The Queen Elizabeth Junior / Senior High School is a 14,096 m2 facility located in the West Hillhurst communty ofnorth-west Calgary. The school is largely a two-stories in height with basement sections located in all builldings. Theschool was constructed in a series of stages - 1930 (original), 1946 (classroom addition), 1952 (largest section), 1963junior high gym) and 1968 (library / science). A major modernization took place in 1997, largely in the 1952 section of the school. All building componentsincorporated in the modernization are assumed to be a '6' rating. Most of the facility is constructed of cast in place foundations, slab on grade, floor slabs, columns / piers and roofstructure. The 1963 section is constrcuted using precast concrete tee wall and roof systems. Brick masonry veneerconstitutes the primary building cladding. Major exterior upgrades need to address window, door and roof????? replacement. Interior upgrades need to address flooring, stair, washrooms and doors / frames. The 1930 and 1946 sections of the school pose the greatest building condition and functional / circulation challenges.Coupled with the remote location and fair condition of the 1963 section, serious thought should be given to completelyreplacing these two sections of the school. Roof replacement to be confirmed. Otherwise the school and site are in good condition.
General Summary:
Structural Summary:The school's structure is comprised largely of cast in place foundations, slab on grade, floor slabs, columns / piers and roof. Wood framing comprises the remaining roof structure, coupled with some steel structure in the main gym. Concretemasonry is the primary interior load bearing system. The building's structure is in good condition. The 1963 section is constructed using precast concrete tee wall and roof systems.
Envelope Summary:Major building envelope upgrades need to address deteriorating brick mortar joints, concrete window sills, window anddoor replacement and roof replacement????
Interior Summary:Major interior upgrades need to replace terrazzoo and resilient flooring, doors and frames, washroom upgrades. Mostbarrier free issues were addressed during the 1997 modernization.
Mechanical Summary:Heating in the 1930 and 1952 sections is being provided with two new steam boilers.The existing piping system,perimeter radiation, unit heaters and fan coils are original.Heating in the 1968 section is being provide by the new steamboiler in th 1952 section and a new heat exchanger which supplies the existing hot water radiation.The existing heatingsystem with the excception of the new boilers is in marginal condition.The ventilation system consists of a new constantvolume air handling unit for the 1952 main floor and original unit ventilators for the second floor.The 1930 and 1968section of the school are equiped with seperate constant volume are handling units which are in marginal condition.Theremaining ventilation,heating and control systems which have not been renovated are past their life cycle and should be

considered for replacement.The 1930 and 1952 heating distribution systems require replacement as well the air handlingsystems in the 1930 and 1952 sections.The unit ventilators in the 1952 second floor also require replacement.A newcontrol system for the 1930,1952 and 1968 should also be considered.Washroom renovation are recommended for thesenoir boys and girls locker rooms as well as main floor and second floor washrooms in the 1952 and 1968 sections ofthe school.
Electrical Summary:The main switchboard is a 3000amp, 120/208volt, 3 phase, 4 wire system complete with a 3000amp CDP. Installation ofpower surge protection is recommended. Distribution panels are located throughout the school. Light Fixtures have T-8lamps with electronic ballasts. Emergency lighting was upgraded in 1999. Exterior lighing upgrade is recommended. In1999/2001 the Fire Alarm system was upgraded to include strobe. The school has a Silent Knight security panel and aCCTV Surveilllance system. The telephone system is by Nortel. Data Cabling is Category 5 & 5e with 4 outlets locatedin each classroom. The school is equiped with both Fiber Optic cable and Supernet. Overall the school is in acceptablecondition.
