Complete purpose built annexe as shown on the drawings, manufactured, delivered and installed in accordance with the specification attached. Planning/Certificate of Lawful Use application

is also included in the package £ 79,995.00

Mobile Homes that comply with BS3632 and have no planning conditions restricting their use are normally zero rated for VAT, however, some elements are subject to VAT at the standard rate and where applicable this is included. A zero rate of VAT can also be applied if the annexe is for a disabled person and classified as independent from the main house, clarification should be sort from the local VAT office.

General Notes

Building Regulations Whilst not required for these structures, the specification below incorporates all the requirements needed to comply with the insulation and access standards to meet full residential Building Regulation requirements.

Electrical Works All power, lighting, water heating and space heating along with the mains fuse board, as indicated in the room specifications below and on the drawings are installed and certified in accordance with I.E.E. Regulations 17th Edition. A brushed steel finish is used on all switches and sockets where exposed. An authorised test certificate will be presented with the hand over documentation.

Caravan/Mobile Home Status The structure we are proposing complies with the definition of a caravan/mobile home. We have established and confirmed with many local authorities that our range of Granny Annexes complies with the Caravan Act. We will as a matter of course prior to manufacturing your lodge, seek and confirm your local authority’s acceptance, in writing if not previously given.

Site Preparation Preparation of the site including clearing any shrubs, bushes, etc., stripping of topsoil leaving a level area for the siting of the building is generally undertaken/organised by the client. These works can be undertaken at additional cost.

Groundworks and Foundations In order to avoid extensive excavation, earth movement and concreting, we offer a SD screw pile foundation solution which is acceptable for a majority of sites. SD screw piles installed and the whole area covered with a root barrier membrane along with a bed of shingle stones. In the event that the SD screw pile system is not appropriate, we can offer a number of alternative systems from JackPAD to conventional concrete foundations, additional cost will be incurred for these alternatives.

Mains Services All mains services including electric, water, telephone and foul drainage will be assessed on site as part of a full site survey and client consultation. Where necessary an electrical contractor may be required to assess the existing electrical main board, this will be a chargeable visit, however, should the contract proceed, this will be credited against the package cost. As part of our Eco friendly specification, storm water will be collected via rainwater butts, for re-use. If a soakaway or connection to an existing system is required, additional cost will be incurred.

The Annexe

General Structure

Walls Log walls with shallow round profile insulated to meet full Building Regulations standard, finished internally with a matching log profile cladding throughout unless detailed otherwise in the room specifications below

Roof Construction Tongued and grooved boarded finish internally throughout unless detailed otherwise in the room specifications below. Insulated to full Building Regulations standard and finished with an EPDM Rubbaseal single membrane roof covering with rainwater guttering and downpipes as required.

Sub-Frame & Floor Construction Laminated timber sub-frame supporting ‘I’ beam joists insulated to full Building Regulations standard and left ready to receive floor finish by others unless detailed in the room specifications below.

Joinery High performance doors and windows manufactured in laminated softwood and double vacuum impregnated. The top hung window design offers excellent security benefits with lockable handles and toughened low ‘E’ sealed double glazing as standard and incorporates night ventilation units and trickle vents in accordance with current Building Regulation requirements. All doors are fitted with security locks. High quality pine panel internal doors with locks and bathroom latches as required.

Decking and Hand Railing Decking and hand railing formed as shown on the drawings, unless otherwise stated.

Timber and Preservative Treatment All logs are kiln dried slow grown North European spruce from regulated and managed forests. Logs are finger jointed and stress graded where necessary. Stain treatment is applied to all timber internally and externally as required to the client’s colour choice. All joinery is factory finished.

Plumbing Installation Hot and Cold Water, wastes, etc. Hot water provided by EHC 12kW Bonus instantaneous water heater located in the shower room. Cold water requirements are served directly via the mains. All waste pipe work installed to adjacent foul drainage system.

Canary Care Monitoring System Canary is a monitoring system that uses sensors to measure movement and temperature in the annex, it doesn’t use cameras or microphones thereby maintaining and respecting your loved ones privacy but giving you peace of mind. The system uses all UK mobile networks with its own built-in mobile connection. It can notify you if there is a lack of movement, perhaps suggesting a fall, the temperature of the annex, when someone leaves or arrives at the annex and many other things to give you comfort that your loved ones are safe and well.

Planning Requirements

In most circumstances planning permission will be required for an annexe, however, some Local Planning Authorities (LPA) accept these structures under “Permitted Development”, taking the view that due to their compliance with the “Caravan Act” their siting does not change the use of the land. As part of the contract, we will seek approval, on your behalf, either by applying for a Certificate of Lawful Use (CLU) or making a full planning application.

The LPA will take a minimum of 8 weeks from receipt of either a CLU or full planning application.

We will manage the process for you by providing a complete package including drawings, completed application forms and by making the submission to the LPA on your behalf. LPA application fees are included, however, additional meetings &/or further works in negotiating with the LPA are not included and could incur additional charges.

Warranty

All annexes are covered by our comprehensive 10 year warranty against defective materials and workmanship in relation to the structure. All remaining elements of the package are covered by the manufacturer’s warranties, a full list with details will be provided in the handover documentation issued upon completion.

In addition to the standard 10 year warranty we offer the option to extend your warranty to 25 years by joining our Inspection Service programme which includes a full survey of the structure every two years with a report detailing any maintenance advice or requirements. Full details of this programme are available upon request.

After Sales Information

As part of the contract our service team will attend site to carry out a full service including a full inspection of the structure, washing down external timber work, cleaning out and re-aligning rainwater guttering, easing and adjusting doors and windows, servicing locks and hinges, inspecting the roof, etc. along with issuing a comprehensive report on the condition of your annex. This service will take place within 12 months of the completion of your annex.

Upon completion of your annex we will issue a comprehensive handover package which will include warranty details, service/maintenance requirements and service/inspection logs along with contact details for all elements of the installation should you need to contact anyone in the unlikely event of a problem.

What happens next?

Let us know how you wish to proceed and we arrange for a representative to visit you to go through the specification in detail and discuss any options or additions you may require. Our representative will have a range of samples in order that you can confirm which style of kitchen you would like along with your colour choices for decoration of the annexe, worktops, doors and floor finishes.

In order to get the planning process started, our representative will require a payment of £1,800.00, this can be made by cheque or by bank transfer, and this payment is non-refundable. We will apply for a Certificate of Lawful Use (CLU) or where necessary apply for full Planning Permission, this usually takes about 8 weeks from submission.

Following your meeting with our representative, a contract detailing all your requirements will be sent to you for signing, the contract will be subject to receiving a CLU or full Planning Approval.

Upon receipt of the CLU or Planning Approval we will schedule your annexe for production and agree a delivery date with you, at this point we will require the 30% deposit payment. Delivery is usually 6-8 weeks from receipt of the payment unless otherwise agreed.
