Notes Applicable to Development Lots
1. The purpose of this code is to ensure that homes
provide for a detached dwelling choice, while contributing
to the character of Gainsborough Greens.
2. Building heights - 1 and 2 Storeys
3. Site Cover - 60% max, except for lots less than 600m²
4. Private Open Space - 40m² with min width 5m. Private
Open Space areas are provided with internal living areas
opening onto them and must not contain any service
items such as bin store, A/C condensers or rainwater
tanks, etc.
5. Car Parking-
Resident - 2 car min (internal)
Visitor - 1 car min (in driveway)
6. No zero lot line walls are permitted on road frontages.
8. Privacy between buildings to be achieved by one or
more of the following:
-Min 50% obscure glazing
-1.7m high level sills
-External screens
-1.8m high dividing fence for ground floor windows.
9. All setbacks and dimensions are measured from the
relevant boundary to the outer edge of the wall. Eaves,
hoods and screens are permitted to extend into the
setback to a minimum of 450mm off the boundary in
accordance with the Building Code of Australia, except
for built to boundary walls where no part of the building
will encroach over the boundary.
10. Setbacks to the public open space boundary are to be a
minimum of 3m to the main building wall and 1.5m to the
outer most projection including patio, verandah or
balcony, where unenclosed on at least three sides.
11. Dwellings are to include either or a combination of the
following:
a. A primary living area with windows and/or doors with
a minimum of 6m² of clear glazing overlooking the
public open space.
b. A balcony, patio or verandah on the facade
directly facing public open space. The area of the
balcony or patio shall be at least 8m², with a
minimum dimension of 2m, and shall be directly
accessible from a living area.
12. The building shall be designed to ensure that the
presentation to any public open space or road is not
stark or austere. Featureless expanses of blank walls are
not permitted. Visual interest to the facade(s) can be
provided through means of articulation, the inclusion of
windows and doors and variations in colours and
materials. No part of a wall, excluding garage door or
garage side wall, uniform in the vertical plan, will be
greater than 10m².
13. No garden sheds, A/C condensor or clothes lines can be
between the facade directly facing public open space or
road and the boundary with public open space or road.
14. With the exception of corner lots, the following applies to
fencing:
a. Fencing along the primary street frontage must be
setback behind the principal building line.
However, where there is an area of north facing,
principal private open space on a primary street
frontage, fencing can be forward of the building line
as per part (b) below.
b. Where north facing principal private open space
adjoins any primary street frontage or park frontage,
fencing can be installed for the length of the principal
private open space only, to a maximum of 50% of the
frontage length, to provide privacy. The design of the
fencing must ensure surveillance of public spaces,
which can be achieved through the following design
parameters:
i. The maximum fence height shall be 1.8m;
ii. The fence can be solid up to a height of 1.2m with
any fencing above 1.2m in height being at least 50%
transparent; or
iii. The fence can be at least 25% transparent overall
where the transparency is consistent across the full
area of the fence i.e. transparent sections cannot be
located solely at ground level.
c. Except as allowed for in part (b), fencing along a
park frontage shall be a maximum height of 1.8m and
have a minimum transparency of 50%.
d. The fencing materials along a street frontage or a
park frontage must complement the built form and must
be of a high quality finish in order to enhance the
streetscape environment.
15. For corner lots, the following applies:
a. Where adjoining primary street frontage or an open
space area, fencing treatments will comply with Part 14
above.
b. A 25% transparent 1.8m high fence is allowed along the
secondary frontage only if:
i. it does not extend past the primary facade of the
house;
ii. is setback a minimum of 0.5m from the property
boundary with an additional 0.5m setback for 3m length
if fence is over 10m in total length; and
iii. includes appropriate landscaping within the setback
area.
