Your Identity In order to protect against mortgage fraud, the lender or their lawyer will require picture identification to ensure you are the individual you represent yourself to be. In addition, you may be asked questions regarding your credit history to verify information on record at the credit bureaus. Your Income The lender will measure your income level against the amount of the mortgage payments, property taxes and condo feeds, to decide whether you can comfortably afford a home. Your lender will compare your current housing expenses to the expense you’ll have if you buy a home. The smaller the increase, the stronger your application looks. Usually a guideline of 30% of your pre-tax income is used to determine your maximum payment level. Your Debts The lender will look at your debts, including your anticipated house payment, as well as all loans, credit cards, child support and any other payments that you make each month. The ratio of the payments on these debts to your gross monthly income results in a total debt service ratio. The generally accepted total ‘debt service ratio’ for all housing and other obligations is 40% of your pre-tax income. Your Employment History Mortgage lenders are more likely to lend money readily to people who have a history of steady employment. You will need to provide a letter or pay stub from your employer and the lender may further verify your employment by contacting your employer. If you’re self- employed or have been at your job less than two years, they may ask for other documentation, such as business financial statements or federal income tax returns. Your Credit History Good credit is very important in qualifying for a loan. A mortgage lender will look at your credit record to see how well you’ve paid your loans and other debts in the past. When a landlord sells a home, there can be conflicts with the tenant. Knowing the rules can help avoid trouble.

When a landlord puts a home or condo up for sale it can often lead to conflicts with tenants. The landlord, naturally wants to show as many people through the property as possible, while the tenants may be annoyed with the inconvenience. Each party has rights and it pays to know what they are.

Here are the basic rules:• Landlords can sell their home at any time.• If the tenant has a lease, they cannot be evicted before the end of their term.• If the lease is over, it automatically becomes a monthly tenancy. The

tenant must be given 60 days’ notice to vacate, provided that a buyer has already unconditionally agreed to buy the home.

• Tenants must allow buyers to look at the unit, as long as there is 24 hours’ advance written notice and the showing takes place between 8 a.m. to 8 p.m. Pets have to be kept out of the way and while tenants can be there during showings, they don’t have to be.

Some tenants believe the landlord cannot show the home if they still have a lease. Wrong. On the other hand, a buyer must still respect the terms of the lease. But when the lease expires, the new owner can provide a 60 days’ notice based on the fact they need the home for themselves or their family.

If a tenant refuses to let buyers in to see the unit after being given proper notice, the landlord can start eviction proceedings. The landlord could also potentially claim damages if the tenant’s actions prevent the landlord from selling the home in a timely manner.

Landlords cannot trick tenants into leaving either, pretending to move in so the tenant vacates and then immediately fixing the place up and selling it. The tenant can sue if this occurs. This can include a claim for the tenant’s moving costs and higher rent paid elsewhere. The Ontario Landlord and Tenant Board may also add additional fines for breaking the law.If you are planning to sell your home, my advice is to approach your tenant first and work out a plan that accommodates everyone. That way the tenant can protect their valuables and keep pets out of the way and the landlord can let buyers see the home on a timely basis. As an example, only agree to showings from 4 to 6 pm each day.Some landlords help their tenants find another place to live before putting the home up for sale. This is also an excellent solution. It takes away the stress of eviction and the landlord then gets to later fix up their home and make it more presentable to a wider range of potential buyers.When landlords and tenants understand the rules and co-operate when a home is being sold, everyone wins.

(NC) Move over kitchens and bathrooms, homeowners are focusing on a new part of the home: the garage. No longer just a place to park the car and lawn equipment, today’s garages are getting bigger and better. Here are a few quick and easy projects to create a useful and organized garage.

Make a grand entrance. While your garage may be a mess inside, begin your update with a good exterior impression. Adding a coat of paint to the main garage doors can make a dramatic update. And don’t stop there. Jazz up metal side-entrance doors with a more vibrant shade. Empty and organize. Now that your garage islooking great from the outside, it’s time to tackle the inside. Start by pulling everything out into the driveway, organizing the contents into groups: lawn and garden; tools and hardware; toys, games and bikes; and for items you no longer want or need – garage sale. While the space is empty, give it a good cleaning from top to bottom.

Create a workstation. No matter what your hobbies or interests, you’ll likely need a space to do work. Assess how much room you can allocate and then create a station to accomplish tasks easily. Old metal tool cabinets are an excellent way to create an inexpensive DIY workbench.
