Property Management StaffThe Manager of Elders Real Estate Burnie has extensively worked within the Property Management industry for 21 years. Jo Walker holds a Diploma in Business (Real Estate) and Cert IV in Frontline Management.
While many Agency Principals are sales based, Jo started her career in the industry as a Property Manager and has extensive experience in residential and commercial management.
Jo believes that this makes a difference when it comes to quality of service. Her position is to oversee every facet of the business and to ensure that you are receiving the very best service. Careful Tenant SelectionOur job is to find the best possible Tenant for
your Property in the quickest possible time.
Our detailed screening process aims to establish
that Tenants
can meet the responsibilities of the Tenancy
Agreement.
Tenant selection is in accordance with laws
covering discrimination and Residential
Tenancies and Privacy. We keep you informed of
Applications, so you can take part in the
selection process.

are not handed out to prospective Tenants. We

Detailed Condition ReportsBefore a Tenant moves in, your Property

FeesOur fees are based on the number and type of Property
Management Services you need us to provide and what we can
do for you personally.
If an agency is offering a discounted fee, you can be sure they
will also be offering a discounted service. If they discount of
fees, they may easily discount on the rent when negotiating with
tenants.

Recommendations to Prepare Your Property To Let
�� The Premises and inclusions are to be clean and are to
comply with local and state authority building regulations
with it being safe and fit to live in.
�� The Property has working smoke alarms installed as
required by the relevant Legislation.
�� All windows and doors including cupboard doors open and
close easily.
�� All locks are secure and operate effectively with keys.
�� The Property provides adequate security to enable Tenant/s
to obtain contents insurance for personal items.
�� Full set of keys to be provided – one set for the managing
Agent and one full set of keys and access items for each
Tenant/s named as the lease holder/s under the Tenancy
Agreement.
�� All corded internal window coverings comply with Trade
Practices (Consumer Product Safety Standard - Corded
Internal Window Coverings) Regulations 2010. Applies to
coverings installed from Law commencement.
�� If no telephone line installed (eg new built Property), the
Landlord agrees to reimburse the Tenant for the cost of the
installation of one (1) telephone line to the Property upon
Tenant providing the Managing Agent with the paid receipt.
Tenant is to pay connection costs.
�� If a unit or a townhouse – two copies of the Strata By-Laws
are provided to the Managing Agent – one for the Agent’s
file and one for the Tenant.
�� Recycle bins are available for Tenant use (refuse bins are
the responsibility of the tenant).
�� If water usage charges are to be passed onto the Tenant
the minimum criteria is to be met as Legislation requires.
At your request our Agency can arrange a Contractor on
your behalf.
�� If your Property has a pool, ensure it meets current
Government Regulations in regards to fencing, CPR signage
and water consumption/use. Provide the Agent with a copy
of the Certification.
�� If the Property is under a Builder’s Maintenance Warranty,
the Agent will endeavour to have the Builder attend to any
defects/repairs required during the period. However it
will remain the Owner’s responsibility to ensure items are
followed up and rectified. Should the Builder not attend
to urgent/required items under the Tenant’s Tenancy
Agreement, then the Owner authorises the Agent to employ
qualified Tradespeople to attend to the requirement and
the Owner will seek reimbursement from the Builder for
payment.
�� Landlord Protection Insurance. Whilst rental reference
checks are completed as thoroughly as lawfully allowed,
we cannot predict or know how a Tenant’s future ability to
meet their Tenancy obligations can be affected eg in event
of death or long illness, loss of job, relationship split etc.
We recommend all Landlords arrange an insurance policy
to protect their investment. Brochures are available upon
request.
If it is your own home being rented out, then we suggest the
following:
�� Re-direct mail via Australia Post
�� Notify the Council of your forwarding address for Rates
Notices if you have not instructed our Agency to pay the
rates on your behalf.
• Notify Utility companies to finalize accounts if applicable,
and provide your forwarding address details.
• Notify your Insurance Company and Mortgagee Holder of
the change of occupancy status.
Recommendations Prior to a TenancyThe following selected recommendations are either to comply with Legislation and / or for risk management

�� Remove all furniture and equipment left at the property.
�� Arrange contents insurance for your Property’s fittings and
fixtures. This may be included with your Property insurances
or incorporated in a Landlord Protection Policy. As your
Managing Agent we require that you have Public Liability
Insurance for your Property. If your Property is a unit the
cover must include the internal unit space. NOTE: Public
Liability under the Building Insurance, taken out by the
Strata, only covers the common areas. It does not cover
events or items inside your unit.
�� Carpets are professionally steam cleaned with receipt as
evidence for Tenant.
�� Pest control is current – annual service is a requirement.
�� Provide Agent copies of operating instructions or manuals
for appliances or other items which Tenants require
instructions to use.
�� Provide Agent with Warranty details for any applicable item
or building works, if applicable.
�� Pre-place picture hooks on walls in best locations – this
helps control placement and number of picture hooks
allowed and protects walls.
�� Leave specific cleaning instructions for specific items eg
solid stove hotplates - we strongly recommend you supply
a set of covers for the plates as inventory items, as well as a
tube of the element cleaner.
�� Arrange for lawns and gardens to be trimmed and
maintained regularly until Tenant commences Tenancy
Agreement. Untidy lawns / gardens do not attract Tenants.
�� Plan for a ‘pre-Tenant’ spot clean which may be required
following leasing activity and just before a new Tenancy
begins.
�� Weed and mulch the gardens.
�� Consider including lawn/garden or pool maintenance in the
rent. We can arrange quotes for regular services and adjust
the recommended rent accordingly.
�� Consider installing lawn and garden sprinklers with timers.
Installation will assist in the maintenance of the garden and
lawn, subject to local council water restrictions which may
be applicable from time to time.

In consideration of the trust you have shown towards our Agency, we guarantee to provide you with the
best possible service in the management of your investment Property.
Property Management Service Guarantee
Should we fail to perform in any of the above areas, we invite you to register your complaint in writing. If
the complaint is not acted upon and rectified within 5 days after receipt of your letter, you have the option
to cancel our Agency agreement as per your Management Agreement. If this occurs within the first three
months of the management we will refund all the management fees charged.

9 Your Property will be listed on our ‘Rental
Property Guide’ as soon as a Notice to Vacate
has been received from an existing Tenant, or
when your Property is entrusted to us to locate
a suitable Tenant.
9 A colour photograph will be taken and placed
in our prominent rental window display.
9 A signboard will be erected at your Property, if
authorised.
9 We will access our existing prospective Tenant
database and arrange inspections by Tenants
who are looking to rent within your Property’s
price range and location.
9 Regular contact will be made throughout the
pre-lease period to provide an activity update
including comments received by prospective
Tenants about your Property.
9 We will present to the Landlord all
Applications obtained from prospective
Tenants.
9 We will conduct thorough checks on Tenants
applying for your Property as permitted
by law, to ensure that to the best of our
knowledge the information given to us is
accurate and that the Tenant will fulfill all
obligations as per the Tenancy Agreement.
9 We will conduct regular and thorough internal
and external inspections of your Property
to comply with Legislation and provide you
with a comprehensive report following each
inspection.
9 We will attend to all maintenance repairs as
quickly as reported as per the Management
Agreement. We will advise or suggest any
ongoing maintenance requirements which will
keep your Property in a condition which will
assist it to retain its optimum market value.
9 On a daily basis, we will conduct rent arrears
checks and immediately follow up on any
outstanding monies owing. Prompt action in
accordance with the relevant Legislation will
be taken.

New smoke alarm legislation for Tasmania:The Residential Tenancy Amendment (Smoke Alarms) Act 2012
requires smoke alarms to be installed in all Tasmanian rental
properties. This means that all residential rental properties
in Tasmania must have operational smoke alarms which are
correctly located and maintained during occupancy.
To ensure your investment property is protected we
recommend the annual alarm servicing and maintenance
program. As part of this service we will confirm smoke alarms
are located correctly (relocate alarms where needed), replace
batteries, clean then test alarms and replace faulty or expired
alarms all in accordance with the Building Code and the new
Regulations.
What is the cost and what is included:A competitive annual maintenance fee is charged yearly and
includes full servicing to ensure compliance in accordance
with the regulations and includes the installation of a
replacement photoelectric smoke alarm if the current smoke
alarm is faulty or out-of-date.
Note:
• The servicing includes battery replacement, checking
of expiry date, the testing of the audible output of the
alarm to ensure no less than 85dB (as per Australian
Standard), thorough cleaning of the alarm, smoke testing
with artificial smoke, checking that alarm positioning and
number of alarms comply with regulations, and compliance
documentation provided for your property file.
• The annual servicing fee includes as many return visits as
required per year to ensure the property remains compliant.
For example, legislation requires smoke alarms to be
inspected and serviced at the commencement of each new
tenancy. If there is a tenancy change within the 12-month
maintenance period, an additional inspection is undertaken
at no further cost.
• Replacement smoke alarms included in the annual
servicing fee are limited to the amount required under
current legislation. How many smoke alarms will depend on
the floor plan of each property, the property construction
type and how many levels the property has. Any expired or
faulty smoke alarms installed that are not required under
legislation will be made redundant.
Authority:If you elect NOT to be part of this service, you acknowledge
that as the landlord you are responsible for ensuring smoke
alarms are correctly located, smoke alarms are in correct
working order and that you will maintain the smoke alarm(s)
in accordance with all relevant regulations and manufacturers
specifications, including appropriate testing of the smoke
alarms. Failure to do so may result in fines or litigation.
If you elect NO, Elders will in no way be held responsible for
the maintenance of smoke alarms in your rental property/
properties and will have no responsibility associated
with or for any claims associated with smoke alarm(s) in
your investment property/properties. If you elect NO it is
your responsibility to provide this office with appropriate
documentation stating when alarm(s) have been maintained,
by whom and what has been done during this service.
