St. Rita Elementary School is a K-6 school with current enrollment of approximately 157 students. The original 2360 m2 school was constructed in approximately 1981. No permanent additions or extensions have reportedly been constructed since original construction of the existingschool. The Student capacity is reported to be approximately 350 students. Two portable classrooms near the west entrance were being prepared for removal during the survey. Their removal fromsite has been confirmed and therefore they have not been included in the scope of this report.

General Summary:

Structural Summary:The original building construction includes cast in place reinforced concrete spread footings and grade beams, load-bearingmasonry perimeter and interior walls and piers and open webbed steel joists supporting metal roof decks. The mechanical mezzanine is of reinforced concrete suspended structural slab construction. The school structure is in good overall condition.

Envelope Summary:Exterior walls are primarily clad in masonry brick and/or 'big block' cement masonry unit (CMU) with factory finishedmetal siding near the roofline and upper portion of the Gymnasium walls. Exterior windows are original metal and glass pieces with fixed and vertical sliding single-pane glass in prefinishedaluminum frames. Exterior doors are single and double solid core wood and insulated hollow metal with and without single-pane orGeorgian wire vision glass. The doors are equipped with panic hardware and automated door closers. The roof assemblies consist of two-ply modified bitumen membrane (a.k.a. SBS) roofing with granular-surfaced capsheetand flashing. Parapet flashing and roof divider / expansion joints are protected by factory-finished metal coping andflashing. The roof assemblies were replaced in Summer 2006. The building envelope is generally in acceptable overall condition.

Interior Summary:Interior flooring consists of resilient vinyl sheet flooring in corridors and classrooms, meeting rooms etc.; ceramic tileflooring at entry vestibules, restrooms and change rooms; clear-finish hardwood in the gymnasium; and,carpetsthroughout the remainder of the school. Carpets exhibit wear with unraveling seams and wrinkling. Interior walls are a combination of painted CMU, painted gypsum and vinyl-papered demountable partitions. Ceramicwall tiles present around urinals and in shower stalls. Ceiling finishes include suspended acoustic tile, painted gypsum and open exposed roof structures. Interior doors are single swing-type hollow core wood with and without single-pane vision glass inserts and turn knobhandsets. Fire doors are single and double insulated hollow metal with panic hardware and automated door closers. Corridor firedoors have alarm activated magnetic door hold open devices. Classroom are equipped with whiteboards, chalkboards, tackboards and pull-down projector screens. The interior is generally in acceptable overall condition.

Mechanical Summary:The heating is provided by four Hydro Therm hot water boilers and perimeter radiation. Repairs may be required on oneof the boilers due to a strong smell of natural gas near Boilers 1 and 2. Two Trane Torrivent air handling units provide the ventilation to the school.

Two Bradford White hot water heaters provide the domestic hot water service. Overall, the mechanical systems are in acceptable condition.

Electrical Summary:Main electrical switchboard is Westinghouse 800 Amp, 120/208 Volt, 3 phase / 4 wire. The school is equipped with branch circuit panel boards throughout. An upgrade from T-12 to T-8 lighting is recommended. Emergency lighting is provided by integral battery packs withsome remote heads. LED style exit signage throughout. Fire security is provided by Edwards with an original annunciator panel. PA system has been upgraded but not replaced. It was reported to be functional. Vegetation distress around transformer illustrates coolant leakage has occurred and warrants further investigation. Overall, the electrical systems are in acceptable condition.

The majority of domestic hot, cold and recirculation piping is insulated. Possible asbestos-containing insulation on the pipeelbows and joints throughout the school.

Sanitary waste piping is cast iron. Soil vents are ABS plastic with spun aluminum flashing at the roof and are capped withmesh to prevent debris from clogging.

Piping system is cast iron.

Roof drains are equipped with ballast guards throughout entire roof. Parapets equipped with overflow scuppers.

Natural gas supply is orange-painted steel. Digital service meter has been upgraded circa 2002 and is located in mainelectrical room. Gas distribution piping to heating boilers and domestic hot water heaters.

St Rita School is located on the south side of Ranchview Drive NW, opposite the intersection with Ranchridge Road NW.Vehicle access to the site is by an asphalt roadway to the asphalt parking lot along the east side of the school. Asphalt and concrete walks provide pedestrian access between the school's entrances and the city sidewalk along thenorthern boundary.
