Property Update April 2019

Alii: Engineering completed general maintenance of all units. We also completed carpet, drapery and area rug cleaning by Kauai Restoration. The two replacement recliners arrived and were installed.

Banyan: Engineering started the general maintenance of the Banyan units. Engineering is changing the 4” & 6” can lights to LED as well as the 8” Kitchen ceiling light.

Engineering replaced the Alii pool heater fencing with the Vinyl fencing. All wood enclosures are replaced.

Landscaping removed the west Hibiscus hedge fronting units 1108-1114 replacing them with

Crotons. Crotons will arrive first week of May.

Landscaping replaced the Hibiscus hedge on the north side of the Alii pool.

Landscaping is ridding the west Alii lawn of invasive grass. This is also being done at the several Coral areas.

1. JD Painting completed the following: • Alii walkway outside units 1105/ 1205/1206 • Alii entrance pillar near shower • Coral East Stairwell • Coral Walkway adjecent to 3107/ 3207/3307 • Started on Coral walkways outside units 3102 to 3104 • First floor pilar outside units 3102, 3103 & 3105

2. Started on Coral walkways outside units 3106 to 3110

Engineering sanded and repainted all of the small trash receptacles.

Landscaping removed the Hibiscus hedge at the transformer near the Alii building. We will replace with

new Hibiscus in May.

Engineering replaced the broken Banyan Spa filter valve.

Landscaping started to beautify the Alii entrance near 1101. We planted Kangaroo Fern and 3 Crotons on the right. We took grass from the East Banyan elevator entrance and placed on the

left hand side of the Alii entrance.

Engineering continues to replace the lattice around the Alii building.

Engineering created a safety station outside the Banyan Pump room.

Engineering added 8 more lights to the Speed humps. We have 2 more to complete.

Engineering constructed a roof over the landscaping work area.

Landscaping removed the grass near the East Banyan elevator and The Makai side of the Coral courtyard. Landscaping will replant with Seashore Passpalum.

Laundry received the new 105 lb. washer. We kept the other washer for parts.

No Ka Oi Pools & Spas resurfaced the Banyan Spa floor.

Engineering removed the step guards in the garage stairwell and replaced with non-skid paint.

Landscaping repaired a broken irrigation pipe outside the Alii pool area. (Makai- Ocean side)

Sun Solutions replaced the damaged tint on the Lower Lobby 7 window panels

We purchased mats for under the Roof Top BBQ grills. These will help with grease stains on the floor

Lihue Flooring and Drapery replaced the carpet in the Administrative and Front office areas.

Engineering took down the wall at the HTSE station #1 two feet at the request of Sonya.

Landscaping planted the grass we cut out on the Makai side of Coral lawn in the courtyard area. We will monitor growth.

Engineering replaced the Banyan Porte-cochere ceiling lights with LED. Engineering also repainted the ceiling.

Landscaping removed the dead foliage on the Lattice near laundry.
