    Property market cools in2011

    The median house price in Victoria remained static at $420,000in 2011, according to Victorias ocial property sales gures.

    In general terms, or the past 10 years house prices havecontinued to grow, with the states median house price rising127 per cent between 2001 and 2011, rom $185,000 to$420,000.

    The recently releasedA Guide to Property Values 2011 showedan overall downward trend during 2011. While 2011s medianhouse price remained static, there was a decrease o 1.0 percent in metropolitan Melbourne and an increase o 2.9 per centin country Victoria. It was the rst drop in the Melbourne annualmedian house price in 16 years.

    A Guide to Property Values is published annually using datarom Valuer-General Victoria.

    Figures cover median prices by suburb or houses, units andvacant land; details o rural, commercial, industrial and primaryproduction sales; a summary o sales activity or every localgovernment area; and statewide, metropolitan and countrysummaries.

    The guide is the most authoritative property sales data inVictoria with data collected rom every property sale in the state.

    The Victorian median house sale price was $420,000 in 2011and 2010. Increases, however, were recorded or 2010 and2009 16.7 per cent ($420,000) and 7.1 per cent ($360,000),respectively.

    In 2011, the highest median house price increases inmetropolitan Melbourne were 19 per cent in Lang Lang, whichincreased rom $260,000 to $310,000; 18 per cent in AlbertPark, which increased rom $1,185,000 to $1,402,500; 18 percent in Bunyip, which increased rom $290,000 to $342,500;and 17 per cent in Portsea, which increased rom $1,387,500 to

    $1,625,000.

    The 10 suburbs in metropolitan Melbourne with the highestmedian house sale prices in 2011 were Toorak at $2,600,000,

    Deepdene at $2,046,500, East Melbourne at $1,720,000,Canterbury at $1,715,000, Brighton at $1,695,000, Portseaat $1,625,000, St Kilda West at $1,615,000, Malvern at$1,610,000, Armadale at $1,540,000 and Kew at $1,517,500.

    The 10 suburbs in metropolitan Melbourne with the lowestmedian house sale prices in 2011 were Millgrove at $240,000,Melton South at $249,000, Rockbank at $251,000, Meltonat $256,000, Frankston North at $275,000, Diggers Restat $285,000, Cannons Creek at $287,500, Junction Villageat $287,500, Badger Creek at $295,000 and Warneet at$295,000.

    Excluding seaside towns, the towns in country Victoria with

    the highest median house sale prices in 2011 were LakeWendouree at $630,000, Wandana Heights at $592,500, MountMacedon at $560,000, Newtown at $530,500 and Silverleavesat $500,000.

    The 10 towns in country Victoria with the lowest median housesale prices in 2011 were Kaniva at $90,000, Edenhope at$100,000 and Ouyen at $100,000, Dimboola at $105,000,Casterton at $106,500, Nhill at $107,000, Warracknabeal at$114,500, Charlton at $116,000, Coleraine at $122,500 and StArnaud at $125,000.
