The key point coming out of Wednesday’s Illawarra Property Council Outlook Luncheon (MMJ being a major sponsor of the event), was that the region well and truly has its ‘Mojo’ back and is open for business.MMJ’s, Commerical Leasing Director and Presenter at the Luncheon, Michael Croghan said “In my view, the Illawarra has held its own with total occupancy of office space not moving forward nor back. Whilst the PCA statistics reflect an increase in vacancy a number of key leasing deals have been completed very recently (yet to flow into the statistics) as well as outside the CBD (again not included).”In terms of the Commercial & Investment markets it was noted that demand has increased for good quality assets. “The ‘Positive Spread’ between return on investment versus 100% borrowing is one of the reasons commercial investment has been, and will remain, strong.”In terms of what the next 12 months will hold, Mr. Croghan says that “we are likely to see foreign investment continue to increase with significant regional investment also providing a positive catalyst”. These figures were further supported with a rise in dwelling approvals from 1,479 in the Illawarra District at September 2012 to 2325 in September 2014 which is a similar trend being experienced nationwide.

First Home Buyer Figures Understated The Australia Bureau of Statistics (ABS) have released revised First Home Buyer (FHB) figures after an investigation into the accuracy of estimates of loans to first home buyers.The figures released in November 2014 had put the number of FHB loan commitments at 6,061 but the revised figures now put the number of commitments at 7,627, an increase of 25.8%“Initially we thought the fall-off in first home buyer loans over the last two years was due to reduced affordability arising from changes in grants, rising house prices, increased investment housing loan activity and general economic conditions,” Ms Hodges said in a statement.“However, subsequent analysis and follow-up with lenders has confirmed that the drop was partly due to under-reporting by some lenders.” said Ms Hodges.The ABS is now working with the Australian Prudential Regulation Authority which collects the first home buyer loan data for the ABS to ensure all loans to first home buyers are recorded in the future, regardless of whether they receive a first home owner grant or not. In the meantime, the ABS will adjust first home buyer data for this under-reporting using estimates based on data provided by lenders that reported correctly.Although the ABS has released revised figures for November 2014 it could well be that the figures released for FHB’s over the past two years has been significantly understated.The First Home Owner Grant scheme in New South Wales provides a grant of $15,000 and only applies to eligible first home owners who purchase a new home or build their home. This grant will reduce to $10,000 on 1 January 2016.

sighted about entering into loans and other financial arrangements with their partners.“Standing guarantor for a partner’s loan means you are responsible for the repayment if they default,” said Fair Trading Commissioner Rod Stowe.“If the borrower cannot pay back the loan, you may end up with a bad credit record and could even lose your home or other assets. “Being a guarantor does not give you many benefits. You don’t have any rights to anything bought with the loan and you won’t improve your credit record if the borrower does pay off the loan.Loans can also be taken out as ‘co-borrowers’ according to Mr Stowe, where both parties are equally responsible. In this situation if one partner walks away from the loan the other can be left responsible.“Seek independent financial and legal advice and don’t sign anything you’re not sure of. If you don’t understand something then seek further information. There are a number of free resources available online as well as a hotline concerned consumers can call.”Alexandra Kelly, Principal Solicitor at the Financial Legal Rights Centre said in most cases it is difficult to get out of loan contracts, however consumers should get independent legal advice.“There are a number of services which may be able to assist people in this situation. We have a factsheet available online or people can call the Credit & Debt hotline on 1800 007 007 to speak to a free financial counsellor or solicitor,” said Ms Kelly.Some important questions to ask before taking on any financial responsibility which is not solely yours:

• What financial responsibilities am I taking on? • What is the maximum amount I might have to repay? • What are the benefits for me (if any)? • What circumstances could stop the borrower from repaying the loan? • Are any of my personal or our joint assets put up as security?

Tony Abbott promises first home buyer reliefThe federal government has promised to make life easier for young buyers by making life harder for foreign investors.Prime Minister Tony Abbott has revealed that the government will announce details of reforms to foreign investment in residential real estate “in coming weeks”.“There does need to be better enforcement of the rules for foreign purchases of existing homes so that young people are not priced out of the market,” the prime minister said.“The government is currently considering the recommendations of the parliamentary committee inquiry led by Kelly O’Dwyer MP regarding foreign investment in residential real estate.”Mr Abbott said the rules on foreign investment were never legally enforced by the previous Labor government.It comes after the prime minister announced increased scrutiny of foreign purchases of agricultural land.“To improve the scrutiny of foreign purchases of agricultural land, the government will reduce the screening threshold from $252 million to $15 million from 1 March 2015,” Mr Abbott said.“The government will also establish a foreign ownership register of agricultural land to strengthen reporting requirements and provide a clear picture of foreign investment in Australia’s agricultural sector.”Source: REB Online
