Realtors See Shift In Consumer Confidence

by Holly ShanksThe housing market is experiencing

an upswing and realtors are cautiously optimistic about this year’s outlook.

During the recent economic downturn home values and sales plummeted, leaving mortgages underwater and people unwilling to purchase or sell in a risky economy. Currently, realtors are seeing a shift in consumer’s confidence and believe the market may finally have hit bottom — with no place left to go but up.

From Jan. 1 to March 5, 2012, there were 133 closed sales in the Webster-Kirkwood area. During that same period in 2013, there were 170 closed sales — an increase of more than 25 percent.

Donna Zerega is the president of the St. Louis Association of Realtors. She is seeing only about four months worth of inventory left in most places, and competition is starting to heat up. Multiple offers on properties are leading to bidding wars between buyers.

“People are bidding over list prices and are in competition with numerous others,” Zerega said. “We have not seen a whole lot of that over the last few years.”

Zerega sees pent-up demand as a factor in the up-turn. She has a number of clients who have been waiting on the sidelines up to six years, but they are now coming into the market in earnest. She said first

time buyers are feeling confident that the low point in housing prices has been reached, and that now is a good time to jump in before interest rates and prices begin to rise.

Interest rates are hovering around 3.5 percent, and buyers are concerned that rates will increase later this year.

However, realtors are reluctant to forecast what might happen later in the year, even with the current good news about the housing market. How long this will last and what variables will play into the market later on remains to be seen.

The biggest problem confronting realtors is a shortage of inventory. Sellers are holding off putting their homes on the market, leading to a classic economic scenario of supply and demand. There are currently too few houses on the market to supply

buyers looking to purchase a home. Susan Schiff, a realtor with

REMAX Results, serves the Webster Groves, Kirkwood and Glendale areas. She has seen many markets as a 34-year veteran realtor.

“Things are turning around and the 2013 market is making healthy gains,” Schiff said. “In fact, it is on fire and the wick has been lit.”

Realtors agree that current interest rates remain attractive, but that they may not last. A fear of rising interest rates is contributing to frenzied buying.

Local offices are seeing some of the strongest sales in almost a decade and with the number of contracts pending sales could increase substantially this year. Recent data reflects the number of contracts written to be reminiscent of healthier economic times — and it is not being influenced by tax credits.

According to data, 2013 home sales from January to the first of March in the Webster-Kirkwood areas are up considerably over the same period last year.

Realtors say that if inventory continues to stay low, prices will start to inch up. Tighter underwriting standards are expected to prevent run-a-way price inflation — better known as pricing bubbles.

Many people who lost their homes in foreclosures, and others who were able to get out of mortgages, are now entering the rental market. The result has been higher rental costs.

“With interest rates as low as they are and rents going up, it makes sense to buy if they can qualify,” Schiff said.

The tightening up of loan procedures have not stopped qualified mortgage seekers from being able to obtain a loan.

“Things are looking very good for buyers and sellers in 2013,” Schiff said. “Better than they have been for years.”

Primary mortgage insurance, or PMI, protects lenders in the event that borrowers default on their primary mortgage by ceasing to make payments, resulting in homes ending up in foreclosure. But all borrowers do not have to pay PMI.

Typically, home buyers must make a 20 percent down payment on

a home when they buy it. However, some borrowers are unable to put down 20 percent. In such instances, the lender will require they pay PMI. This is because the lender views a borrower who cannot make an initial 20 percent down payment as a riskier investment, and lenders charge PMI in an effort to protect themselves

should the borrower prove worthy of their skepticism.

PMI will be factored into the monthly mortgage payment, but borrowers should know they do not have to continue paying PMI once they have paid enough toward the principal amount of the loan.

For most, this means once they

have paid 20 percent of the principal, then they can ask that the monthly PMI payment be removed.

Many borrowers are unaware of this or even forget to ask, but it’s within their rights as borrowers and can save a substantial amount of money over the course of the mortgage loan.

For those who have tried to sell a home are likely familiar with the phrase “curb appeal.” Improving curb appeal involves dressing a home up in the hopes it makes a strong first impression on prospective buy-ers, many of whom will have a strong opinion about the property before they even get out of their cars.

A home with strong curb appeal can entice buyers who are likely to believe that a home with a well-maintained exterior is likely to have an equally im-pressive interior. Homeowners who want the process of selling their home to go smoothly can improve the property’s curb appeal in a number of ways, many of which don’t necessitate a substantial home improve-ment budget.

• Clean up. The most effective way to improve curb appeal is to clean up the property. Many homeown-ers are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property.

Make sure all hedges are trimmed and remove weeds, sticks and other debris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer’s eye.

• Get an “edge” on other sellers. Edging is another easy and effective way to improve curb appeal. Edge driveways, sidewalks and other walkways around the property, removing or trimming anything that is hanging over the driveway or walkways.

If the boundary between the driveway and lawn is not distinct, consider installing edging materials such as stone or bricks. The edging can be level with the driveway or elevated, but keep in mind that el-evated driveway edging can protect the lawn, pre-venting kids from riding their bicycles onto the lawn

or cars from driving onto it. Adding edging is not a very difficult do-it-yourself project.

• Take to the trees. Many homeowners grow accus-tomed to overgrown trees around their property and may not notice that low-hanging, unsightly branches are hiding the home from view. Buyers want to see the house, so take to the trees and trim any branches that hang too low or obscure the home.

• Clean the gutters. Leaves and sticks hanging from the gutters are a red flag to buyers, who tend to associate clogged gutters with roof damage. Clean the gutters thoroughly before putting the home up for sale and keep them clean throughout the selling process. If the property includes lots of trees, install guards to keep twigs and leaves out of the gutters.

• Make the home accessible through the front door. Many homeowners enter their home through a side door or through their garage. Keep in mind that prospective buyers will be entering through the front door, so make this area accessible. Clear any clutter, such as overgrown hedges, away from the front door,

and consider upgrading the door handle to a more modern feature. In addition, make sure the lock on the front door doesn’t stick, forcing the realtor and buyers to immediately struggle before entering the home. Sellers want buyers and their real estate agents to get in and out of the home as smoothly as possible.

• Make sure all plants, including flowers, are living. Dehydrated or dead plants and flowers are eyesores, and they will give the impression that the homeowner didn’t pay much attention to the prop-erty. Replant new flowers or plants or just use potted plants instead. When purchasing new plants, choose low-maintenance varieties that appeal to buyers who want good vibrant plants but might not want to put in much work into the garden.

When selling a home, homeowners can employ a number of tactics to improve their home’s curb ap-peal.

like moving into a new house. Just imagine moving into a house which is the only one of its kind in the United States.

Later this month, David and Thuy Smith and the couple’s family will have that experience when they move into their “Active House” at 215 Gray Ave. in Webster Groves.

Custom green homebuilder Hibbs Homes and Verdatek Solutions, a construction firm specializing in green homes, built the Webster Groves Active House.

“The Active House Program is European-driven,” said Matt Belcher of Verdatek Solutions. “The program developed a standard for high-performance homes and wanted to build a series of prototypes to prove their standard.

“They built several in Europe, but they wanted one in America,” Belcher said. “They approached us about building in the States and we said while we wanted to do it, we really wanted to do it in St. Louis since we are from here, and it seems like the coasts end up with projects like this.”

Once the Active House Alliance found out about the “interesting” St. Louis climate, with cooling half the year and heating half the year, they agreed that this location was the place for the prototype.

Before the project could begin, an architect was needed so Belcher and Kim Hibbs contacted Jeff Day, who had built an addition for the Smiths in their Brentwood home.

Ironically, the Smiths had approached Day about building a home in Webster Groves to accommodate their growing family.

“Jeff had done architectural work for David before, and when David approached him about building a home in Webster Groves, he said, ‘Boy, do I have the home for you!’” Belcher said.

One of items which contribute to the house being a high-performance home is getting the “thermal envelope” – the shell of the house – as tight as possible, Hibbs explained.

“We have solar panels in the house and a solar thermal water heating system where we use the sun to heat the water used throughout the house,” he said. “The house has 11 skylights which are used as energy sources as well, and a 98 percent efficient furnace to help heat and cool the house.”

This will be a “net zero” home. Throughout the course of the year, it will produce as much energy as it consumes, Hibbs said.

“Everything is built above code,” Belcher said. “We’re using the daylight-to-energy technology and that’s something that’s just starting to work its way into the codes for commercial buildings. It’s not even being applied to residential, so it was cool to be doing that.”

For the first year the Smiths are living in the house, the University of

Missouri’s Midwest Energy Efficiency Research Consortium will monitor it. It will be one of the first times that statistics will document the benefits of green building.

Being located in the historic Old Webster District meant that the house had to blend with the character and charm of the surrounding, century-old homes. This meant that energy collection could not dictate the aesthetics of the home, rather that the energy efficiency had to fit into the construction of the home.

Thuy Smith looks forward to her family settling in the home and loves that the house fits the neighborhood.

“They did a phenomenal job to get it right,” she said. “So many people have come to me and said they didn’t think it would look like that. I love the lighting, the big open porch that totally fits the neighborhood, the hardwood floors that look original, and the detached garage in the back.

“I have a six-year-old, and as a mom, you want your children to grow up in a healthy environment, and that’s a gift,” she said. “It feels so good going in and knowing your furnace and everything is working together for clean energy.”

entertainment gear, heating/cooling systems, and even blinds could be hooked up to a master control system.

• Thanks to an increasing num-ber of people working from home, the presence of a dedicated home office is a given in newer homes.

• Home storage solutions will also be a vital component of new homes. Builders will create clever solutions for mixing storage into more compact spaces.

• With aging Baby Boomers com-prising a larger segment of home buyers, expect to see more one-level homes, or at least homes where there is a master suite and the majority of

the living space on the first level.Part of what is driving this trend is

the cost of homes in relation to space and the increased interest in environ-mental conservation. Smaller, more efficient homes require less in terms of heating and cooling energy. They need less furniture, and new materi-als made from sustainable products help further fuel green initiatives in the building industry. Energy efficient homes are a main priority for buyers.

Although the homes may be small-er, they will not be miniscule. And home buyers can expect a host of ame-nities that will make the smaller size of homes barely perceptible.

There is more to consider when buy-ing or selling a home besides the basic structure.

Items in the home, such as furniture or appliances, can be bargaining points for the buyer and the seller. These “ex-tra incentives” may give sellers some leverage on the asking price or closing date just by agreeing to leave custom curtains behind with the new buyers.

“A good rule to remember is that if an item is attached to the home, it should stay with the property,” ex-plained Jim Dohr, president of Cold-well Banker Gundaker. “But this isn’t a hard and fast rule. Both buyers and sellers should agree about the removal and addition of items before the sale is final.”

Here are some guidelines to consid-er when choosing what goes and what stays:

Going, going, gone. Pack up all those personal belongings like furni-ture, rugs, paintings, pianos and lawn equipment unless, before the comple-tion of the sale, they were designated to stay with the new buyers.

It stays in the picture. Most house-hold appliances are “built” into the home and should be included in the sale price. This includes, but is not limited to, the refrigerator, range, dishwasher and washer and dryer. Exceptions, once again, should be dis-cussed between the parties before the contract is finalized.

It all depends. Curtains, chande-liers and small appliances are items the buyers and sellers may want to discuss as part of the sale. The cur-rent owner should search each room prior to closing and make a list of ob-jects they would be willing to sell or include in the contract. Buyers should do the same. The important thing to remember is that neither party should assume anything.

Today’s Buyers Are Looking For Less, Not More Space In A Home

Bathrooms may be smaller, but spa-style bathrooms are expected to be on the rise.

From the early 1990s to the begin-ning of this century, “bigger is bet-ter” certainly was the mantra of the home-building industry.

All across North America buyers could browse among home develop-ments boasting homes of 3,000-square feet or larger and multiple bedrooms and bathrooms. But according to new data, home buyers are seeking less space today but more in green ame-nities.

Research by the Canadian Home Builders’ Association has found that many people now desire smaller homes with multi-purpose rooms and energy saving features. They’re not ready to trade in their two- and three-car garages just yet, though. Plus, a survey of International Fur-nishings and Design Association members forecasts that McMansions will become a thing of the past and more emphasis will be placed on smaller, more eco-friendly homes. Family rooms will grow larger, as will kitchens. Other rooms in the home will disappear, including the living room.

Many homeowners and poten-tial home buyers realize that with girth comes a cost. In today’s fragile economy, the ability to cash in on the dream of homeownership may come at the compromise of a smaller, bet-ter-planned home.

According to Tim Bailey, the man-ager of Avid Canada, a research and consulting firm for the building in-dustry, “While many consumers are willing to forgo space, they are not equating this with having to forfeit functionality. Design creativity is requisite to adapt to this changing preference.”

Here are some things a potential home buyer will and will not find in newer homes moving forward:

• The dining room is becoming extinct, with larger, eat-in-kitchen/entertaining spaces the norm. The kitchen will be the main room of the home and be renamed the “kitchen lounge.”

• Separate rooms are evolving into spaces that serve many different purposes.

• Although the sizes of bathrooms may be scaled back, the amenities will not. Spa-style bathrooms with luxurious products, high-tech fea-tures and televisions will be on the rise.

• The master bedroom suite may not shrink in size, but it could be combined to form a home office and exercise space.

• Expect to see more high-tech of-ferings, such as voice- or motion-acti-vation devices in the home. Lighting,
