WIP 2017 PROJECT NAME PROJECT LOCATION: TEAM: OFFICE: ID#: CHALLENGE: To develop a new prototype of an outlet center where visitors of all ages can spend a whole day, with plenty of shopping, dining, and entertainment options. The prototype is to be relatively simple to build, easily replicated in various locations, and have a look and feel that consumers will be able to identify with from site to site. STRATEGY: Early in the design process, the Client and the combined CallisonRTKL team of Brand, Architecture, Interiors, and Environmental Graphics discussed the overall project vision and goals, and came to the realization that this could be much more than an outlet center. We were inspired by historic Mexican explanadas, which functioned as the heart of the city, culture, and people. Our Explanadas will share the same ability to bring a community together – having something for everyone – and proving an environment that feels fresh and contemporary, yet familiar and welcoming. Committed to the idea of creating community, the project team developed guiding principles that continually informed the rationale for design. The strength of these principles, and the team’s dedication to them, led to the creation of carefully curated experiences throughout the project. RESULTS/IMPACT: The physical form of Explanada began as a masterplan based on experiences, taking shape with the introduction of a Butler frame structure, which not only simplified construction, but it also added an industrial aesthetic that enhanced the environment. Becoming more than a destination, Explanada grew programmatically as well. There is a large variety of types of retail stores, as well as a unique area called La Plazita, where local vendors sell crafts and goods in small spaces made out of shipping containers. Entertainment options started with a family entertainment center, a cinema, and a bowling alley, with an ice skating rink added later in the design process. With an emphasis on food, the entire team worked together to detail the two major dining areas: La Terraza (Dining Terrace) and Las Cocinas Food Hall. Embracing the Client’s enthusiasm to provide “WOW,” we added layer upon layer of design, including carefully selected finishes, eye-catching signage, imaginative landscaping, and unexpected lighting, which created active, dimensional spaces. We added a technology component to introduce digital art draw visitors together to the main gathering spaces. We also promoted local art, by designating specific areas for murals and sculptures, including a large ceiling area over La Callecita (Little Street), where we envision a graffiti-type mural.
