill Avenue and Third Street station serves downtown Tempe, a vibrant, pedestrian-oriented, regional destination for residents and out-of-town visitors. Mill Avenue features a multitude of shopping, dining and entertainment options, including unique specialty stores, outdoor cafes, nightclubs, restaurants and pubs.

Downtown Tempe is also home to several major employers including the corporate headquarters for US Airways and JP Morgan Chase, both of which are located within a half-mile of the station. Several projects in Tempe along Rio Salado and Mill Avenue have recently increased the number of people working in downtown Tempe to more than 20,000 employees.

This station also serves the 25-acre Tempe Town Lake which hosts more than two million people and 100 events each year including like the New Year’s Eve Block Party, Fourth of July celebration and Oktoberfest.

Two downtown hotels, the 303-room Tempe Mission Palms and the 160-room Courtyard by Marriott, are both within a ten minute walk of this station. Also within walking distance are several residential neighborhoods including Maple/Ash, Mitchell Park East, Mitchell Park West, Sunset and Riverside. These residents benefit from local circulator buses which provide direct connection to the light rail line.

Due to its centralized location, leisure activities, employment and student base and proximity to the Loop 202 and 101, downtown Tempe continues to be a regional draw with the density to support new development.
