The multi-phased, fully integrated Design-Build upfit included mechanical, electrical and plumbing work, all production area interiors and coordination of equipment installation. The facility upholds the most stringent food safety and sanitary design standards.

All mechanical and electrical installations within the food safety zones were installed with stainless steel. All wall protection within the food safety zones is fully antimicrobial with fused seams. The project was completed with full LED lighting and all equipment has Variable Frequency Drives (VFDs) for energy consumption.

The mechanical systems were installed with double hot loops to all hot water points of use to offer water savings. The hot water system was also designed with parallel, on demand natural gas boilers to avoid using a hot water tank, which ultimately create significant cost savings for the client.

A M King provided design and modeling services for a 73,000 sf meat and fish processing and cold storage facility with an extensive amount of owner-furnished equipment and storage racking.

Finding the best design solution is a process of determining existing conditions, developing a knowledge of the facility processes and understanding the client’s desired outcome. A M King utilizes Building Information Modeling to understand the space three dimensionally to assess, analyze and propose the best solutions with confidence.

A M King designed and constructed a new 25,000 sf facility adapting an existing space to prepare ready-to-eat foods. The client engaged our design team prior to property selection to assess feasibility and determine the optimal space to accommodate their baking process. The project progressed from property feasibility to programming and schematic design and through construction and commissioning in less than one year. Project features included prep areas, prep kitchen, low care and high care rooms, mixing, processing and baking. A high level of automated food process conveying was created within a sanitary and low temp environment.

• Three-dimensional understanding of available space to place equipment allowed optimizations and utilization, leaving sufficient room between equipment for service and cleaning.

• Use of both new and existing building materials were integrated with the processing equipment to maintain sanitary design and optimize pressurization and exhaust.

• Optimal design of the process flow and ergonomics minimized opportunities for cross contamination, while still allowing operational work flow efficiencies.

• Integrated discovery and design process allowed the client to manufacture product ahead of schedule, thereby gaining speed to market.

A M King was engaged by one client to develop schematic design and pricing services associated with a prepared-foods plant consolidation and efficiency enhancement project involving two separate facilities.

Offering Creative SolutionsCASE STUDY

Three options were investigated:• Relocate an existing bakery operation from a Southeast-based plant

to an existing Midwest-based preparation facility involving expansion, renovation and installation of four new preparation and packing lines.

• Expand the existing Southeast-based operation to increase storage capacity, and install four new preparation lines in existing renovated space.

• Add four new high-speed preparation lines to the Midwest-based operation and expand the storage capacity.

• Each option was presented with the following supporting elements: Schematic layouts; Costing information; Schedule; Construction risk assessment; and Labor and logistics considerations.

• Cost efficiencies were maximized by best utilizing existing space capacity for all three options.

• The owner-furnished equipment information was integrated into a cost analysis study to correlate anticipated construction costs to equipment purchase cost.

• A Plant Consolidation and Upgrade Study was developed by A M King and utilized by the client’s executive board to make a financial decision.

In food facility renovation and modernization projects, A M King maximizes the usage of prefabrication to minimize the impact upon facility operations, provide overall project cost savings and reduce project schedules.

• BIM modeling is used to identify existing constraints and obstructions.

• Prefabricated skid sets are constructed off-site in controlled environments for efficiency, safety and cost savings.

For a large national cured meat facility producing 600,000 hams per week, A M King added 20,000 sf of new meat processing and renovated 80,000 sf of existing processing space with no disruption to on-going operations. This was accomplished through the extensive use of prefabricated equipment throughout the facility.

Minimizing Disruption & CostsCASE STUDY

• Prefabricated product conveyors allowed for single-point connections in the processing kitchen.

• Approximately 30 valve groups used for temperature control in curing rooms were prefabricated prior to installation.

• All air handling equipment and ductwork was skid-built, allowing for minimal installation time.

• Prefabricated pipe and duct runs reduced on-site labor count and work hours.

• It is estimated that the cost savings in installation and construction was as much as 75% in specific areas of work.

• Due to prefabrication work, operations were not interrupted, resulting in significant cost savings to the client.
