Recent & Current Developments

RETAIL & RESIDENTIAL GROWTH

1. STATION PARK GREEN Essex Property Trust’s $300-million, 12-acre transit-oriented, multi-use development at 1700 South Delaware

will include 599 resi-dential units, 60,000 square feet of retail space, 10,000 square feet of office space, and two acres of parks and open space. Expected completion is Q1 2018.

2. 400 / 450 CONCAR This 278,000 square foot Class A office development by Hines, located at the corner of Delaware and Con-

car, was delivered in Q4 2016, and has been 70% leased to Medallia, a Palo Alto-based software company which is relocating its corporate headquarters here.

3. BAY MEADOWS STATION This 820,000 square foot project is the largest new development on the San Francisco Peninsula. When

completed, the project will include eight residential developments totaling 1,116 units (five of the existing for-sale projects are already sold out), 41,000 square feet of retail, 763,000 square feet of Class A office space and 18 acres of open space. Wilson Meany and Stockbridge Capital are con-structing the office por-tion. Station 4, which is 100% leased to Survey Monkey, was delivered in 4Q 2016, while Station 3, preleased to OpenText, is currently under construction. Station 1 and 2 are not yet under construction.

4. 2090 S. DELAWARE STREET Wood Partners completed this 111-unit apartment complex in 2014. This $43.7 million transit-oriented devel-

opment was designed to capitalize on the site’s nearby access to Caltrain and the growth of high technology firms in the San Mateo area.

5. 2000 DELAWARE & DELAWARE PACIFIC Westlake Urban, Palo Alto Partners and MidPen Housing Corporation delivered 120 units of workforce

housing in 2015. These two projects were specifically designed to provide moderate-income housing for local teachers, firefighters, police officers and city em-ployees in an effort to maintain a multifaceted com-munity.

6. HILLDALE SHOPPING CENTER The Bohannon Company is currently working on a massive transformation of its Hillsdale Shopping Center

in an effort to update the aging property with enhanced walkability centered around a large landscaped plaza. The initial groundbreaking on 290,000 square feet took place in May 2017 and included demolition of the the Sears store on 31st Avenue and El Camino Real. In its place will be a the new outdoor plaza sur-rounded by new boutique shops, restaurants and a contemporary bowling alley, luxury cinema, a bocce court. Expected completion is mid 2018.

7. ESSEX AT CENTRAL PARK Essex Property Trust has submitted plans for a 117-unit residential project with ground floor retail located

across from San Mateo’s Central Park. This project would complement the city’s efforts to bette integrate the park into the downtown retail core.
