A l Amerat, situated just behind Bousher mountain, was once an empty expanse. But now the valley is full of tradition-ally inspired villas, new commercial buildings, fertile agricultural villages,
and even some touristic attractions, like the park where the annual Muscat Festival is held, and Wadi Assareen, a famous animal sanctuary that protects gazelles, mules, and rare wild animals.
The neighbourhood of approximately 70 thou-sand residents is undergoing major urban expan-sion, and with vast spaces yet to be developed along
with low land rates, it is a popular place for locals to build their new homes and to start businesses, like Yaqoub Bin Masoud Al Mabsaly, General Manager of Golden Poultry, who has lived in the area for over two-decades, and has seen the transformation fi rst-hand.
He explained that the newest wave of residents are families, who are drawn by new residential buildings that feature amenities like elevators and reasonable prices with average rental prices around OMR 200 and villas typically selling for no more than OMR 30,000.
The area itself has fantastic infrastructure, with newly developed roads connecting the valley to Bousher, Al Khuwair, and Qurm via the Aqabat Boushar—a hilly road through the mountains that used to separate Alamerat and Boushar, as well as the brand new road to Al Sharqiya that makes travel to southern cities like Qurayat and Sur fast and easy. There are currently hypermarkets, coff ee shops, and all the usual necessities available, and new business-es are opening all the time. What is your favourite building amenity?The fi tness facilities, which include separate swim-ming pools for kids and adults and a jogging track in and around swimming pool areas. What is your favourite feature of the fl ats themselves? Again it comes down to design. The fl ats have well-planned layouts allowing for proper furniture and fi ttings, and high-end fi nishes like bigger two leaf wooden doors, superior in-built white kitchen appli-ances including the fridge, dishwasher, and micro-wave oven. And the superb view that the tenants will enjoy is spectacular.
Who did you have in mind when you built The Pearl? We imagined a diverse clientele, considering all na-tionalities and types of people, which is why we have 44 diff erent fl at options available for everyone from young, fi rst-time buyers to larger families.
