LOCATION

Kelso is a popular and sought-after market town with a local population of around 6,300 people situated 43 miles south-east of Edinburgh and 18 miles to the east of Galashiels.

It lies at the meeting point of the Tweed and Teviot rivers and its notable features include Floors Castle, the Flemish style cobbled square and a 12th Century Abbey.

Bowmont Street is a main arterial route into the town leading off the Edinburgh Road and is only a short distance from The Square, the largest market square in Scotland. There are a number of local and national occupiers as well as numerous hotels, restaurants and cafes.

The area surrounding the property is residential in nature however there is a retail warehouse immediately adjacent currently occupied by a branch of The Original Factory Shop.

DESCRIPTION

The subjects comprise the former Kelso Baptist Church which is constructed of red sandstone and dates back to the 19th century. It occupies a rectangular shaped plot with residential properties on its south facing elevation and a commercial unit to its north.

Upon entering the property there are two rooms off to either side of the entrance corridor which leads through into the main congregation hall. Six large windows flood the hall with plenty of natural daylight. The flooring throughout these areas has recently been removed.

Externally, there is a path leading around the side of the church to the rear where there is a small area of ground and access to a coal store.

TOWN PLANNING

The current use of the property is as a church falling under class 10 of the Use Class Order (Scotland) 1997. We understand the church is not a listed building but it does border the Kelso conservation area.
