Prevention is always cheaper than restoration. A good comprehensive program should include entrance or walk-off matting to prevent soil and moisture from entering buildings, as well as furniture protectors and other items to protect floors from unnecessary scuffs and scratches. See page 4 for preventative maintenance items.

Resilient Floor Care is a continuing cycle with 4 areas of maintenance you need to tend to, with more or less frequency.

Most frequent and least expensive, every program should include daily dust or damp mopping, and preferably use of an autoscrubber. This type of cleaning will help extend the maintenance cycle so that the more expensive procedures will need to be done less frequently. Some programs may also include regular burnishing.

When floors still have a decent amount of finish but have lost their gloss and are not responding to burnishing, it’s time for a finish gloss repair or enhancement to bring them back to their original shine.

When the first two steps no longer work effectively, a scrub and recoat procedure will be in order. In this step you’ll remove two to four coats of finish and reapply more.

When floors are deeply scratched, yellowed, or so beat up that any of the other maintenance procedures just aren’t enough, it’s time to start fresh by chemically stripping and refinishing your floors.

PREVENTATIVE MAINTENANCEPreventative and protective floor maintenance is less expensive than any other form of maintenance or restoration. While not necessarily considered as part of a formal floor program, it should always be your first line of defense. Entrance or walk-off matting will prevent about 90% of soil from entering your building, and floor protectors will prevent scratching and scuffing from furniture and other forms of potential damage.

CHOOSING THE RIGHT FLOOR FINISHThere are three main considerations when choosing a floor finish:

1 Your Floor Care Maintenance Profile 2 Your desired level of

gloss and durability 3 Your desired burnishing responsiveness

Limited Maintenance Profile. Dust or damp mopping is the primary method for cleaning while auto scrubbing is done infrequently or not at all. Burnishing is infrequent or not part of your program.

Standard Maintenance Profile. Dust/damp mopping is done regularly but auto scrubbing is the preferred method for cleaning. Burnishing may or may not be included, but if it is, it is only done 1-4 times per month.

High Maintenance Profile. The highest level of maintenance and care for floors. Daily maintenance is done by auto scrubbing, and burnishing is performed 2-4 times per week.

While all maintenance programs are individual to some degree, our experts have categorized typical programs into three Floor Care Maintenance Profiles.

Floor Care Maintenance Profile

For any floor finish, the solids percentage multiplied by the number of coats you lay down should equal 100 to achieve optimum gloss and hardness potential.

Desired level of gloss and durability

Gloss level and durability/hardness go hand in hand. The initial gloss and durability potential of your floors comes from a combination of the chemistry of your chosen floor finish plus the number of coats you apply. The higher the “solids” percentage, the higher the initial gloss and durability potential.

THE RULE OF 100

Desired burnishing responsiveness

If frequent burnishing is a regular aspect of your floor care program, consider a finish with “High” or “Very High” burnishing responsiveness from the chart below. These finishes will continue to produce a wet-look gloss to your floors from burnishing, for ongoing shine.

CHOOSING A FLOOR STRIPPERStripping is the most labor-intensive aspect of floor care. When soil and buildup can no longer be removed with a scrub-and-recoat procedure, or when there is little to no finish left on your floor, it is time to strip and start fresh.

Choose your floor stripper based on:

1 Coats of finish to be removed 2 Burnishing Frequency 3 Odor Profile

The number of coats that must be removed from your floor will help you determine the level of aggressiveness you need in your stripper. The higher the number of coats, the more aggressive your stripper will need to be. In addition, the longer it has been since your finish was initially applied, the more aggressive a stripper you will need.

The more frequently your floor finish has been burnished, especially at higher speeds, the harder your finish will have become over time. The harder your finish, the more aggressive you will need your stripper to be to remove it.

In certain situations the odor profile of a chemical will be more of a consideration than others. A low odor profile is a good choice for buildings like healthcare facilities, retail establishments, schools, public buildings, or wherever there may be odor sensitivities.

The number one mistake made in stripping is thinking that “the more chemical the better.” If there are more coats present, a more aggressive stripper is needed. Allow the stripper to do its work by following directions and dilution precisely.
