The Junior High School includes several classrooms, a gymnasium, a library, a computer room, a home economics room , science room and CTS Lab. The school was extensively modernized in 1993,1998 and 2006. The 2008 student enrollment - 365 children.
General Summary:
Structural Summary:The foundations consist of cast-in-place concrete piles, concrete grade beams and spread footings. The original building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The second floor has a reinforced cast in place concrete and a OWSF assembly supported by reinforced concrete masonry walls. The roof comprises of a wood roof deck with steel structure supported by exterior & interior structural masonry walls. Overall the structural elements are in acceptable condition
Envelope Summary:The exterior cladding consists predominantly of brick with pre-finished metal siding located above windows,entrances and on the upper portion of the second floor. The parapets at the roof level comprise of painted masonry block walls. The exterior soffit at the main entrance has a painted textured finish. The exterior window units are aluminum frame with fixed and operable awning type units. The majority of the exterior doors are painted metal doors with metal frames. The school has a modified bituminous membrane roof assembly (SBS), replaced in 2005. Overall, the envelope of the building is in acceptable condition.
Interior Summary:VAT & VCT flooring is located throughout the corridors and in classroom areas. The music room, CTS lab, general office area and staff room have a carpet floor finish. The gymnasium & stage have a hardwood floor finish. The majority of the utility areas and mechanical rooms have a paint finish on the concrete slab. The washrooms & change rooms a ceramic tile floor finish. The main floor washrooms have an epoxy floor finish. The majority of the interior walls are painted concrete block walls and gypsum board walls. The administration area and library have interior windows. The majority of the school has a suspended 2'x2' acoustical tile ceiling. The structure is painted and exposed in the gymnasium. Lockers are located throughout the hallways and in the change rooms. Overall, the interior finishes are in acceptable condition. Recommendations: -Repaint concrete floors in the mechanical rooms -Replace ceiling tiles in the washrooms and stairwells -Replace the portable furnaces (2 units) - Portable 161 &162 -Provide an elevator to access the second floor and a lift to access the gym stage level. -Provided power operators for barrier free access at the north & east entrances -Provide a barrier free parking space, provide signage and curb cuts to the main entrance

MECHANICAL SUMMARY (September 2008) Primary building space heating is provided by natural gas fired heating equipment including five packaged rooftop HVAC units with integral gas burners and heat exchangers (RTU1, RTU2, RTU3, RTU4, and RTU5). In addition, a gas fired hot water boiler provides hot water for heating terminal units which are used in limited areas (convectors, finned tube radiation cabinets and a unit heater). The packaged HVAC units are part of mixed air systems providing a mixture of return air and fresh air to the conditioned spaces. The fresh air supplied to the building by the packaged HVAC units is balanced by the exhaust air flow from the HVAC units and from ten exhaust fans (sanitary and local exhaust fans). The packaged rooftop HVAC units serving the classroom areas (RTU1, RTU2 and RTU3) are equipped with direct expansion type cooling systems. The packaged rooftop HVAC unit serving the gymnasium (RTU4) is equipped for heating only, as is the packaged rooftop HVAC unit serving the CTS area (RTU5). Electric thermostats and controls operate the convectors and the unit heater, and a Honeywell boiler control system operates the hot water boiler. There is a building management and control system (BMCS) which provides control and monitoring functions for the packaged rooftop HVAC units. The Andover Controls BMCS includes an Andover model AC256M Plus panel and an Andover AC256S Plus panel. Washrooms in the building include a boy's washroom and a girl's washroom on each floor, a male staff washroom anda female staff washroom on each floor, a washroom in the infirmary, and a washroom in each of the boy's and girl's locker rooms. Washroom plumbing fixtures include toilets, lavatories, a wash fountain, and urinals. There are 21 toilets, 16 lavatories, one wash fountain, and nine urinals in the building. Other plumbing fixtures in the building include drinking fountains in the corridors (five), janitor service sinks (two), showers (three), vitreous china sinks in the science and preparation rooms (seven), and general purpose stainless steel sinks (11). Fire protection for the building includes a standpipe system feeding standard fire hose cabinets, and wall mounted fire extinguishers. Current mechanical system requirements include the replacement of various plumbing fixtures and the replacement ofthe obsolete Andover building management and control system (difficulties have been reported in obtaining replacement parts). Overall, the building mechanical equipment and systems are in acceptable condition.
Electrical Summary:The incoming hydro service to Sir John Thompson school is a 120/208V, 3-phase, 4-wire service. The main switchboard is rated 1200A, 120/208V with a 1200A moulded case main circuit breaker. Individual manual motor starters provide power for the mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures are typically T8 fixtures with electronic ballasts. The exit lighting in the building consists of metal units with LED lamps. The emergency lighting is fed from battery powered emergency lighting units. The exterior lighting consists mainly of surface mounted HPS fixtures. The building is equipped with a Simplex 4002 fire alarm system. Detection and end devices include, smoke and heat detectors, bells and pull stations. The various communications and security systems within the school include; a DSC Maxsys security system that monitors motion detectors and the exterior doors, a Nitsuko Telephone system and a Petcom 2200 P.A. system. A data network system and video surveillance system have been installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. Recommended replacements are as follows: - Replace aged motor starters - Replace emergency lighting battery packs and provide additional units to meet required emergency lighting levels - Replace aged incandescent exterior lighting fixtures - Replace fire alarm system with new addressable system - Replace program bell and P.A. systems Overall the electrical systems for Sir John Thompson school are in acceptable condition.

The fire alarm system is a single stage, zoned system with a Simplex 4002 panel. The control panel is located at the main entrance and has 16 zones, including 2 spare zones. The audible devices within the school are typically 10" dia. bells. Duct mounted smoke detection has been provided for the air handling equipment. The July 2007 fire alarm testing report indicated a damaged heat detector in the Boys locker room. The monitoring company reported that they received no fire signals.
The security system is a DSC Maxsys system model PC4020 with the main panel located in the main floor caretaker's room. Security system keypads are located at the main entrance and in the caretaker's room.
