We know the East Bay. We live here. The buildings we
manage are here. We drive by our properties every single
day, and conduct the majority of our business within a
one-mile radius of our office. We deal regularly with city
permit and compliance issues that only East Bay property

We own apartments. We know what it’s like to be in your

ment firms oversee a spectrum of commercial real estate—
office buildings, industrial spaces, shopping centers—we

laws and procedures in the local markets that we serve

over 15-20% of the apartments that we manage on an
annualized basis without the use of unlawful detainers. It
is our job to maximize your returns by capitalizing on
bank rent increases and tenant move outs, and to handle
the burdensome paperwork that is unavoidable in rent-

rental board or calculate percentages. We do the math

RENT COLLECTION: We collect rents online at no cost to
residents or owners. When necessary, we will gladly collect
through traditional means, including drop boxes, postal
mailing, and pick ups if needed.
ACCOUNTING: We provide monthly accounting through
customized reports. Our seamless, online owner’s portal
makes it clear where you are making and spending money
on your property. We provide budgets, cash flow analysis,
work order reporting, and balance sheets. We prepare year-
end tax documents which make it easy for your accountant
to complete your taxes. All information on your property
is stored in a secure, password-protected data center that
you can access 24/7.
LEASING SPECIALISTS: We employ in-house leasing special-

continually conduct leasing and market rent searches to
make sure that we are achieving the highest possible rents for
the properties we manage. Our leasing agents are required
to review every line item of every tenant application and cre-
dit/eviction report, and to call all references. We take tenant
selection very seriously to ensure that each resident we place
is a fit for the building.
REMODELING: We specialize in turning units quickly, inex-
pensively, and efficiently without compromising quality of
workmanship. We typically use third-party, licensed contractors
to complete remodels and capital improvement projects. We
understand the permit and work-flow processes in the cities in
which we serve and we will use the correct people for the
correct job.
MARKETING: We specialize in capitalizing on the current
market rental rates, while maximizing our clients’ profits. We
consistently obtain the highest rental rates in our market
through outstanding advertisements, photos, and referrals.
Higher rental rates means higher cash flow and larger sales
prices for 1031 Exchanges.
TRUSTED ON-SITE PERSONNEL: Our staff includes a team
of marketing specialists and administrators who are supervised
by our regional property managers. We provide the hands-on,
detail-oriented care that every owner wants for their investment.
All on-site managers are direct employees of Bay Apartment

Joel is the president and founder of Bay Apartment Advisors.
Joel started his career in 2001 with Marcus & Millichap, where he
ranked among the top three agents in their Oakland office. In
2006, he went to Cassidy Turley BT Commercial (formerly BT Com-
mercial), where he was the highest-producing apartment agent
in their Oakland office. Joel has listed and sold over $400,000,000
in apartment buildings in the San Francisco Bay Area, represent-
ing developers, REITs, banks, and private clients. Joel has served on
the Board of Directors for the East Bay Rental Housing Association
(RHANAC), and is currently a member of the Rental Housing Organi-
zation (RHO) in Southern Alameda County and the Investment
Marketing Forum (IMF). A native Californian and fifth-generation East
Bay resident, Joel lives in Orinda with his wife Jessica and their
two children, Mia and Mitch.
Kris began his brokerage career in 2005 at Marcus & Millichap’s
San Francisco office in partnership with one of the firm’s most senior
agents. In 2006, Kris moved to the company’s downtown Oakland
office, where he stayed until joining Bay Apartment Advisors in 2010.
During his career, Kris has been involved in the sale of over 3,000
units in the San Francisco Bay area, totaling well over $250,000,000,
as well as multiple office, land, and retail transactions. He specializes
in the sale and management of multi-family properties with an empha-
sis on Oakland. Kris was born and raised in Mapleton, Maine, a small
farming community in the northernmost part of the state. He lives in
Piedmont with his wife Meredith and their daughter, Jane.
