It may be obvious that windows make or break a room, but it’s important to keep in mind as you

browse house plans. Windows not only bring in daylight but also establish scale: whether a room

feels dark and cramped or bright and airy. The shape, dimensions, and placement of windows are key

to establishing the character and comfort of a home. If windows are too small they can make a house

feel more like a prison; if they are too large and oriented the wrong way they can ruin your sense of

privacy or make a room too cold or hot at certain times of year. Here are some pointers for using tall

windows, floor-to-ceiling windows, and window walls.

Even if they don’t take up a whole wall, windows can be used to entice you to step outside. The dining room in plan CDE0500009 (turn to page 27 to see the layout) provides a tantalizing glimpse of the screened porch and its cozy fireplace.

Today’s open floor plans create large spaces that can feel like caves if not properly lighted. Cleverly placed clerestory windows can help draw light deeper into a room to help deal with this issue. In plan HWEPL75737, the high windows bring additional light into the large great room.

In a smaller space, keeping the windows the same height as the door creates a pleasingly consistent effect. The French doors and screened openings in the porch of plan CDE0500031 by Visbeen Architects rise to the same height to establish the room’s outdoor-oriented character. Another great way to bring light into a room is to include windows on more than one side. A second look at plan CDE0500031 (flip to page 41 to see the layout) shows how doing so creates a bright and inviting dining room that shares a connection with nature.

As long as they are well-proportioned, tall windows work in every architectural style and can even draw attention to that style’s special details. For example, take European-style plan HWEPL76050, where rows of windows on the top and bottom of the turret draw your eye to this unique feature and also bring light into the rooms inside (the dining room downstairs and a bedroom above).

In two-and three-story homes the stairwell often sports tall windows so that it can become a major light source for the entire home, like a large lantern, as shown here in plan CDE0500003 (see more of this home on page 23).

Rustic homes in scenic locations particularly benefit from large windows, since you’ve got a view to show off. The great room windows in plan HWEPL68910 display wood frames that nicely continue the rugged theme of the home, avoiding an overly contemporary look.

Depending on the orientation, some tall windows should be sheltered in some way, to prevent glare, or excessive heat loss or gain. As with so many things, a little common sense is required as you think about how the siting of your house will affect window placement.

When you’re deciding on a home design, form should follow function. But when it comes to the

outside of the home, the best designs nicely balance both with features that are designed for real

life – not just good looks. Here, some of our favorite eye-catching designs show us how it’s done.

ARCHES LEAD THE WAY

These aren’t your sky-high entry arches from 90s-era McMansions. Rather, today’s most dramatic entryways capture attention with their use of texture, like the stone adorning plan CDE0500009 (see more of this home on page 27). Notice here how the window wall to the right of the entry nicely balances the scale of the arch without either element dominating.

Stone can also be used to achieve a more romantic, almost storybook-like charm, such as on plan HWEPL11790 (on next page). Here, a series of arches draw you in past a courtyard. This feature is so eye-catching, in fact, that you hardly notice that you’re passing by a garage (charming windows with shutters help, too).

Speaking of courtyards, these spaces can add to curb appeal while still maintaining some privacy. Plan HWEPL77444 provides a tantalizing glimpse of the courtyard through a dramatic squared-off archway. At just 33 feet wide, this design does a great job of carving out outdoor living space on a small lot.

PRETTY PRACTICAL PORCHES

Perhaps the most useful exterior amenity is the porch. When placed in front of the home, it projects a welcoming, neighborhood-friendly vibe (see a number of plans that do this well beginning on page 55) and—provided it’s sized generously enough for at least a couple of seats and a table—provides covered, comfortable outdoor living space.

Traditional Charleston-style houses featured narrow footprints and stacked porches to let breezes flow through the home. While this home, plan HWEPL77805 (previous page), tweaks the proportions a bit (because if you’re not building on a narrow urban lot, why not spread out a bit more?) the porches remain as functional as ever. Every bedroom upstairs accesses a balcony – even the guest suite above the garage.

A wraparound porch gives you views on two sides, so you can move if the sun is shining a little too intensely in your direction. With its trim 53’ x 53’ dimensions, plan HWEPL09991 is a great choice for a not-super-big lot.

The porch wrapping around plan HWEPL09758 stretches all the way around to open at the breakfast nook, making it easy to step outside with your coffee to greet the day.

Projecting spaces with windows aren’t just for show, but can draw quite a bit of light into a variety of living spaces in the home. Building Codes and Zoning RequirementsEach plan was designed to meet or exceed the requirements of a nationally recognized model building code in effect at the time and place the plan was drawn. However, plans may need to be modified to comply with local requirements. In addition, you may need to obtain permits or inspections from local governments before and in the course of construction.

Architectural and Engineering SealsSome cities and states require that a licensed architect or engineer review and seal a blueprint prior to construction. Before applying for a building permit or starting construction, you must consult your local building official who can tell you if such a review is required.

Nevada residentsNevada law requires your plans to be redrawn by a Nevada registered professional. Consult your local building official for more information.
