Deciding who to hire for your renovation

(NC) You've been planningyour home renovation formonths, attended all the homeshows and spent countlesshours online looking at inspi-ration boards and photos. You've also interviewed nu-merous contractors, checkedtheir references and receivedwritten price quotes fromthose you are interested in hir-ing. Now it's time to decidewho will be doing the job.Once you have met with thecontractors who are biddingon your job, you should review each set of bid documentscarefully. Compare every aspect of their bids — the descrip-tion of the work, specifications (materials and products), priceand allowances, deposit and payment milestones, projectschedule and any additional recommendations or ideas. While overall price is important, it is only one factor. Manyhomeowners who have successfully completed major homerenovations speak about the importance of peace of mindand working with a renovator they trust and feel confident in.

If you have a particularlystrong sense of confidence inone of the renovators, they areprobably your best choice, even if their price is not thelowest. In the end, you shouldchoose the renovator basedon your sense of the overallvalue they can provide. If any prospective contractorssuggest they can offer a betterprice if you pay them in cashand skip the paperwork, youshould eliminate them fromfurther consideration. They

are essentially saying they cheat on their taxes and lie to thegovernment, and you shouldn't expect they will treat you anybetter. You may also be implicated in future audits. Before you hire a contractor, get informed. The CanadianHome Builder's Association offers free unbiased informationon how to hire a contractor the smart and safe way. (NC) An organized and well-designed laundry room can make everyday choresquicker and easier. Refreshing this space is a great project for spring. AsCanada's most trusted contractor and handyman, Mike Holmes has seen it all— from faulty venting to amateur plumbing to flooring gone wrong. Here heshares his expertise so you can avoid laundry room letdown.

Make a plan and make it right. As with any home renovation, planning is thekey to success. Know the timing and budget for your project, but be flexible. Leavetime and money for unexpected delays and surprise discoveries once you getunderway.

Think multifunction. As you prepare your design and layout, consider all thesteps involved in doing laundry, and how you might want to incorporate them intothe space. Do you hang a lot of your clothes to dry? Want to fold clothes right inthe space? Need shelving for storage? Mapping out what you want before workbegins will ensure the final product is a multifunctional room that meets all yourneeds.

Bring in the professionals. Wiring and plumbing are not DIY projects. Enlist thehelp of licensed tradespeople who have the necessary permits and qualificationsto do the job right. This will help avoid any unnecessary repair costs down theroad and prevent safety issues.

Select the right appliances. Spend as much time choosing your appliances asyou do your paint colour, and look beyond style to find functionality that will makeyour life easier. Top-load laundry pairs, like GE Appliances' Designer Line Evolu-tion, are making a big comeback because of their ergonomic design, reliable per-formance and the fact that they don't retain moisture, which can lead to issueswith mould and mildew.

Finish with flooring. You want to choose a material that's going to give you thebiggest bang for your buck. Holmes' personal pick for this room is tile becauseit's durable, relatively low maintenance and very easy to clean.

2018 colour and design trends(NC) Your home is a treasured place for living, re-laxing and hosting guests. Give it new energy withthese trending looks.

Lovely lavenders. Move over, millennial pink —this soft shade of violet is the “it colour” this year.Lavenders and lilacs are an evolution of the pop-ular pink, and lend an air of royal sophisticationto any space while bringing out beautiful, deepertones in surrounding accents and furniture.

Statement lighting. Overhead light fixtures makefor gorgeous focal points and help you set the am-biance for the room. Choose a stand-out piecethat complements your décor, like an artisanchandelier or vintage sconces or pendants.

Warmer metals. Golden brass is becoming a sur-prisingly warm and subtle substitute for stainlesssteel and polished nickel. Stay on-trend with brassaccents and décor, or dive in with faucet fixtures inyour kitchen or bathroom in this unexpected tone.

3 secrets for a great flooring upgrade(NC) There's more to getting new flooring than justchoosing tiles you like and having them installed. Makethese tile secrets part of your project and you'll get bet-ter, more beautiful and longer-lasting results.

1. Get crack-freefloors. Durabilityis key with ce-ramic and porce-lain tile floors andthe best way toensure that yournew tiles andgrout remaincrack-free is to in-stall an uncou-pling membraneunderneath thetiles. These aredimpled plasticsheet materialsthat go down atthe beginning ofthe installationand work by allowing the tiles and subfloor to moveslightly from side to side in relation to each other.Adding this small detail might seem unimportant, but itcan make all the difference in terms of your tile floor re-maining crack-free over time, especially with tiles in-stalled over wooden subfloors.

2. Use transition strips. Got a tile installation thatwon't sit entirely between walls? Will tile edges be ex-posed, perhaps where they meet another type of floor-

ing? This is where transition strips can help. The bestare available in different metals, finishes and shapes, but all deliver the same thing — a refined, finished ap-pearance where tile edges would normally remain vis-

ible.

3. Hire a con-tractor thesmart way.Need a tile con-tractor to makeyour home morebeautiful? Al-ways insist on afull written con-tract before thework starts. Thisshould includethe contractor'swarranty on theirwork, so anyproblems thatarise can be re-solved properly.

Hiring someone without a contract is risky and canleave you facing expensive repairs or an unfinished job.Real professionals always put it in writing.

(NC) Summer is aroundthe corner, and there arefew warm-weather activi-ties more enjoyable thanspending a weekend atthe cottage. For thosetimes when you can't pos-sibly get away, why notgenerate some extra in-come by renting it out? Toincrease your cottage'sappeal to potentialrenters, consider addingsome desirable ameni-ties.

Refresh your dock. There's no time betterthan the summer to fish, swim, and soak up thesun. Your dock can be acentral location for activi-ties, however, there'snothing worse than com-ing away from a weekendup north with slivers froman old dock. Take time at the beginning of the season tosmooth out old wood by sanding and sealing it. Consider in-stalling a new dock if you notice any safety hazards, like looseboards or jagged edges – vinyl and plastic options offer low-maintenance solutions.

Expand your entertaining space outside. Part of the funof staying at a cottage is enjoying the great outdoors, so besure to create a comfortable exterior where your guests canrelax. An outdoor cooking and entertaining space adds anextra touch of luxury. Make it complete by adding a prepara-tion and cleanup station, including a functioning sink. Com-plement a rustic faucet with Saniflo's Sanivite, a compactdrain water pump that's easy to install and designed to han-dle the hard water that often comes with cottage living.

Ensure excellent functionality. Most cottages are based insomewhat remote locations, meaning their water and wastesystems use cisterns and septic beds. To avoid any issueswhen renting your place, plan ahead by regularly schedulingwater delivery and sewage removal services. Give your cot-tage an update with the Sanibest Pro, a complete plumbingsystem designed for heavy-duty use. This unit can easily beinstalled above the floor allowing cottage owners to install acomplete bathroom or laundry room in as little as one day, without breaking the concrete or the bank. With a few simple changes, you and your renters can makethe best of cottage season. www.newscanada.com

(NC) Household chores and endless projectscan seem like a thankless job, but regularhome maintenance is important to ensure yourhome's safety, comfort and long-term durability. If your to-do list is ever growing, there's noneed to feel overwhelmed. Focus on this list ofmust-tackle jobs to not only improve yourhome, but your daily living, as well. Insulate well. Ensuring your home is well in-sulated will improve your comfort, while savingyou money by keeping heating and coolingcosts in check. The right insulation –– ideally anon-combustible, inorganic product –– canalso improve your home's fire safety and airquality. A dense insulation with non-directionalfibre composition will also help control soundfor a more peaceful space overall. Many con-tractors recommend Rockwool stone wool insulation, like Comfortbatt and Safe 'n' Sound. Both resist fire upto 1,177˚C and, because they repel moisture, aren'tsusceptible to mould, mildew or rot. They also offer ex-cellent sound absorption and are easy to install.

Add storage. This is an easy DIY project that cantremendously improve the way your home functions.Built-in's are especially popular because they can cre-ate an impressive focal point. Assembling store-boughtunits can also work with a tight budget. Ultimately, thegoal is to give everything a place and to decrease clut-ter.Paint. It's amazing how transformative paint can be. Itcan completely alter the way you feel about your home, creating an instant refresh and a foundation to anchorother updates.Establish “me” space. Consider your interests andhobbies, then work on creating a special place in yourhome where you can truly relax or unwind. Whether thismeans turning your bathroom into a spa-like oasis withsome new tile or fixtures or creating a recreational re-treat, having a room that helps you recharge is great foryour mental health.Extend your living space. This doesn't have to meanan expensive addition. Consider simple improvementslike refinishing unused areas of your home, like thebasement, or re-purposing existing space, like a clut-tered storage or laundry room that causes you stress. You might also bring an indoor feel to your outdoorspace by building a patio or deck with comfortable seat-ing and lighting to create somewhere that you can restor entertain.Ultimately, home improvements that help you live bettercan seemingly provide double the return. The ROI canbe measured in enjoyment, as well as equity. www.newscanada.com

(NC) Today's busy lifestyles leave many of us craving a quickrecharge. And there's no place like home to relax and un-wind, so why not create a spa-like sanctuary where you cando just that? Here are some top tips on how to make it amaz-ing.

Start with what's behind the walls. There's nothing less relaxing than deal-ing with a mould problem –– a commonissue in bathrooms. The wrong type ofinsulation can be especially vulnerable,so look for one that contractors trust justfor this purpose. I recommend an insu-lation called Rockwool Safe 'n' Sound. It's made from stone, so it repels waterand won't promote mould, mildew or rot. It'll also help create a peaceful retreat, thanks to excellent sound absorption.

It's all about the water feature.Whether it's a multi-head rain showerset against a backdrop of luxuriousstone tile or a large, free-standing tub, nothing melts tension away and relaxesthe muscles like water. Options aboundand can be pricey, but remember, thewater feature is the centrepiece of the space, and you'll useit every single day for years.

Create a warm space. A cold floor can abruptly end yourcalming experience. Radiant in-floor heating is one featurethat, once you have it, you'll never know how you lived withoutit.

Let nature inspire. Recreate a spa aesthetic with naturalmaterials like teak, bamboo or stone.

Lighting and music. Incorporating waterproof wireless con-trols for music and lighting let you set the mood and tone forthe ultimate unwind. If you're on a budget, add a pop of ele-

gance witha beautifullight fixtureon a dim-mer andc o m p l e -ment witha romat i ccandles.

A c c e s -s o r i z e .F r o mplush tow-els androbes tofresh flow-ers orgreenery,add some

elements that make your bathroom feel like a five-star hotel.Reduce visual clutter by storing toiletries or other items indecorative baskets or jars. My advice is to relax, unwind, and tune out the world for a lit-tle while. Make it a guilt-free indulgence, because after all,we take better care of others when we take care of ourselves, too.

(NC) Repairing your garden after an extreme winter can takesome time and effort. But consistency is key to keeping yourblooms fresh and full year after year. Mark Beaty, live goodsmerchant at The Home Depot Canada, shares tips on howto prepare your garden and help your perennials thrive.

Preliminary cleanup. Fluctuating temperatures, frost andsalt can all damage your garden throughout the winter, soyou want to act quickly to help your plants recover. Once theground has thawed, clean up any fallen braches, twigs anddebris from flowerbeds. Remove any frost-burned leaves and,on a warmer day, soak the soil in your garden with a hose orsprinkler to help flush the salt and any lasting winter residue.

Picking your plants. Perennials can be planted as soon asthe ground is workable. Each variety has a distinct bloomingperiod lasting several weeks, so choose plants with differentbloom times to ensure continuous colour. While regional as-sortment varies, some of our most popular perennials arehostas (easy to grow and perfect for shaded gardens), laven-der, daylilies (great for attracting hummingbirds and butter-flies), dianthus, iris and phlox (with a beautiful freshfragrance).

Maintaining your perennials. In the first few weeks, newlyplanted perennials require daily watering to thrive. Keep soilmoist to one inch below the surface by watering every daybefore 10 a.m. or after 6 p.m. throughout the summer. Pruneolder, dried flowers to encourage new growth, and at the endof the season, cut your perennials back to 6 to 12” above thesoil level. This will help encourage growth the following sea-son.

3 tips for designing your dream kitchen island

(NC) From bold patterns to stand-out pieces, thekitchen is getting a lot of attention from designersthis year. Whether you are planning a reno or newbuild, these tips may inspire you to create the per-fect trendy kitchen island you've always wanted.

Make it the focal pointA kitchen island is a natural place for family andguests to congregate, so make it the centerpieceit deserves to be. Not only do marble and granitecountertops look luxurious and add significantvalue to your home, but the natural stone accentsalso provide a durable workspace that is easy tomaintain. Consider completing the aesthetic witha stand-out light fixture to really make a statement.

Make it double-dutyAdding an island to your kitchen is an excellent so-lution for creating extra storage and counter spacefor cooking and food preparation. With a fewchairs, it often doubles as a breakfast bar, but whystop there? Add an integrated beverage fridge andshelving to store your cocktail glasses for a built-in bar – convenient for frequent entertainers.

Make it functionalAdd more function to your basic kitchen island withthe addition of a cooktop, sink or dishwasher. Don'tlet complicated or expensive plumbing work stand

in your way. The Sanivite drain water pump fromSaniflo is ideally suited for use anywhere in thehome where additional plumbing fixtures areneeded. This above-floor pump is small enough tofit conveniently within a cabinet without taking uptoo much space, making it the perfect plumbingsolution for your kitchen island.www.newscanada.com

Don’t Flush That! Think Before You Flush!

www.fredericton.ca/en/water-sewer/sewer-utility/dont-flush-that-to-flush-or-not-to-flush 460-2020

A toilet is NOT a garbage can.Our sanitary sewer system is designed to collect and treat human waste, toilet paper and usedwater from residential and commercial properties.Toilet paper is designed to decompose and quickly breaks down in water. Do not flush feminine hygiene products, old medicine, any type of wipes, fat - oil - grease.

(NC) If you're looking for a renovation project that willprovide excellent return on investment, there's one im-provement that's hard to overlook: better insulating yourexisting home. It's not as flashy as some upgrades, butprovides a whole host of advantages to the home andhomeowner.

First and foremost, proper insulation levels help regu-late indoor temperatures year-round, providing greatercomfort to occupants. This can have many benefits fromimproved mood to better sleep.

A well-insulated home will typically cost less to heat orcool, providing monthly savings that can really add upover time.

Hate disruptive outdoor noise or indoor sound thatseems to travel from room to room? Soundproofing in-sulation can help create a quiet, more relaxing environ-ment, lowering stress levels and improving your senseof well-being.

Many older homes harbour mould, often as a result ofmoisture that has condensed inside the walls or attic. When renovating or building, always opt for an insula-tion made of inorganic materials. I suggest insulatingwith a quality stone wool insulation like Rockwool Com-fortbatt. It will repel water and resist the growth of mouldand mildew, protecting your air quality and your invest-ment.

Did you know insulation can add important passive fireprotection to your home? Choose a product made fromnatural materials, like stone, which have a high melting

point. In my own renovations, I use Rockwool Safe 'n'Sound because it can resist fire up to 1,177˚C. Installedin walls and between floors, non-combustible insulationcan protect escape routes during a fire and provide crit-ical extra time to get to safety.

There are few improvements that can simultaneouslyincrease safety, quiet, comfort and savings. So, thinkabout the places in your home where you can insulateto instantly create a better, more efficient indoor envi-ronment.

(NC) Each year we arepresented with newand innovative trendsin design and homedécor. But many of usoften wonder how totranslate these daringstyles into our ownhomes for livability.

Here, Sharon Grech,Benjamin Moorecolour and design ex-pert, shares her tipsfor incorporating boldtrends into your home.

Touch of velvet. Whileyou may remembervelvet as a popularmid-century fabric, ithas recently made aresurgence in homedécor. Known for itsdistinctively smooth, rich texture, velvet is apopular way to make aspace look and feelluxurious.

“Whether you want toinvest in a striking vel-vet sofa or velvet accent pillows, either option will addthat sophisticated feel to a space. Another great way toincorporate velvet into a room is by using premium, soft-touch matte paint on a feature wall,” suggests Grech.

Benjamin Moore Century is a first of-its-kind paint thatcreates a tactile experience, similar to that of a softleather glove. Bedrooms, dining rooms and powderrooms are all great spaces to consider making a boldstatement with a feature wall.

Gorgeous geometrics. When it comes to geometricshapes and patterns, a little can go a long way, so youwant to ensure the pattern isn't competing with other el-ements in the space. Incorporate this trend without

going overboard byusing accents.

Backsplashes are theperfect place to bedaring with geometricpatterns. Kitchens andbathrooms are idealfor adding geometry indesign as they containrelatively small and fo-cused areas. If you arelooking for an optionthat requires a littleless commitment, tryincorporating acces-sories with a geostructure or pattern.Geometric-inspiredcoffee tables and mir-rors can emulate thatsame modern lookwithout having tomake a big commit-ment in your space orbudget.

Marvelous metals.Gone are the days ofchoosing between sil-ver and gold. We've

expanded our metallic palette to include even moremetals like chrome, rose gold, copper and brass. Theart of mixing metals and metallic tones is being appliedin details throughout the entire home to add depth andintrigue into a space.

“Metals are no longer reserved for faucets and fixtures,”says Grech. “One of the reasons I love this trend is be-cause of its adaptability. Metals complement so manydifferent hues, which make them easy to add into aspace and coordinate with existing décor.”

Kitchen Talk" BY Jim Lawrence

Kitchen Reno with no layout changes? Most unlikely !

As a professional kitchen designer I often hear from the homeowners that the layout has to stay the same, because they may think that is the only way it will work, or otherdesigners has told them that, or maybe they think it cost tomuch to move the layout around. May I respectfully add, thatall of the above being most likely is not true.

It is possible that the layout has to stay the same. I wouldhave to say no changes would be the extreme exception , forexample I have designed and installed not 100s but 1000s ofkitchens, I can only think of one or two, that we did not makeany changes to the layouts and those were rental units.

As a professional designer, when I look at the old kitchen, and should main layout have to stay the same, then I and the homeowner start looking at and exploring, the small changesto enhance the make over. A few small changes can add up tobig impacts.

Take small changes then add Avondale's special seamlesssinks and counters, these will give you the granite look andquality of granite for Formica prices, you will have a whole newkitchen with the WOW-Factor.

Do you have designers block, on your kitchen makeover? Or have you had a design done and it just does not excite you?Check out www.AvondaleKitchens.com, we have professionaldesigners in your area every week. You may be pleasantly surprised with what they can come up with.

(NC) Major remodels and overhauls are complex reno-vation projects that can involve a lot of disruption to yournormal daily routines. Contractor and design profes-sionals stress the importance of discussing these im-pacts and planning for how best to deal with thembefore the work begins. Knowing what to expect and having a plan for copingwith the inevitable but temporary inconveniences thatrenovation involves can make a real difference to yourrenovation experience. Some renovations and additions, such as converting abungalow to a two-storey home, will require you tomove out of your home during much of the construction. There is simply no way to get the work done efficientlyif you are living there. Other projects, such as an addition above an attachedgarage or a refurbished kitchen, may allow you to livewith the building project, but there will be inconvenienceand disruption that you'll have to plan for. A professionalcontractor will be able to tell you what to expect andwhen, so that you can work together to minimize thedisruption.Be realistic about the time a project will take to getstarted and complete. Consider its full costs, includingat least a 10 per cent contingency fund for changes and

unexpected conditions, as well as the impact the projectwill have on the daily operation of your household andfamily activities. If your project is likely to last more than a few weeks,it's wise to discuss your project with neighbours. In ad-dition to unavoidable noise and dirt, there will be vehi-cles parked on the street, disposal bins in the drivewayand truck deliveries. Most neighbours will be under-standing and accommodating, especially if notified first.Include a requirement for daily clean-up in your contractso that your home, street and nearby lawns don't endup resembling a construction site. Many professional contractors are part of RenoMark, the national program that aims to set the real prosapart. alternative to screen time for the local kids or creating a newbus route that's sorely missing and would help your morningcommute, try generating interest in an initiative the wholeneighbourhood can get behind. Use census data and Statis-tics Canada's online tools to help your community leadersmake informed decisions when they're planning their budgetsand allocating resources.

Organize an event: Think about where your community coulduse some help, and then plan an activity that could make adifference. If people are feeling a bit down after a long winter,a community picnic in the spring could help cheer everyoneup. If a treasured historical building needs repairs, afundraiser could help restore and preserve it.

Plan a clean-up: Kids and adults alike can take pride in tidy-ing up a local park or green space in preparation for warmerweather. Make this activity fun by playing music and havinglocal restaurants donate food and drinks for participants.
