Welcome to our Third Quarter 2014 Luxury Market Report detailing sales activity for homes priced at $3 Million or more in Greenwich, $2 Million or more in Westchester County, and $1 Million+ in Putnam and Dutchess counties.

Overall, interest in luxury properties in our northern suburbs remained strong throughout the quarter with increases reported in both number of homes sold and dollar volume. A limited number of markets continue to enjoy great popularity among luxury buyers who are seeking convenience to New York City. In Westchester, the Rye, Scarsdale, Bronxville and Larchmont/Mamaroneck markets saw most of the activity. Greenwich and Old Greenwich topped the list for Connecticut locales.

It was reassuring to see the return of the $10 M+ buyer to the region resulting in a particularly dynamic high-end marketplace. As of 9/30, there were 13 transactions in Greenwich for $10 Million or more, and 3 sales in Westchester. Houlihan Lawrence recently closed on two Bedford properties that sold in excess of $10 Million, while our Greenwich office has another pending sale for a $10 Million+ property. Clearly, deep-pocketed buyers are re-discovering the value in some of our region’s greatest estates.

We’ve also seen renewed interest in many of the period homes we are offering for sale. A mainstay of luxury sales in years past, antique homes have not been in vogue recently possibly due to the trend toward new construction. However, today’s period homes have generally been renovated to the highest luxury standards and we are happy to see they are once again attracting buyers.

September was particularly active for properties in our Private Brokerage program and we expect to end the year with our strongest performance in years. This activity reflects the overall luxury market where the substantial increases in pending luxury sales points to an unusually strong 4th Quarter. While the markets we serve do not generally make headlines for their over-the-top prices, we are encouraged by the improvements and expect this steady growth in the luxury market will be sustainable into the coming year.
