RE/MAX 1ST Choice would like to congratulate Perry A. Caruso, winner of a 2018 Professional Excellence in Real Estate Award. Perry has been a licensed Rhode Island Real Estate agent

since 1986. He learned at a very young age, working alongside his father, Peter Caruso, owner and operator of Caruso’s Fruit Stand in Cranston, how to work with the public and how to treat customers with the utmost care and respect. Perry realized early on that his customers are the most valuable asset to his business, and this is reflected in how he does business and has been a key contributor to his success. He generously shares that success by donating a portion of all commissions to the Children’s Miracle Network.

After graduating from Cranston High School East in 1977, he went on to own several successful retail businesses before settling into Real Estate. The past 33 years in the business have given Perry invaluable experience helping thousands of home buyers and sellers achieve their Real Estate goals.

Perry is a member of the RE/MAX Hall of Fame, the National Association of Realtors®, the Rhode Island Association of Realtors®, and the Greater Providence Board of Realtors®. He is an Accredited Buyer’s Representative (ABR), a Certified Buyer Representative (CBR), and a Seniors Real Estate Specialist (SRES).

Perry understands that buying/selling a home is no simple matter and that it involves complex financial and personal decisions. He provides the expertise and personalized attention you expect and deserve. Perry knows that a home is a reflection of your lifestyle, values and memories. Many of the home buyers and sellers that have worked with Perry are now lifelong friends because of his commitment and dedication and he receives numerous referrals as a result.

Perry is a loving husband of 30 years to his childhood sweetheart Mona and a father of two wonderful daughters, Lexi and Mia. Perry enjoys gardening and spending time at Bonnet Shores Beach Club during the summer and with family and friends throughout the year.

Perry makes himself readily available to his clients and can be reached by cell or email at anytime.

RHODE ISLAND MONTHLY l APRIL 2019 71 RHODE ISLAND MONTHLY l APRIL 2019 71

Whether you’re on your fifth home or you’re a first-time buyer, we all could use a guiding hand when it comes to navigating the real estate world. That’s why we’ve turned to some of the best in the local biz and asked them to share a few insider’s tips.*

SPECIAL PROMOTIONS

FOR HIGH-END BUYERS“Pick the right location. You can tear the house down and start over, but you cannot move the land.” —Ryan Antrop, Residential Properties Ltd.

“For clients making such a substantial investment, it’s important to work with a realtor with experience. Many homes in the higher echelon of the market-place often go unlisted for privacy purposes. So, it is extremely important to work with an agent who deals in the high-end frequently and knows the inventory in the area where the buyer is looking to purchase.” —Bridgette Soby, Mott and Chace Sotheby’s International Realty

“High-end buyers shop lifestyle, location and ame-nities. As such, they should engage the services of a reputable buyer’s agent who has a personal network of buyers/sellers living within the desired area, and who understands the lifestyle needs of this buyer. The agent should be able to skillfully and strategically negotiate price and terms on behalf of the buyer and educate them on which amenities desired will and will not serve them best in resale.” —Lisa Pagano, Albert Realtors

“High-end buyers need to be aware of pricing and the comparable sales locally. Often, higher end homes can be over priced due to the lack of com-petition and recent sale. Also, make sure you work with an agent familiar with new, higher end luxury features like security and automation systems, central music and theater systems and green-home technology.” —David Boisvert, Keller Williams Leading Edge

“In our market, affluent buyers are always in the driver’s seat. While most homes have been blessed with a seller’s market in the past few cycles, homes priced at $1 million or more have a much shallower buyer pool. Less competition always means more negotiation power.” —Robert Rutley, Mott and Chace Sotheby’s International Realty

FOR FIXER-UPPERS“The best advice is to buy a house with good bones! If you have a good foundation, making any changes or additions will be much easier.” —Jeanie Gorrie, HomeSmart Professionals Real Estate

“Purchase a cookie-cutter floor plan. These are much easier to sell once the house has been rehabbed.” —Ryan Antrop, Residential Properties Ltd.

“Knowing your costs prior to closing will either make it a success or a flop. Be sure to have the homes inspected by all types of inspectors to know what you’re getting yourself into prior to closing the deal.” —Bridgette Soby, Mott and Chace Sotheby’s International Realty

“Folks considering buying a fixer-upper should hire a buyer’s agent who is familiar with the desired neighborhood in order to secure a highly com-petitive purchase price and to be able to provide the buyer with an after-reno value of the home. This will ensure that the buyers do not overpay or ‘over-improve’ the home for the neighborhood when considering resale. A good realtor with experience in fixers should be able to provide a list of reputable contractors and/or subs. The buyer should be prepared for the expense, the typical inconveniences and the complexities of home renovation projects.” —Lisa Pagano, Albert Realtors

“Just because the home is a fixer-upper, it doesn’t necessarily mean that you have to offer substan-tially lower than the asking price. Every case is different, but if the listing agent is a professional, they’ve likely already factored in those necessary improvements when they priced the property originally. The cost of the improvements doesn’t always need to come off of the asking price if the house was priced correctly to begin with.” —Nick Slocum, Slocum Realty

FOR EVERY HOMEBUYER“Real estate transactions are highly complex, requir-ing the services of many professionals who will protect a real estate investment. Certainly, the value of real estate will experience ups and downs, but overall, over time, it has proven to be a solid, profitable, long-term investment. As such, it is always best for buyers and sellers to hire a qualified, dependable realtor to help navigate the process of buying or selling a home. There are many nuances in a typical transaction: sales negotiations, financing, home inspections, title searches, legal issues, home staging, marketing a property, new technologies and more. By enlisting a realtor, you are protecting yourself throughout the transaction as well as your overall investment.” —Lisa Pagano, Albert Realtors

“Work with a realtor who you connect with. Real Estate is a financial investment and trust and experience with your realtor speaks volumes.” —Jeanie Gorrie, HomeSmart Professionals Real Estate

“One, always have a buyer’s agent. The listing agent does not work for you or care about your outcomes. Two, know that the value of property will always rise. It may seem like a rollercoaster, but it’s the best investment that you can make. Home owner-ship is the great equalizer in every income bracket — it always builds wealth.” —Robert Rutley, Mott and Chace Sotheby’s International Realty

“Work with an agent who you can trust with expe-rience and a track record of success. We all have a friend or family member in the business, but if they’re not trained properly, it could cost you thou-sands.” —Nick Slocum, Slocum Realty

“Real estate is the best investment around when caution and due diligence are used.” —David Boisvert, Keller Williams Leading Edge
